The 14-unit new development at 225 Pacific Street in Cobble Hill hit the market at the end of October with prices ranging from $599,000 for a one-bedroom up to $1,500,000 for a top-floor three-bedroom with outdoor space. So far, six units have gone into contract and, interestingly, they were the six most expensive units in the building. None of the one-bedrooms and only one two-bedroom have sold. Anyone been inside?

  1. For the 2br at $799, part of the closing costs includes a fee for the 421 tax abatement – nearly 13k. The application fee with the city for an abatement on the building costs $100.00. Why a $13k fee is included in the closing costs is beyond me. It seems like an attempt on behalf of the seller to merely make some extra cash.

  2. They are a little delusional with those prices. 2-bdrm for $799k? My friend’s broker told him the closing costs were another $50K. Is that crazy? Since when does it cost so much to close on an apt??

  4. Ahem, Pete. I was interested in one of the two 3-bedrooms, but they were snappyd up quickly. I was planning to tear down the wall (“Mr. Gorbachev, tear DOWN this wall!”) between the 3rd bedroom and the living room/kitchen because the existing living room/kitchen was too small for what I’m looking for. (And, yes, STARGAZER, I personally have grown very tired of the same old unimaginative layout.)
