This For Sale By Owner listing in the Brownstoner Marketplace is one of the more tasteful renovations we’ve seen in a long time. The two-bedroom, two-bathroom co-op at 414 7th Avenue still has its prewar bones but recently underwent a makeover that added a new kitchen, built-in storage units and more. And given that the Park Slope pad has about 1,100 square feet, the asking price of $749,000 and maintenance of $950 both seem pretty reasonable as well. What do you think?

  1. I hadn’t seen the photos of the other unit til just now with your link, BH. Yes, they are both nice. Not so useful to argue about taste.

    The hallway and stairs? Well, I don’t like it, but it is standard to include common areas in square footage.

    Anyway, still don’t think this “should” go for $462,000.

  2. Mixing colors and styles of modern cabinets in a kitchen is not new. Been done for a few years now. I love it, myself. Maybe it’s a particular taste but that taste tends to be higher income so I don’t think it hurts this seller. I think the MM hurts the seller. It’s high for a 2BR coop in PS. Maybe because it’s such a small coop. 4 units!

    Gotta be schtick. There is no way you are saying the photos in the FSBO reflect a ‘way nicer interior’ than the Unit 1 comp:

    How many photos in the FSBO show off the two bathrooms? ZERO. However, we do get several shots of the white-over-blond-wood pass through cabinetry combo.

    White over blond cabinets…mix n match…I’m thinking this is the modernist answer to shabby chic. Could be the next hot look in kitchens – and if you buy this, you’re out there on the leading edge.

    Well, the building is 50×20, so that’s 1000sf. It looks like about 100sf is lost to the common hall/stairway, so BoerumHill’s math seems pretty accurate.

    Really nice looking place though, and that’s a great part of the Slope.

    I guess I’m not bright enough to follow you BH, because I don’t know where you get 880 feet from. It’s standard to use the external measurements of a unit to calculate square footage, so how are you getting so much less than 1000 feet?

    Not saying this ask is not too high; it probably is. But almost 300k too high? No.

    This is 7th Avenue and 13th Street…it’s really not that loud down there. In fact, it’s rather quiet and lovely most of the day.

    Between 12th and 13th? I agree. Between 13th and 14th, where this is located? Every buidling is a commercial/retail storefront. Every. Single. Building.

    Now if you don’t mind that – what’s so bad about living over a dentist – then no problem, and your higher level of tolerance and ability to compromised will be reflected in the price.

    For instance, unit 1 was priced reasonably. Is there some premium to walking up two more flights I am unaware of?
