As anticipated, the first closings at the Argyle, the condo on 4th Avenue and 7th Street, have occurred. Last week, three closings were recorded in city records. Among them: Unit 6C sold for $491,790; according to the building’s amended condo declaration, it’s a 695-square-foot one-bedroom. The buyers went into contract last August. Meanwhile, unit 3J sold for $701,574. The 1,043-square-foot two-bedroom went into contract last March. Corcoran’s listings page for the 60-unit building shows that 11 of its condos are still on the market.

  1. Looks like we got our selves a little internet tussle between less 212 and hcra78. Not knowing either of them my money is on hcra78. less212 sounds like a whiner. Does your daddy own this building or something? I actually saw this building a few weeks back. Personally I would never consider buying there. Real dump.

Those of you that enter this web site and cannot just enjoy the information that is provided but instead must comment negatively on the majority of the buildings and apartments you see really sound like a bunch of ignorant a$$holes. You must be the Phil Drummonds of Brooklyn living in your nice high rise “Park Avenue” apartments, or maybe in this case brownstones. I didn’t even buy in this building but your constant whining and b!tching make reading content on this website unbearable. Can’t wait for your next informative building evaluation…..remember, when you go home and cut your self, its “down the road” not “across the street”….make it count!

  5. The What says that someday this war will end. Well these (soon to be literally monstrously)poor SOBs are front-line casualties. Do you see them? They are lying on the sand with their guts hanging out. They’re screaming pieces of meat. The rest of us can only just shake our heads and keep moving forward.

  6. That you would pay that much for these units is really beyond me. The building location is less than average to begin with. IMO, the value/price ratio sucks given the location and how long it will take before surroundings improve. We’re talking 4th Av. This is on the edge of Gowanus for Chris’ sake! There are much better places to invest money in, especially these days.
