Just thought I’d mention some recent Flatbush insanity – PPS 50s split level on the market for 1.2 million? Fugly as sin, at least the exterior photo. Who would pay 1.2 million to live in PPS for anything other than a Victorian home dripping in character? I would have thought a house like this would be $650k….
Midwood seems fairly priced, from what I saw of that market. Prospect Heights and Park Slope, a stretch but at least not without precedent. But Windsor Terrace folks must be smoking mad trees. It’s a cute house, very pretty, but small. I guess they are hoping someone falls in love.
Nomi… of course I exaggerate. But the schlock that many brokers throw out there as acceptable is a terrible thing. But it’s very reflective of the Brooklyn (and NYC) real estate market as a whole.
The “market” is still willing to pay absurd prices for mediocrity… and the sellers are willing to work with completely mediocre brokers. The latter is far easier to remedy and it’s shocking to me how many crappy realtors are still allowed to operate.
I’ve gone to plenty of open house for properties under a million, well under a million. I’ve also met many brokers who work hard and “earn” their commission.
Would most realtors even bother with open houses for properties under a million?! They can’t even be bothered to check the grammar and spelling of their websites… never mind sit around for a half-day wasting their “precious time.”
They have a commission to “earn” and they are going to do it with as little effort as humanly possible!! Economy be damned!

Oh, these are all very reasonable prices. The market has really taken a turn for the better, huh?! Oh man, I have to talk to my broker and see if I can make some of my assets liquid — I think I might have to make an offer on one of these beauties! I’ll offer 5% below ask for fun.
Me and my cats would be so happy. Great places to come home to after a long day at Deutsche Bank.
I’m going to tell my friends about these places too — that Windsor Terrace place looks perfect for a creative professional!
