Closings began at 500 Fourth Avenue the first of June, and the building has also received approval for FHA financing, allowing residents to buy with only 3.5 percent down. The building will have a 24 hour doorman, a concierge, and, according to its marketing material, plenty of amenity space. The studio-, one-, two- and three-bedrooms range from $342,000 to $1,225,00, with units ranging in size from 539 to 1,456 square feet. The 3,000 square-foot duplex townhouse will start at $1,426,000.

  1. This is definitely one of the nicer looking new construction apt buildings on 4th, maybe even generally in the slope. At night, with the lobby lights lit up, it’s pretty welcoming and is a big change for that stretch of 4th.

    However- they’re charging 1.4MM for that 3000sqft apt, when you can probably by a house with around that much space on the same block for somewhere between 8-900M. I realize it’s a different type of buyer, but the pricing seems like a challenge when they are trying to go high end on a non-high end location.

  2. I like the outside of it. Only thing I would have chosen iron railings around the balcony’s other than glass.

    I would think the back apartments would be better so as to not hear the noise on 4th ave, because lets face it, 4th Ave was always crappy, will always be crappy……

    But all in all, this to me is the nices building so far.

  3. Tybur, the FHA loan limits vary from county to county and are based on house prices in that county. You’re not going to get a 3-bed house in Manhattan for $729K, but you can get a mansion in North Dakota for $200K. its only fiar that FHA loan limits vary around the country. And considering NY and CA pay pretty much all the goddamn federal income taxes anyway…

  5. I wouldn’t know fsrg. My little GE or Chefpoint or whatever the hell it is cooks just fine.

    But I know some (especially the new construction types) get woo’ed with the flashy stuff. 🙂
