We thought 387 Franklin might become rentals but Curbed noted yesterday that condo listings at the 23-unit building (which is officially being referred to as 385 Franklin) just popped up for sale on the website of Triumph Properties. There are currently five units listed from listings starting at $335,000 up to $485,000, while StreetEasy has mention of a unit starting as low as $275,000. They are a mix of studios, one- and two-bedrooms, all with their own outdoor space. It’ll be interesting to see how these do.

i think the prices seem ok, considering it comes with parking and seller pays closing costs- two big things- and assuming you can haggle. but still, depends on how nice interiors are- pics don’t bode well.
but the area is what i was defending. It is relatively low crime, in the immediate area, maybe not the whole precinct. i’ve never witnessed or been victim to a crime there nor has anyone I know in the area, in the past few years. not exact science, i know, but still, something to be said for actual experience
yes, I’m still chuckling at the “low crime” comment. Blowfish should get a job with the crime statistics dept. in 79th precinct.

NYT article in Monday’s links featured a gay couple limping their way into an FHA-like loan (only 10% down) after scripming up funds from family. Similar thing in 3rd/Bond profile. Is it these types, the instant gratification crowd, that are largely holding up the market?
It’s got the Bedford Y going for it but who pays this much to rent here in a studio or 2BR (outdoor space or not)?
Studio: 275/(10×12) = $2,292/mo!!!???
2 BR: 485/(10×12) = $4,042/mo!!!???

There seems to be a bunch of new construction that’s all coming on the market near there — two buildings on Bedford and Gates and Bedford and Madison too. Probably more. I wish these units were more like 1200 square feet for the same price.
ishtar, have you spent time there lately? its a nice area- beautiful buildings, brownstones and limestones, sense of community, new retail, low crime, the Y, proximity to CLinton Hill amenities.
I don’t think I’ve ever seen a person in an artist’s rendering of apartments before. Subtle racial cue?
You would have to be crazy to pay that much for an apartment in THAT area. Not that it’s awful or anything. I just think the pricing is too high.
