When was I EVER talking about buying one of these?
I bashed the ridiculously priced 4-family at 399 Clinton asking $3 million. ^^^
And said that I’d rather buy a 2-family for under $2 million than over pay for a condo. I NEVER said I expected a fab, nice large, wide, triplex over rental, magazine-worthy house in a prime ‘hood for under $2 million.

Class 2-A can also be 2 residential rentals, one comm’l rental plus use of a portion of the bldg. by owner. There’s supposedly an annual 8% cap on r.e. tax increases on a 2-A.
My point is that the fab houses with the correct layout (not my words) – nice and large, wide, triplex over garden rental , all magazine worthy cost real dough…none of this under $2m or even low $2s.
for example – this on Union between Court/Smith was not listed that long and is in contract – asking $3.5m
