We’ve always loved this house at 364 Washington Avenue: the extra-large lot, the front porch and, we now see from this new listing, beautiful original details on the inside. According to the listing, there’s still a little systems work that needs to be done so it’ll be interesting to see how the asking price of $2,095,000 goes over. This is definitely one of those situations where a buyer will fall in love, so anything could happen!

  1. I agree with Grand Army, tough crowd! If the lot is 35 x 136, as advertised, even with the kitchen extension and the front porch, you still should have 40 feet by 35 feet in the back. That’s a sizable backyard. Anyway, I’m sure there’s work to be done, but it’s fully detached, on a large lot, so yes, the Ikea kitchen is bit unfortunate, but it’s really special.
    It reminds me of the detached frame on Adelphi and Lafayette, and it’s about twice as big, if not as centrally located, and it looks to be in much better condition.

  2. $2MM is a stretch. We overlook this yard. While it could be ok, its just dirt right now. And if you look carefully on the layout, you can see that there are multiple extensions on the back of the house, which eat up most of the lot. So there isnt a lot of room to create a nice garden – maybe 25 feet at most.

    The top floor is an attic – you cannot see it from the street. The bottom floor is a cellar – not a garden unit. Its submerged below ground level, so there is no rental income potential. And the bathroom situation needs to be rectified.

    We live here, and we love the neighborhood, but its a real stretch to say that a move-in condition house of 3000 SF (not huge) in this neighborhood gets $2MM. That is simply not true unless its a truly unique mansion on Clinton Avenue, and all of them are significantly larger than this. Nice place, but more likely 1.6-1.7.

  3. What a great, and beautiful, house. The only question on the price is what other work needs to be done. If not a lot, then around 2MM seems reasonable. I agree that this is the sort of house that can get that price because it is unique and someone with the means may fall in love with it.

  4. Tough crowd! This is a beautiful house. And a much more interesting layout than a conventional rowhouse — especially on the parlor floor. Love the windows on all four sides. A little hard to assess the price without knowing what the needed improvements are that the broker refers to, and also without knowing the full potential of that attic room (depends so much on ceiling height and angles).

  5. Wow! its gorgeous. And so many rooms. I think its a great location, but I love Clinton Hill. Of course, a move-in ready house of this size in either Clinton Hill or Prospect Heights we be around $2mm.
