Closing Bell: The New Build Next to 110 Amity

Today we noticed a new building permit come through at 110 Amity, and Curbed published the rendering above of the home that will be built next door to the soon-to-be-renovated Lamm Institute building. From the architects: “It’s a single-family residence to be occupied by the owners. The shoring is currently being put in place prior to excavation. Composed in a modern vocabulary, the scale and materials (masonry and cast stone) of the NYC Landmarks-approved exterior will harmonize with the strong nineteenth-century character of the area. Construction is estimated to be completed early 2012.”

Anyone want to take a guess on how much that new building will cost, assuming mid-nice details inside?
I occasionally worry that my brownstone will go up in smoke due to some catastrophe and I wonder what it would cost to put up a similar sized “brownstone-y” building in our lot.
Since most of the original details were stripped out decades before we bought, I wouldn’t try to recreate an 1895 interior.
Renderings never really look exactly like the finished product. This rendering in particular looks to be pretty basic and not full of detail so the finished product may look a lot better… or it may look worse. We’ll find out in a year or so.
A startled look with a flimsy sun visor not knowing what it’s doing in a landmark district- or anywhere for that matter.

MF, when you pay that much for the land and plans come pre-approved by Landmarks why would you ever subject yourself to going back to Landmarks to ask for an alteration? Besides when have you ever seen a rendering that even came close to giving a clear picture of what the end product would eventually look like. Hell, I like brick!
It is kind of dull, I’d spruce up the lintels with a little flair, give the door a more fancy pediment or something. Right now, it’s basically a fedder building without the fedders.
contextual.
does boring mean low price? or that’s pipedream?
