The Prospect launched at 825 Classon Avenue at the end of September and saw its first price cuts one month later. Since then, a broker tells us, 50 percent of the 24-unit building has sold and there are an additional two contracts out. (StreetEasy shows eight listings in contract.) We’re very curious to see how pricing worked out, especially since one of the units in contract was on the market for $1,199,000.

  1. i think this is a great location. Vanderbilt is only 4 or 5 blocks away- that’s closer than most ppl’s subway stop. Only about 2 more blocks to “North Vanderbilt.” But you are even closer to Prospect Park and the Brooklyn Musuem and the Brooklyn library– great assets. Farmers market at Eastern Pkwy. To your east, Brooklyn Children’s Museum. My nanny takes my kid to this area all the time, and we don’t live in the nabe.

    This place has much more of a Franklin Ave or maybe Washington Ave restaurant location. Most of the restaurants on Vanderbilt are north of Prospect Place, making them a considerable hike from this location.

  3. dixie, did you check the prices on these? What’s listed on StreetEasy is pretty much what new construction in this area are going for (that insanely priced penthouse aside). Not that I would bother buying anything in this building.

    Also, are these people forbidden from walking over to Franklin, Washington, or Vandy? All of these streets are between a 2-10 minute walk from these apartments, majority of the restaurants on the aforementioned streets deliver here, AND you have excellent train access at Franklin Ave.

  4. Seriously, who the hell is buying these things?? At least the buildings on 4th Avenue are convenient, you can walk to 5th Avenue or Smith Street restaurants, the train’s right there, the schools are good… I live near here and while Chavella’s is great and all, $1.2 million?? For Classon and St. Johns???

  5. I have it on good authority that $1.2 million apartment-buyers have been waiting with bated breath for acceptable dwellings to be built on Classon Avenue. At long last an enterprising developer has seen fit to heed the cry of the people.
