There’s still a For Sale sign up on the fence, but public records show that the vacant lot at 420 State Street in Boerum Hill sold back in December for $525,000. Perhaps of greater interest to those in the area is that fact that in recent months plans have been approved for a four-story, single-family house at the site. Anyone have any reason to believe this will be a high-end project? GMAP

  1. What an awful story.
Besides the couple and 1 of the neighbors killed, it seems the neighbor’s house had to be demolished because it was beyond repair.
It looks like a new house was built on the neighbor’s lot in 2006. (That would be the house to the right in the picture above.) They would appear to have an efflorescence problem.

  2. Didn’t really want to post this during normal hours…even after 10 years, some things still feel raw. But if anyone wants to read about the explosion:

Also, had to chuckle to myself about middle aged memory. The date of the tragedy was July 11, 2000. I moved in around June 27 or 28, but obvs it was my second week (not my second day) when this terrible accident occurred.

  3. I live directly behind 420 State and was there FOR the blast. I have to say it is amazing that no one else was hurt. I’m convinced that my son and partner were saved by an industrial shade hanging in my (at the time) toddler’s room. Our cat and two dogs were unharmed, but I still find glass from time to time stuck in odd places. It was quite freaky. Obviously I dread the idea of the constant noise and dust of construction, but I knew it would come sooner or later. A few weeks ago there was a lot of drilling, so I know they were up to something!

  4. For anyone interest, I see from the DOB site that the plan is to build a 3,200 sf building. At a $525,000 purchase price for the land and 3,200 sf build out, the purchase price is $164 per buidlable sf.

  5. “Lived on state street at the time and it sounded like hoyt-schermehorn station had exploded beneth me. Just terrible.”-
coulda been all the rice and beans you were eating then.

I don’t think someone spends 525K for a lot to build a single family fedders.
