Development Watch: 823 Classon Avenue
This one snuck up on us: what was once a two story garage in Crown Heights is now a 24-unit condo building. They are currently trying to lease out the first floor as a “community use space,” although the condos are not yet listed for sale. GMAP DOB
Not bad looking, imho. Sometimes the line btw fugly and attractive new construction seems paper thin. So far this is on the side of right.
Rob: I would worry more about the thermal rating on all that glass than whether it can withstand a blast from Al Capone’s streetsweeper.
Take a look at http://www.gothamgazette.com/landuse/ for some context on community facility use. Or … there’s a definition at:
http://www.nyc.gov/html/dcp/html/zone/glossary.shtml
Loosely, if you add some amount of “Community Use” to a new development, you get to build higher or otherwise circumvent land use restrictions.
one question, and im not picking on crown heights per se.. but the glass they use on buildings like this, is it bulletproof? i actually wondered that i walked by that glass monstrosity on carroll? between 4th and 5th avenue in park slope.
*rob*
the garage was actually kind of cool, seemed to have been built in the 20s or 30s….
Community-use space is designated commercial space for doctors offices, not-for-profits, religious groups, schools, etc. Here’s a link to additional info on that space: http://www.cpexre.com/documents/823ClassonAve.pdf. It’s being marketed by CPEX Real Estate.

Still no sales listings? Could be a nice bargain place (not having seen the interiors, floorplans, etc) when they do list it.
I quite like it, and the two story garage it replaced probably wasn’t stunning.
We’re not supposed to like this building, right? Or is it OK to like it?
