The Wall Street Journal brings word that the last six penthouses at One Hanson Place are set to be auctioned off next month. Maria L. Stamolis, a managing director at Canyon-Johnson Urban Funds, which developed the condo along with the Dermot Co., says the firm is ready to move on to other projects, and there’s “no reason not to find market-clearing prices and sell these apartments.” Details on the units hitting the block: Five take up full floors, while the sixth is a duplex; the auction company is saying that at least two of them won’t require minimum bids. The story also notes that a few years ago, prices on them were initially set between $3.7 million and nearly $5.8 million but, for example, a four-bedroom with a 2,900-square-foot terrace was last listed for $3.45 million.

  1. can we talk real estate for a moment?
This is really a disaster. The upper units generally account for the profit margin in these sorts of conversions. The fact that they are going to auction indicates the weakness of the market at the moment. Not that one would ever know that from reading Brownstoner where everyday’s a holiday in merry old Brooklyn.
    Prices are down.
Why doesn’t anyone talk about this? I mean screw bike lanes. What is the market really like in Brooklyn? Not the mansions in Park Slope or Brooklyn Heights but regular properties? Or even special properties like these that are not in the best blocks?

  2. I have to admit that, as much as I like a great view, my stomach would churn every time I set foot on a terrace that high up. I would prefer a huge apartment with a wonderful view on a reasonably high floor with no terrace.

  3. If you are talking about the dentist, Martin Handlers, brucef, as of very recently at least, he was still alive. i grew up across the street from his family and still occasionally hear from his daughters.

  4. Rob, they hide it on the website. I found it yesterday it starts “State Processing Center”….in Albany.

They really want you to e-file, thats why they make it difficult to find.
