Roofer and Plumber Repair Work on 3-Story
Repair work needed on a 3 story SRO brownstone (over 5 units) listed as commercial property in Crown Heights. The property is circa turn of the century and has never been upgraded with new plumbing or electricity (too many blown fuses in the summer). There is a 2nd mortgage loan taken out on the property by a now deceased family member who I inherited the property from. Am trying to obtain financing for repair work but no one lends for this type of SRO. I was told that I needed to convert the property to a 2 or 3 family to maximize the value but that will require major $$$'s that I do not have available. So am now looking for a good roofer and plumber who won't take too big a bite out of my dwindling finances. Also any info on financing for this type of property would be greatly appreciated as well.
Mystery of the Wet Wall
We have a problem that no one has been able to solve in the 5 years we've owned our 3 story brickface. We have a one story structure one one side and an identical 3 story on the other. The wall that has two stories exposed has been wet after every rain storm. It usually dries up after a couple of days. We've had at least 20 roofers tell us that the roof looks fine and has several years left. Everyone seems to think its the wall. So we've had it chipped-out thorocoated, thoro-sealed, and thoro-lastic on 3 different occassions and it still leaks. We've had the flashing replaced where our building meets the one story. And most recently had two thick layers of concrete put on the wall and than thoro-coated. That did't work either. We have a chcken wire skylight as well but everyone says the seal is fine too. We had another roofer suggest we spray the entire exterior wall with silicone. We are incredibly frustrated by the "weeping wall." and throwing our money away. Any suggestions?
Foundation and Reframe
I'd like to hear opinions on this. I'm looking at an early 1900's frame town house. I had an engineer come and look at it. He says the house is leaning back and he believes that the frame has shifted and
that the center beam is not touching the floors on the first floor. The basement is dirt and there is perhaps 500 sq ft that has not been dug out. There is only a tiny crawl space to the back... So my question is how much would it cost to dig out, pour a foundation (as
it seems to sit on dirt) and perhaps reframe/fix the frame. Also know of any contractors that do this or can give an estimate?
Unsure if this makes a difference, but the building is also NOT freestanding and has houses on both sides.
Fire Ladders and Fire Prevention
I rent the third and fourth floors of a brownstone in West Harlem. We have some questions regarding fire ladders/fire prevention for brownstoners. First, in a renter/rentee mixed occupancy situation, who is responsible for purchasing fire ladders for the rentees? Second, can you recommend a good fire ladder for a brownstone? We're not sure what to buy since our window ledges are wider than in a normal apartment; also, we're not sure what the best length of a ladder is for a third-floor exit.
Also, regarding window gates: How common is it for brownstoners to install window gates? In a renter/rentee situation, who is obligated to purchase window gates for the rented spaces?
Any thoughts you can provide would be great.
Custom Closet Builder
I am looking to build a fairly large multi-purpose custom closet in my apartment; approximate dimentions would be 8 feet tall x 8 feet wide x 30 inches deep. I would like to hire a carptenter with a design background to help design and then build the closet. Does anyone know someone that fits the bill? Or do I need to bring in an architect for something like this?
Mortgage When Buying Jointly
I am looking to purchase a 2 or 3 family brownstone with another couple. It appears that we have to get one mortgage because our names will be on the deed. We are planning to convert it to a condo or co-op eventually. We are struggling to figure out how to do this equitably. Has anyone done this before with family or friends and have any recommendations?
Mortgage Loan for 10-family
I am looking to buy a vacant 10 family townhouse and then immediately change the C of O to a 3 family. I am having a very hard time finding a loan that does not include all the typical commercial fee's and prepayment. Has anyone found banks that specialize in this?
Removing Joint Compound from Brick
I've read the numerous posts regarding removing plaster from brick in a brownstone. Many people have expressed concern with this - that it is unnecessary to remove it and that exposed brick is not really appropriate for a 100+ year old brownstone. I completely agree. However, our new brownstone includes a wall that is exposed brick in the front portion and plaster in the rear portion (on the party wall). I have no plans to remove the plaster from the brick. But the front portion of the wall includes brick that was covered by drywall (that looks absolutely terrible). When removing the drywall from the brick it appears that the brick never had any plaster on it to begin with - it is completely free of any remnants of plaster. However, when the drywall was installed it was nailed to the brick and pasted on with scattered patches of joint compound (about 4 or 5 inches in diameter). This was probably done within the last 20 years or so. The joint compound can certainly be removed with a little chipping and the use of a wire brush. My question is... is there a better way to remove it? Is there a wire brush attachment for a drill that I can purchase or is there a way I can possibly wet it to remove it faster?
Aluminum Cellar Door?
Does anyone have any thought on getting an aluminum cellar door - instead of a steel one? This would be for my backyard - where it would be nice to have a light door to open and close for easy access to the cellar. Does anyone know anyone who installs aluminum cellar doors?

Direct Buy Program
We are in the process of renovating a three family in Bed Stuy and wondered if anyone has info on that Direct Buy program. It seems pretty good but, I'm wondering are the discounts real. We have to replace floors, windows, appliances, etc and are looking to save cash. If anyone has feedback please let us know, I don't want to waste time with a "club" if I'm not going to save cash.
Waterproofing Front Doors
We have the old wooden front doors on our brownstone and in the winter, the cold air and snow blows in under, over and between them. Can anyone recommend the right way to stop the leaks without ruining the doors? There must be something better than rolled up towels.

Basement Dig
We recently moved into a brownstone in Carrol Gardens. The basement has a dirt floor, which prevents us from using it for storage -- everything gets covered with fine dust. We would like to lay a concrete floor, but are first considering digging down a foot or so to gain extra height. Does anyone have any idea of cost for digging out a 600 sq/ft section of the basement and laying concrete. Also any recomendations for a decent contractor to do the work. Thanks in advance.

Central Air Options
We are planning a gut renov of a brick rowhouse. So if there's ever a time to install central air this is it. But I keep hearing from so many people how ugly and large the soffits must be to hold the ductwork on the parlor floor. Anybody go through this? We hate the look of the ductless systems so that's not an option for us. Any thoughts? Thanks.

Lightening Woodwork
I have just purchased a brownstone in Lefferts Manor and would like advice on lightening woodwork. Our wood detail is beautiful, but the old varnish is very dark. Anyone have any advice? I would like to take this project on myself, as money is being sucked in many directions with our renovation
Converting Fireplaces to Wood
We are in the process of renovating a browstone on Dean Street in Boerum Hill. The house has multiple fireplaces, none of which work, and we're having problems finding the right sort of gas fireplaces. The contractor is of the opinion that the fires will not draw properly and smoke horribly if we convert the fireplaces to wood. I'm English and in London lots of people have gas fireplaces in place of wood-burning. What I'd like is an antique grate with fake coals/logs and an open flame, but all we can find so far is rather unatractive gas inserts. Can anyone help?

Heavy Duty Adhesive Remover for Sale
We too removed linoleum tiles from our wood floors only to discover a
panoply of stubborn adhesives (beige, black, and white) which resisted our every attempt at removal for quite some time. We tried many different products and finally found the solution in "Citrus King". This company sells only 5 gallon drums for $125.00 I am hoping to unload the remaining 4 gallons, because it actually goes far and doesn't require much. Wood Floor Installation
We need to replace the wood floor in our garden apt. There is no sub floor, so we'll be taking up the original wood, then laying down a sub floor and new wood floor. Can anyone recommend a good floor installation company?

Heating Problem
We have forced-air heating in our 4-story brownstone but the heat barely reaches the top floor in the winter while the garden floor becomes unbearably hot. We had a new furnace installed and ducts relined 8 years ago but it hasn't seemed to improve the heat distribution throughout the house. Has anyone else faced this problem? Is there any way of bringing more heat to the top two floors with the system we have (one vent per room) or should we consider installing electrical heat panels where we need them? And can anyone recommend a company who can help us solve this problem? Thanks.
Patching Brownstone
About 6 or 7 years ago I completely resurfaced the stoop and facade of my brownstone. Recently I noticed hairline cracks in the stoop, mostly at the corners. In a couple places I see holes developing, starting small but starting to grow. I put down some brown-colored rubber chaulking, but it doesn't match very well. I am looking for someone who could do the repairs, matching the existing color. Any suggestions? Thanks,

Water and Sewage Costs
Can anyone tell me if $1000 annually for sewage and another $1000 for water for a 1900's townhouse out in Williamsburg is normal? I'm considering buying a place, but am unsure if this is normal. In NJ my mother pays about $500 for combined annually.
If this is not then I assume there are problems? leaks?
Also any one know of an engineer to evaluate heating, plumbing, roofing, structure etc?

Does anyone know anything about this listing or the agent, New York Universal Realty. It sounds too good to be true and the agent is not being very responsive (i.e., "I'm with someone right now, call me back."). I've just moved from Washington DC and this quest to find a Brooklyn home may give me a nervous breakdown. The prices together with nonresponsive brokers make for a bizarre market.

Management Co for Small Condo
We are a self-managed, four-unit condominium in Park Slope. We are all too busy and want to outsource the management of our affairs, both financial (taxes, utilities, etc.) and maintenance (basic garbage service and cleaning of common areas, plus special repairs when needed). The companies we have contacted so far, however, charge upwards of $1,000 per month for minimal service, and seem to be better for larger buildings where the owners don't communicate or cooperate the way we do. We've used Goldin Management in the past but were dissatisfied. Any suggestions?
Filing a C of O Change
When converting a 5 family Brownstone into a 4 family, Is it worth filing a certificate of occupancy yourself or should you have your architect do it for you? Is it a complex process?
What If the Seller Won't Move?
I am in the process of buying a brownstone in Brooklyn. It's two days before closing, and the seller has not begun packing. The contract gives her the right to stay seven days beyond closing before giving possession. This makes me nervous that I may never get her out. Has anyone else ever run across this problem? Cleaning a Mahogany Finish
Can anyone tell me the best way to clean and refresh an original (or very early) mahogany finish on golden oak? I have a lovely pier mirror to hang on the parlor floor which has cherry stain on all the woodwork so stripping to the oak is not an option. I don't want to strip just to refinish again.

Short-term Housing
Our contractor tells us we do NOT want to live here while our apartment is being renovated. Does anyone has any thoughts about inexpensive short-term housing (a couple of weeks or more) in Brooklyn or area? Is Craigslist my only option?
Painting a Brownstone Facade
I know, I know, re-brownstoning the facade would be so much prettier, but times are tight. And I've seen neighbors shell out 60 grand and have cracks and chips in a couple years. So, we're patching and painting. My question is, has anyone found a paint that resembles the soft chocolate brown of the unpainted stone? Or at least comes close? (and we'd prefer to err on the dark side of brown rather than the light). Thanks.

Interesting Facade Reno Ideas?
I am slowly renovating a 4 story building where the ground floor (a former store) juts out about 3 feet from the other floors, sort of looks like this when looking at it from the side:

It was once a brownstone, but the brickwork is mismatched with a white brick refacing job circa 1979 on the top 3 floors, and some detail-less brick work on the ground floor. Cornice is long gone. I don't think it is worth the money or effort to re-brownstone the facade due to the 1st floor sticking out, so I thought I'd check and see if anyone has experience with a non-standard, maybe modern approach on tastefully changing the look of of a 3-5 story building. I've seen a couple of cool examples on Union St between 4/5th and on Sackett near Court St. Thanks in advance.

Replacing/Restoring Brownstoner Doors
I have a brownstone in Brooklyn (Park Slope) and while the original doors are beautiful, they are very broken down and in need of replacement or restoration. Could you recommend a company who could do the work that's also based in Brooklyn? I have done a little investigation but nothing concrete at this point. Renting a Dumpster
I need to rent a 10 to 15 cu yard roll-off container (aka dumpster) for a basement cleaning project. Anyone know of a reliable local source? what rate can I expect to pay?
Waterproofing the Stoop?
I am getting conflicting advice as to whether I should waterproof my brownstone stoop. The brownstone is in great condition but under the stoop does get damp (could be from humidity not absorption from up top - just not sure.) Anyone have any suggestions? Is this something I can do with Thomson water sealer for masonary?
Also one other question - any ideas for how to get mortar to patch very small brownstone cracks for example along the edge of stoop stairs? Some of my mortar is coming out but I have no idea how to color patching cement brownstone color.

Flood Insurance?
We are closing on a Bed-Stuy brownstone in a few weeks and are wondering, given the current weather, if we should buy flood insurance. Is it worth the cost (at least $1,000 based on an estimate from www.floodsmart.gov)? Any advice is appreciated.
Rental Management Company for Ditmas
We just attempted to sell my mother's house in midwood to buy one in ditmas park, and now that my mother is about to move out it looks like the buyer is falling through and we'll be left with an empty 3-bedroom house right by the Kings Highway station of the B/Q.
Can anyone suggest a no-hastle management company that will take care of renting it out for us? I honestly wouldn't mind keeping the hosue in the family, but none of us have the time to be landlords.(Especially while still rennovatin the house in ditmas park.)
Replacing Pocket Door Molding
We need to replace some molding for our pocket doors - we recently put the pocket doors back in (they were in our cellar), but the moldings for them are gone. The opening is arched and our 1878 Victorian brownstone has pine?? Moldings that are very large. Any suggestions as to who can do this type of work for a low/reasonable price? Anyone know who might have already made similar molding and have it in stock or a knife that's already been cut for it?
Waterproofing the Cellar
With this non-stop rain going on, it has me thinking of looking into doing a real waterproofing job in my cellar. I think that involves a french drain w/ a sump pump, and probably a new cement floor that slopes properly. Right now I have moisture coming up from the ground through the cement floor, and puddles are forming. Anyone do this as part of a finished basement? How much did it cost? how long did it take? did it work,? and who did you use?

Cigarette Smoke Abatement
Has anyone successfully stopped cigarette smoke from wafting from one floor to another in their brownstone? We've tried expandable foam
and painting obvious cracks, but the floor is so old and the walls so drafty, it seems impossible. Hoping for a solution.
Projected Heating Costs
My wife and I are purchasing a four family brownstone in Clinton Hill and will close at the end of this month. The house has a oil tank (approx. 275 gallons). Does anyone have a sense/range of what our projected fuel expenses might be for the upcoming winter season and estimated cost per gallon.
Also, can anyone recommend home heating oil suppliers that service the Brooklyn area?

Turn of Century Pier Mirror for Sale

For sale: pier mirror, 5 feet wide and 8 feet 11 inches tall, original to my 1896 brownstone in Park Slope, Brooklyn. The mirror is very nice, with a beveled edge. The wood seems to be poplar; originally it was stained a dark reddish-brown. My research at architectural salvage stores suggests that similar items sell for between $1800 and $2500; we will consider any reasonable offer.

I live in an old Victorian house in Ditmas Park just across the park from all you Brownstone folks and I'm looking for someone good & trustworthy to insulate our attic. Everyone I've found in the area through the yellow pages or on google only does commercial properties. Any leads would be appreciated.
New Roof
We are in need of a new roof for our brownstone. The house is 20' X 40'. There are leaks and I am worried about the upcoming winter. Does anyone know of or used a good roofer that won't kill us on proce. We are in Bed Stuy. Any info would be greatly appreciated.

Removing Walls
I own a 17 ft. wide brownstone and have already removed the front section of the parlor floor wall near the stairs, replacing it with an i-beam on two posts. I want to now remove a smaller section of my garden floor wall just next to the stairs to open up the dining room. I met with my contractor who doesn't think I need an i-beam for this. We are not removing all the way to the ceiling to preserve the tin, we
will stop just at the height of the original door frame on that wall. Does this sound dangerous?
Childproofing Common Terrace
Our condo board has said that our bylaws do not permit any kind of childproofing on the terrace itself as we are not "allowed" to interfer with its appearance. We had suggested plexiglass but they have said no. We have french doors that open onto the terrace, and do not believe, even if locked, that these are sufficient. Is there anything we can do? I know that the window guard laws do not specifically address this, and I want to force the condo into coming up with a better solution.
Rules for Common Roofdeck
Our building (30 units) is building a common roof deck as part of a roof replacement. Any one have any boilerplate "house rules" for use of the common area?

Painting the Bannister
We have the antithesis to Mr. and Mrs. B's staircase dilemma: we are sanding the treads but painting the bannister/railing. We'd like to paint them the same color brown to try to give it a dark wood feel, but can't seem to find a rich and dark enough color on any of the color charts. The closest so far seems to be "Seal Brown", high gloss. Any suggestions?
Noise through Party Walls
Has anyone had any experience in resolving the problem of noise that comes through party walls that are just too thin? Are there various materials options? If so, what works best? Any idea of what it might cost to soundproof a wall that is 15' in length? Should any all purpose type contractor be able to handle this or do I need to call in an "expert" ? If so, who? Thanks!
Replacement for Iron Fireplace Grate

i've salvaged a marble fireplace with the iron surround (or whatever it's called). it's all intact except for the center iron grate. on the back of the fireplace surround is "S S BENT, 412 EAST 26 ST NY NO 246". any ideas where i might be able to get a replacement? i've checked out some of the links on this site, but i don't know the proper name of what i'm looking for. i've attached a pic of the metalwork below.

Ventilating Ceiling Fans
The previous owners of our brownstone put in ceiling fans in all of the bathrooms. Unfortunately, there is no duct behind the fans, so all of the moisture is being pulled into the walls with nowhere to go. Does anyone know of any ventillation contractor who could do this type of work? My sense is that it's not a huge job, but we definitely need a ventillation specialist to make sure that it's done properly.
Sistering Structural Beams
We bought a brownstone in Crown Heights a few months ago and discovered some water damage to a structural beam between the garden and parlor floors. The beam is sagging and I want to see if we can add a sister beam to take some of the stress from it. Does anyone have any experience dealing with this? Maybe a contractor referral and some idea of the expense?

Removing Plaster to Expose Brick
Has anyone ever removed plaster from an interior wall in order to achieve that "exposed brick" look? Please provide pointers and tips as to how to do it correctly - we are brining some laborers to remove plaster from the western walls of 3 floors this weekend!
Building Beyond Allowable FAR
My husband and I own the top floor co-op apartment of a three story brownstone in Park Slope. according to the Buildings Dept., the brownstone already exceeeds maximum allowable FAR (it's built pretty deep into the lot). We'd like to build an extension on the roof to house a child's bedroom. Is it possible to do so by making some kind of "loft" space that doesn't count towards FAR? What are the requirements? Can there be a bathroom up there?
Resurfacing Clawfoot Tub
Has anyone had experience resurfacing the porcelain on an old clawfoot iron tub? If so, who does this sort of work and how much does it generally cost?

Boiler Installation
I currently have an oil boiler in need of replacement. Few boiler questions. First, should i consider an oil to gas conversion? How much should i expect to pay for the installation of a gas boiler vs installation of oil boiler? How much of difference is there in cost of equipment? Can anyone comment on any companies they've used in the past for boiler installations. I've heard good things about Aladdin, but they only do gas boilers.
Forced Air Furnace Question
We have two gas forced air furnaces but the thermostat turns them on at the same time (thermostat is on the second floor of four floors). Our HVAC contractor is reccommending we split them into Stage I and II, and that we will save tremendously on gas in the long run, since the second furnace will only kick in when necessary (i.e not often).
Is this true? Is it worth the $1000 they are charging us? Considering the cost of fuel right now common sense tells me it is worth the upfront cost.
Brownstone Floorplans/Layouts
Has anyone found a good source (online or print) for brownstone floor plans? We're going into contract on a very narrow Carroll Gardens house, and we're trying to figure out how to shoehorn three bedrooms into the top floor -- any inspiration would be helpful!

Woodworker for Small Jobs
I am looking for a woodworker who can handle smaller jobs in a faster time frame. We have a door that needs wood panes made and re-installed the door. This is a single door that has pieces of etched glass to go into these panes. I have a few pieces of the old panes that broke as a reference. We just wasted over a week with Heights Wood- as they told us when we dropped it off that it would be done at
the most in a week- they never called us to tell us that they were busy and that it would be at least 2 more weeks- fortunately we called- they never returned our calls earlier when we called to check on it.
anyway, very upset with them and assuming our job was too small for
attention. we need
someone who wants smaller scale jobs and who could throw this together-
it could be tedious but i doubt much work.
Carpeting Sources

Windowless Bathroom
I own a TH in North Slope (owner's duplex & 2 floor-thru rentals). The worst part of the owner's duplex is that the master bathroom will be windowless and I'll really miss natural light and fresh air. Any ideas on making windowless bathrooms feel as nice as possible? Any good ideas on maximizing ventilation in such a BA? I think ceiling vent fans don't perform the function of general air circulation. I'm mulling over the idea of interior windows but I don't think it'll work in my layout.
Security Gates: Keep 'em or Not?
Is it a good idea to remove big iron security gates? I own a TH in North Slope (owner's duplex & 2 floor-thru rentals) that has big iron security gates on all of its doors front and back on the ground and parlor floors. It looks a bit prison-like and I see many homes on the adjacent blocks do not have them. Is breaking & entering or burglary a big problem in North Slope (b/w Flatbush and 6th Ave)? My plan is to live there for a while and get a feel but I'm inclined to take them down. Most THs seems to have ron doors with a window on each side - I wonder if it isn't too easy for someone to break the glass, reach in and let themselves in?
Open Kitchen?
Is it a good idea to open up the wall between the kitchen and DR (assuming it doesn't create structural issues) in the owner's duplex? I own a TH in North Slope (owner's duplex & 2 floor-thru rentals). I kind of like the current separate formal DR but it seems like an open kitchen / DR area fits contemporary lifestyles much better. Whenever I go to a dinner party at someone else's house, everyone hangs around the island / counter of the open kitchen / DR area. I'm less fixated on historical accuracy.
When to Renovate a Rental Unit
Is renovating a rental unit generally a good move or should I hold off until it becomes absolutely necessary? I own a TH in North Slope (owner's duplex & 2 floor-thru rentals). One rental unit is vacant and it has an old, ugly kitchen and bathroom. I think I could upgrade both to pretty decent quality for about $9-12k. I think the likely benefits are it'll attract a tenant with higher income and the tenant will be likely to be happier and stay longer. I'm not sure how much more rent a reno'd rental gets vs one that's not reno'd. Any thoughts on that incremental rent ($0 to $200)? Payback at best seems like 4-5 years.

Oil Instead of Poly?
Has anyone used an oil finish on a floor instead of polyurethane? We just had our staircase stripped. It's gorgeous walnut and I'd rather not coat it in liquid plastic. But I also know that poly is fast drying and very durable. I once used Watco Danish Oil very successfully on a mantel but have never used it on a floor. It's an oil-varnish blend that's tougher than other oil finishes but also quite toxic -- releasing lots of smelly solvents while drying. Would love to hear people's thoughts/experiences
Starting a Reno
I'm about to start on an apartment renovation in Cobble Hill. Where do I begin?
I need to move a kitchen from one room to another, that's the main thing. 6-8 feet move for pipes. All new kitchen in new room. I want to open up a door and close another. Skim coat and paint entire place. New wood floors in main room and halls, carpet in bedrooms (2). Bathroom is fine as is.
Budget: 50-60k. Do I start with an architect who leads me to a contractor? Do I sub-contract these jobs myself (I could do that). I think the budget will get the job done, but I worry it's not enough to land a good contractor. Any thoughts or recommendations.
Winterizing a Basement
I am looking for advice for getting ready for winter. My home, a 100+yr old, three story brownstone in Bed/Stuy with openings to the basement in the front and back of the house with metal bars over them. My concern about sealing them for keeping out the cold, is that they would also seal the basement in such a way that might not be helpful. Moisture would have no way of escaping but also, I wonder about how air is used by my oil burning furnace.
We are getting ready for our first winter in this home, and as first time home owners, we feel unprepared for winter as far as the basement is concerned. Any advice? Frozen pipes are a nightmare, but I want my heating system to work as efficiently as possible.

Wooden Bi-Fold Doors
I am looking for someone to build and install very simple looking modern wooden bi-fold doors in my apartment in Brooklyn Heights. (Think MOMA style) This will involve precise measuring for flush mount doors (probably very dark stained oak veneer) on several closets. Needs to look as seamless as possible. This is the final phase of a renovation.
Missing Sander
During the renovation of our Bed-Stuy brownstone, a $900 rented sander has gone missing. Our GC said the sander was on the parlor floor of the house when he and the crew left. I locked the door behind them and was on the garden level for the rest of the night. There was no sign of break-in, and nothing else was missing. Should a contractor's insurance cover this? Do we need to call the police? Ethically, if no insurance covers this, should we split the cost?
Alternatives to Polyurethane
We're thinking about re-doing our wood floors and were wondering if anyone out there has any suggestions for alternatives to polyurethane. Has anyone had any experience with wax? Any other ideas? Thanks!
