Applications are now open for the 86 affordable rentals at Lightstone’s sprawling 697-unit Gowanus development on the banks of the Superfund site the Gowanus Canal.

Slated for completion in 2017, the two-building apartment complex has been controversial among locals from proposal through current construction. Situated between red brick townhouses and industrial buildings, the development will supply a host of amenities to the lucky few who score its limited number of affordable units.

While inching Mayor de Blasio towards his affordable housing creation goal, the new buildings have irked the neighborhood with allegedly loud and toxic construction and the threat of overtaxing the area’s public infrastructure — from sewage systems to schools.

365 Bond Street, the partially affordable portion of the two-tower development, will feature bike storage, roof deck, fitness facilities with yoga rooms and spin studios, and in-unit laundry facilities.

Preference for half of the affordable units will go to current area residents. Qualified families must make between $29,932 and $51,780 annually. The 86 units consist of 20 studios ($833 a month), 48 one-bedrooms ($895 a month) and 18 two-bedrooms ($1,082 a month).
