Last time around, in February 2009, we said that the house “has nice bones but the layout is totally random.” The price back then was $1,650,000; now $1,545,000. How low can you go?

The problem with this house is that it is completely rented at (at least close to) full market rate, so the owners are at no real rush to sell (obvious from the length of time it’s been on the market and few reductions)… AND it’s the kind of house you COULD paint and move right into, and pray that there are no termites, that plumbing and boiler holds up few more years, and patch the roof, etc. eternally putting a superficial fix for another year or two, OR or you truly fix it, GUT it, and then you would need at least 600K and a year of reserves because landmarks will be a pain in the *ss to approve ANYTHING…and fix it good..
and then you have a gorgeous trapezoid house, far from the subway,and with a garage and deck and no garden.
Or the owners keep renting it as-is, patching as they go, until it falls down.
Looks really lovely. Would love to see a floorplan.

Actually I just checked on Google Satellite view and indeed it’s narrower at the back.
I’ve seen this house – in theory it should be really nice – but the real problem is that the plot is actually a trapezoid. Even though it looks like a 20×45 on a wider lot on proprtyshark, I would wager that it starts at 20′ and ends around 15′ wide (or at least it seems that way) and the deck in back ends at around 7′ wide.
Oh no! Not the wedge! They need to wedge that damn price! The price sanding is getting in my eyes!

Adam–I would imagine that single floor throughs in this location could get between 1800-2000 per month. So if you lived on two floors and rented two floors you would be getting around 4G in rental income per month.
I was in this house a couple of years ago and remember it as a real disappointment. That center kitchen on the parlor floor makes the whole living area feel cramped. There is no back yard, just that terrace/deck. I think there is a room adjoining the garage on the ground floor. Upper two floors somewhat better in terms of layout, but also in need of renovation. Weird, but I’ve seen houses in much worse condition that were somehow much more interesting.
