1. BROOKLYN HEIGHTS $1,900,000
60 State Street, Units #4C and #P3 GMAP
Unit #4C at 60 State Street was a 1,487-square-foot three bedroom that came with a private landscaped roof deck. StreetEasy shows the listing was on the market for 63 days, originally priced at $2,195,000. The sale also includes a private parking space, and this is the building where a parking spot once went for $110,000. Entered into contract on 8/15/10; closed on 10/15/10; deed recorded on 10/29/2010.

2. WILLIAMSBURG $1,900,000
170 Bedford Avenue GMAP
Very little information on this property, which is a three-family home. No specifics from StreetEasy either. While it’s not the best-looking house on the block (pictured right), it’s in a prime location, at Bedford and North 8th. Entered into contract on 07/15/10; closed on 10/13/2010; deed recorded on 10/27/10.

3. BROOKLYN HEIGHTS $1,731,025
21 Garden Place GMAP
Also not a lot on this one-family house in Brooklyn Heights. Entered into contract on 9/23/2010; closed on 9/23/2010; deed recorded on 10/28/10.

4. PARK SLOPE $1,690,000
628 10th Street, Unit #1C GMAP
We reported on some big sales at the Iroqious and this one is no exception. This three-bedroom triplex was on the market for $1,750,000. Didn’t sell for much less! Entered into contract on 7/12/2010; closed on 10/12/2010; deed recorded on 10/19/10.

5. COBBLE HILL $1,550,000
26 Butler Street GMAP
This one-family brick home was listed by Corcoran in July. The listing on StreetEasy boasts “4 real bedrooms plus one interior bedroom or office. Two wood-burning fireplaces, original period details including tin ceilings, wide plank wood floors and ceiling medallions.” It was originally priced at $1,395,000… wonder what accounted for the price jump? Entered into contract on 8/5/2010; closed on 10/18/10; deed recorded on 10/27/10.

  1. Actually, 60 State st was for sale from Jan/Feb onwards; it was also offered for rent. So it took 10+ months to sell, and they still took a huge hit off the ask (which was lowered, if I recall).

This was the rental of the day a few days ago — owned by the gay couple with lots of americana stuff

  2. NYGuy7, I agree. I’m at work all day, so the noise wouldn’t bother me, and school is closed all summer and on vacation. Buses run 24/7 so I would assiduously avoid a bus route if at all possible.

  3. Wber – yes – that’s probably right. friend renting a block over for years and the rent for un-rehabbed, very just ok, one bedroom was close to $2700. 4 apts over a store would be a good money maker.

  4. Williamsburg is prime Bedford Ave. retail strip – the building can be converted into retail with apartments above (which is probably what it was, once upon a time). The retail would get good rents along that stretch.

  5. Garden Place is not an open-market sale. Transfer from husband & wife to husband. Either estate planning or divorce. They bought the house for $2.6MM in mid-2004. One way to look at today’s “sale” price is 4.5% annual appreciation of the 2004 price, divided by 2.
