  3. I think the Greenpoint price got confused with the current Mega-Millions. Worth half that. Apts & Lofts trying to pretend its like the old days when they were raking it in.

  4. I just wonder what anyone is smoking that they don’t see the beauty and grace in the Maple St. house.
    Obviously, buyers just don’t want to pay this much in PLG these days, so they may have to settle for less.
    Doesn’t mean it’s not a gorgeous place. Would have sold in a day for 1.4 before the crash.

  5. I have no idea what the Maple Street house will sell for, but to say that it is not worth more than what was paid for it in 2005 excluding the cost of the reno is silly. Houses in the Manor continue to sell, despite the downturn. Both houses recently listed on Rutland Road are in contract. I guess one man’s hell is another man’s heaven!

  6. This PLG house was bought at the wrong time and is being sold at the wrong time. The seller will never get what he asks. In the current market, this house is not worth more than what he paid for it, cost of renovation excluded.

  7. The Maple Street house has high-end, very expensive fixtures and finishings and new mechanicals and central air and heat. It would cost somebody a lot of money to replicate this renovation. Many homeowners in PLG do expensive renovations. It’s not a “flip” just because they renovated, how silly, and they’re not getting out of dodge. The owners love the neighborhood. There are so many reasons one can have to sell a house.
