Where to begin in adding-on to a house?
I am buying a frame house, and would like to expand the attic into living space (either by raising the roof or adding dormers). I know that I have unused FAR, and a structural engineer has said that the building is sound enough.
Where do I begin in this process -- with an architect? Do I look for an architect that will do the whole thing from start to finish -- ie draw the plans, get the permits and find the contractor? Or is it better to go to a contractor for the vision, and then shop around for a contractor who can also get the necessary permits?
I should mention that this is not a high-end project, I have a limited budget. But I want to do the work well, and legally.
Who in the chain is the one most qualified to get the permit -- the architect, the contractor, the homeowner with an expediter?

SQUIRREL BLOCKERS?
Lately squirrels(or mice?) have been visiting my Park Slope brownstone. Every night they scuttle over the top floor tin ceiling, rustling and scratching. It's spooky, plus they can do damage. The "trapper" I called said I'd need someone with a scaffold--not him!-- to get up near the roof,locate the squirrels' entry point(s), then block them off. Problem is, they'd have to know about squirrels in order to know what to look for. My trapper didn't know who to suggest. Can anyone out there recommend a scaffolder/roofer with squirrel expertise?

I'm looking to buy a place with this great steeple over an extended bay but of course it leaks. Before I sign a contract I'd like to know what it'll cost to fix. Anybody know a really talented repairman who charges reasonable rates?
Solutions for roof run-off -- Dry well?
I am in the process of regrading and repaving my back yard closest to my house. We took up the old cement and are now down to dirt. The plan is to get the slope right and then layer gravel, sand and some kind of stone (bluestone, flagstone) on top. So, no layer of cement, and no grout between the stones.
The roof run-off comes straight down the middle of the house and then across the patio section. This had destroyed the cement there before, and it is an even worse idea for a sanded stone area.
One solution is to re-rout the roof water back into the house sewer line. But I'd rather avoid this expense if necessary.
I really cannot see any spot to drop the water in the yard. We have an extension, a shed, and a landing for deck stairs that all need to be protected.
Has anyone tried a dry well? What you do is dig a hole large enough to put a perforated trash can into, fill the can with large rocks, and then run an underground line to the can. The dry well can be covered so that you never really know it's there. The water fills the well and then seeps into the ground through the holes in the can. Of course, if the can gets filled up in a big rain the water will need somewhere else to go (you leave a gap between the pipe to the well and the roof's downspout to allow for spillover.) I suppose it's also possible that the ground water will fill the well on its own (we're very near the Gowanus). So, it's not foolproof.
However, it still sounds neat. Anyone have any thoughts? If I use a 30 gallon can for the well, is there any way that it would fill up in a heavy rain? (My roof is 35 x 20.)

Recessed lighting for kitchen
Looking to add recessed lighting in our kitchen... what do people have? Is fluorescent, halogen, incandescent, or xenon the way to go? We will also hang 2 pendant lamps, in addition to the recessed lighting.

New Stoop Railing
I had our stoop redone and now we need to install an iron railing and gate -- the original one was unsalvageable.
We had Vinnie's come out and provide a quote --650. He seemed to have experience with this type of job. Has anyone had good/bad experience with Vinnie's or can you recommend anyone else that has done good work. We really want someone to do a great job on this.

Cellar improvement suggestion
Hi,
We want to make our cellar into a less dusty and grimy place and am looking for suggestions. We have a cement floor (unsealed) and stone walls (also unsealed) and exposed beams so that you can see the floor boards above you. We don't want to spend tons of money as we use the cellar for storage and laundry machines (which one day we will likely move) but would like to remove the grit that builds up on everything down there. We already use de-humidifiers in the summer as it gets damp, but not actually wet.
Is there any downside to sealing the floor and the walls? We had a flood once (a hose broke when we were out of town) and the water just seeped down into the cement so we assume that one downside of sealing would be that water would have to be pumped out if it flooded again. Anything else? Could sealing hurt the stone walls?
Also we thought about installing some sheetrock on the ceiling between the beams (the ceiling is too low to sheetrock under the beams). We could not do it everywhere due to pipes but it could at least improve the situation. Any other suggestions for the ceiling?
Any thoughts on any of the above would be great. Also, if anyone knows of a person who might take on this type of a job, please send recommendations as well.

Renovating Old Brownstone Apartment
There's a elderly lady who lives in the brownstone next door to me. She offered for me to move into the apartment inside her brownstone for less than half the market rent. The catch is the apartment is terribly dated although livable. The brownstone was never really changed from a one family except for the seperate kitchens on each floor, that said the bathroom and kitchen is only accesible from outside the main part of the apartment. She said I was free to renovate the apartment and she would take it out of my rent which sounds good. The problem is I'm really young and I don't even know how to begin doing the work or how much it would cost. I'd like to start with restoring the wood floors, a portion of the apartment has the wood floors in tact, a portion has linolium and another portion has carpet. Has anyone ever done something like this? How much should I expect to pay to sand and polish the floors per sq. ft? Also, I'd like to update the kitchen cabinets and the tile in the bathroom and kitchen. I'm sure this is a broad question but I'd like to know what I may be getting myself into. I can't afford a contractor and I don't really think its necessary. Any suggestions would be very helpful. Thanks

Why the metal hatch doors into the basement?
I am buying a brick and frame house, built in 1901. There is a door to the basement from the front, and it is currently covered up with one of those double metal hatch doors, that look like a tornado shelter entrance (ala Wizard of Oz). I see these types of door coverings in many brownstones in the back. What purpose do these kinds of doors serve? Is it for security? I was thinking of taking off these metal doors, and just having the cement steps leading down to a secure entry door, to make entry in and out with bicycles possible. Any reasons not to do that?

What to do with a backyard
I am fixing a newly bought townhouse in Park Slope and just realized that I need to do smth with my backyard before i finish everything. Right now it is full of weeds and I am not sure at all how to approach it. I know first I need to clean it up. Not sure what to do next. I am not a gardening type and I don't have time for that. HOwever, I will be renting the first floor apartment out and I plan to have a deck that goes into the backyard there -- so I need to keep that in mind. I am not sure what to do with the yard. My sister had some pretty bricks laid out on top of rubber cover and when they need to use soil for gardening they can just remove the bricks. That sounds like a good solution. Any other ideas? Any recommendations on who can do that?

Can Floor Support Clawfoot?
We just had a plumber come out to look at our bathroom (we're on the third-floor of a co-op) in order to quote us on the installation of a claw foot tub. He mentioned that we'd need to make sure the floor can support it. This didn't occur to us. Does anyone know what to look for specifically once we tear up the tile?

If we close on the sale of our coop a week or more before we close on the purchase of our new brownstone, does anyone know of a company that rents furnished apartments for the short term (that allow cats) while we store our stuff etc?

We haven't found the exact place yet, but do any of you have a "guesstimate" of how much it costs to open up the stairs and rip out 1 or 2 kitchens to make a 1 family out of a 2 or 3? Assuming the place is in good shape and that's all that needs doing.

Wooden Shutters and Molding
I have a bay window with three windows -- each with two sets of old wood shutters. The shutters and surrounding moldings need repair and some need to be replaced. Also, they are stained a natural color which I'm not crazy about. I'm looking for a good/affordable carpenter to repair shutters and molding and to paint them white. Any Suggestions.
Radiator Replacement
I'm having some bookshelves built into an area where there is an existing old steam radiator about 3 feet high. I would like to have it removed and replaced with a lower one that will be built in. I have the carpenter that is going to build the shelves I'm not sure who I need to remove and replace the radiator. Any suggestions?
POCKET DOOR REPAIR
Trying this again in the hopes someone can help.
Any one know a carpenter who can fix pocket doors? Apparently previous fixes were not done correctly and the wooden dowels on the top were removed etc.
Entry door rehab
Our BedStuy brownstone has very nice original double entry doors, very heavy and solid with sturdy, lacey grillwork and beveled glass. The inner side is clearly oak but the outside surface is metal, and I think it's brass or copper because where the paint is peeling there is oxidation, and won't hold a magnet. Same for the grillwork. None of our neighbors in the row have these doors, although several do have what seem to be original doors.
The facadework is proceeding nicely, so the entry doors should get spiffed up too. They'll need a PeelAway job, but after that, what? Polished brass doors? A bit ostentatious. Yet painting over it all seems dumb. I've been watching for this sort of thing on other houses, but it's almost always painted shiny black.
Ideas? Thoughts?

Wood Floors in Rental Unit
We are renovating our tenant's apartment and about to put in new flooring. It will definitely be hardwood but I was wondering which type would be better? Should I go with hardwood, veneer, engineered? Can anyone explain the differences? These are neat, long term tenants that we like very much.

Stripping Wood
We are about the hire DeGamba Stripping to strip the wood on our parlor floor. We are wondering if anyone has worked with them before and can give us an idea of their finished work, how neat are they, and are happy overall. ACEEE's web site mention Dunkirk or Utica as brands that have a 90% efficiency rating or higher. Has anyone recently replaced a heating system and care to share their story with advice?

Neighboring buildings and renovation
Hi everyone - a quick question for those that have done gut renos.
The brownstone next door to us has been doing a major reno for over a year. Their side wall overhangs our back yard/alleyway. They've had scaffolding hanging on ropes over our alley for a year, and lately down in the alley while they restucco the side. This has also dirtied our back yard an alleyway. At the very least I feel they need to give the area a thorough cleaning, but a contractor friend of mine told me sometimes neighboring buildings are also compensated monetarily for the use of the air space.
Those of you that have had to overhang your neighbors for such projects, how did you handle it? Thanks
Sound Proofing Contractor?
Have any of you had a good experience with a contractor that can put up sound-proof walls? I'm getting a lot of noise from my loud next-door-neighbor through my bathroom walls. I think the bathrooms were re-done right before I got the place, and the walls weren't built properly.

patio umbrella question
I'm trying to buy an umbrella for a 9x9 deck..should i get a off set type, or a "tilt"? I'd like to move the base to the edge of the deck, to avoid a big base in the middle that would take up a lot of space. We'll just have a small table off to the side. I like the look of the "tilt" umbrellas better, but am not sure if i can rotate them enough to shade the deck at all times of the day, while keeping the base in one place. thanks!

to buy or not to buy?
We have an accepted offer on a fixer-upper brownstone in Prospect Heights only 2 blocks from the projected Atlantic Yards project. The house has some lovely detail but definitely needs work--owners have been there for many many years. I think we got a very good price for a house this size in this state in this market. HOWEVER, I am scared about the AY project and how it could affect quality of life. I know this topic has been discussed a lot, especially a few months ago. I think as a financial investment, it would be an excellent buy, BUT do I want my children growing up next to a noisy, dusty construction site? There's the rub. Any new thoughts?

Shutters, Gravel and Decks, Oh My
New homeowner needing some help...
- We need the gravel removed from our backyard (and some soil brought in). Rubbish removal or contractor suggestions welcome.
- We want to put up shutters inside our sitting room windows. Does anyone know a place to get them where they will also install them? (we'd like wooden ones, with slats, but no need for anything antique).
- There is a deck covering a fire escape from the basement into our backyard. We have to fit some kind of a trapdoor into it, or rebuild a deck with such a thing. We'd love to hear of recommended deck builders/carpenters.

Final Walk-Through Advice?
Closing Friday morning on our 2-family in Bed-Stuy! We have our final walk-through thursday morning, and I want to get advice from people who have been through the buying process on what to look for, what to bring, etc. to the walk-through. the broker mentioned bringing something to check the outlets. but the problem is, the power has been turned off in the house!

internet cable etc house wiring
Can anyone give me information on wiring of my brownstone with cable for internet (cat-5?), speakers, intercom & alarm systems? We have a short window of time to put this in before we repair plaster etc & repaint.
Can you recommend websites that have good info on this stuff? I am mostly looking to do the essential stuff to give me flexibility to put in internet plugs, speakers etc in later when I have more liquidity... Also I will be doing the wiring myself for the same reason.
We don't want to rely on wireless internet WiFi but are considering wireless alarm (ADT). A friend told me that the wireless alarm systems can be annoying because the batteries run out without warning. Is this still a problem in the newer systems?
Is there any other essential backbone wiring (or?) that I should consider?

Bluestone Alert in Crown Heights

Took awhile to get to a computer, but as of 9:30 this morning a crew was tearing up a bluestone sidewalk on St. Marks Ave between Bedford and Rogers. They seemed perfectly amenable to giving the stuff away, but planned to dump it before the end of the day.
Kitchen cabinets
We are looking to purchase an off white painted style (or we can paint) kitchen cabinets, and so far the only ones we have seen and liked on the cheap (supposedly cheap) are at Lowes, it is Schuler brand, milk paint rubbed finish. (We don't want to go the Ikea route because it looks too modern). But our 9x19 galley kitchen quote (with a separate pantry in another area that is 6' was 18500.00 and 4000 install and it would take 7-8 weeks turn around time. Any better recommendations?

Price for Cabinet installation

Sorry for double post (did not allow for comments initially).
I am having IKEA kitchen cabinets installed in my three apartments. The kitchens are really small. They are L-shaped, approx. 8feet by 8 feet.
My contractor friend gave me an estimate of about $10,000 to install them -- that does not include countertops. I did get another estimate from another contractor and the other guys told me $2,200 for everything. Incredible price discrepancy.
Any ideas on how much this costs? Please help...

How loud is Union Street
I know that Union Street is a two way street with a bus line going through it. Is it as loud as it seems? I was once going to an open house on Union Street betw 7th and 8th avenue and the cars were honking non-stop because of congested traffic. How loud is it from inside of the house?
Response to responses on Cancelling Contract
The reason for cancelling the contract would be that the seller was in in a jam financially and needed to sell. After signinhg the contract, the seller took ill and is now in need of the property because it better suits his health condition. He is willing to pay any legal fees and interest the buyer would have lost. Just because someone wants to cancell a deal doesnt make them a bad person. Its is just business.

I am in need of repairing the cuppola on my 3 family brick building in Bed Stuy. The job requires the use of scaffolding in order to reach the slate on the exterior of the cuppola. Has anyone had this type of work done or know of any scaffolding comapnies that will rent to private homeowners?
Tax Deductible
As a rule of thumb for co-ops, is the real estate portion of maint fees tax deductible? I am interested in a 700 sq/ft co-op in Brooklyn Heights, the maint is near $900/month, but the broker selling the apt informed me that the maint fees are not tax deductible.

I just bought a townhouse in Park Sloper. It is 3 family and modern construction (yes, it is weird but there are 2 block with townhouse built in mid-80-ies)> I am totally renovating it, with 2 apartments for rent and one for myself. I bought wide plank hardwood floors for all three floors. My idea was to lay out the floors througout including in the kitchen which are part of the living room. I think this way it will make the space bigger and consistent. My contractor insists that for the rentals I need put the tiles in the kitchen as the renters will spoil the hard wood floors. I really don't want to do that but if it makes practical sense then I would. Any ideas on that?

Help!!! - 5-6 Family in Bed-Stuy
I am in the process of deciding whether to move forward on a purchase of a brownstone in bed-stuy. The house is one of the more desirable blocks of bed-stuy. The building is quite beautiful, with many of its details intact. The issue is that the COO is listed as 5-6 family. It is currently being used as a 5-family. I looked online and found in the dept of buildings that the building is NOT rent stabilized. Also, the property will be delivered vacant. My concern is the real value of a 5-family vs a 3-4 family. Does anyone know what the comps are like in that area? I would imagine that they are less and are also not as desirable to a buyer unless its an investor. Also, i have considered getting it converted, but i know it can be both expernsive and quite a timely process. Does anyone have any ideas on cost and time for this process? If its $50k, obviously that factors in to how much the house is truly worth. Any advice is appreciated. I have to make a decision pretty soon!

New Plaster Ceiling Comin Down!
We're just finishing a yearlong renovation of our brownstone. The work has been very good and our contractor has been very honest and responsive, not passing any unforseen costs during construction onto us. He brought a very good plasterer on the job who we like alot.
Unfortunately, the new plaster on the ceiling in one of the rooms is falling completely off. It seems as if the plaster weld used to bond the new to the old plaster is not taking to the old plaster. Firstly, any experiences with such a phenomenon? Secondly, who is responsible for paying for a new dropped sheetrock ceiling if they find that the old plaster is too old and weak to adhere to? The work is still under warranty, but if it requires a new solution to fix...seems like a grey area. Suggestions? Thanks.

Cleaning Bathroom Floor Tiles
I happily dicovered that the ugly bathroom floor tile (which was preventing the bathroom door from opening all the way (new house owner discovery) was placed on top of the original tile. Happy discovery, but I have lots of old tile adhesive, foil paper from the underside of the removed tiles...
Can anyone recommend a good product that will help me soften up the old glue and junk?

Then it sinks in...the condos that never seem to end, the lack of planning for parks, the towers popping up like weeds, infrastructure oversight, insufficient parking, no public transportaion, impact (with no plan) of long-time middle to lower income neighborhoods, lack of building design.
Sound a bit like Long Island City, Greenpoint, Williamsburg to anyone else besides me? Thank you to mostlt everyone in this forum who wants to buy, fix and stay in a house - and not sell to the next developer...
Not against condos per se - it's just the rapid sense of building urgency that neglects to factor in a LOT of important details which all contribute to the eventual health diagnosis for the community.

Removing Paint from Stained Glass
I have what I believe is an original stained glass panel in the dining room wall over wainscotting. It is coated with layers and layers of paint. But, The panel is no longer open to the outside of the house. I'd like to safely strip the paint to see what is exactly under there. Assuming it is stained glass, what is the safest way to remove the paint?

My husband and I are searching somewhat fruitlessly for a home in Ditmas Park, Beverly Square West, etc. We want to move out of our coop so we can have enough room to raise a family. We're really enthusiastic about the prospect of having a yard.
We love the area. The neighborhoods are gorgeous, the people are friendly, and it's an easy commute to Manhattan.
However, it's really tough out there! We have seen several properties, including the wacky house in Fiske Terrace, and the homes in the middle of nowhere on Glenwood. Does anyone have any tips for us? Is there a best time of year to start looking? How possible is it to find something in the 800 -850K range (possibly higher with rental income)? Are we nuts? Should we be searching in some other areas?
Any help would be much appreciated.

Anyone know a carpenter who can fix my pocket doors? Apparently previous fixes were not done correctly and the wooden dowels on the top were removed. This makes it very hard to open and close them when the weather gets humid.. They stick etc. Help!
vacuum cleaner question
I live in a Brooklyn brownstone with two cats, and have decided to make the jump and buy a decent vacuum cleaner. Have read all kinds of reviews, but want to know from folks in the real world: Miele or Dyson? Or will I do just as well with a cheaper brand? I have both hardwood floors and area rugs (orientals), no allergies but plenty of friends who do. I would like to have at lest a few hours where the place is cat hair/dust free. Suggestions?

Long tax question
We're buying a 4-family brownstone and converting to 2.
1) We plan on renting out the garden, can we write off the income from garden against part of the mortgage interest? And if so, what portion of the mortgage can we "assign" to the garden rental. Since our mortgage is above 1.1m, does this mean that we effectively get a bigger mtge interest deduction than the 1.1m limit bcs of the rental? Or are we capped at 1.1m?
2) Can we depreciate the garden rental portion of the brownstone?
3) Has anyone got a reduction in taxes because they went from 4-fam to 2-fam?
4) We also own a property - we have 2 relatives who live in it, one pays market rent and the other doesn't. We haven't been taking the mtge interest deduction on it because the IRS tests for presence of relatives - apparently it doesn't count as an investment property if relatives are living in it? On the other hand, one relative is paying market rent, so can we not write off that rent against the mortgage interest? The rent is about equal to the interest + taxes + insurance so we're net zero.

HVAC Help Please
I'm doing a gut renovation on a 3 family, four story brownstone. It seems the only functioning thing in the house is a relatively new Weil-McLain boiler (EGH-85/249K BTUs in/280K BTUs out) that the city was forced to install last April. (They were "maintaining" the house.)
While I'm reluctant to replace the only thing I don't HAVE to, I want to make the best decisions right now, especially regarding infrastructure, and this particular decision is driving me crazy because I can't get enough good info to make a determination.
Here's the loop going on in my head:
• Does it make sense to keep the existing boiler? I'm hearing that it's not the most efficient system & that it may make more sense to have separate heat (& hot water) for each unit, so that I can set it up for tenants to pay their own heat & hot water. Is that a growing trend that will become the norm?
• The boiler is heating hot water now, so water heaters will definitely be added whether I keep the boiler or not. But what’s the best configuration for the water heaters:
— install one for the owner's duplex and another for the two rentals to share
— install one water heater per unit
— install one per unit but connect the rental ones to be a redundant system?
• I definitely want central AC in the owner's duplex, so forced air heating in that unit might seem logical, but based on the 20 year old system I live with now, I don't care much for forced air heat...the age old complaints of never being warm enough.
But I’m also wondering about using radiant heat in the owner’s duplex: would that with central AC and the original (or new) boiler make the most sense?
• I think the tenant’s units will have gas heat regardless of the configurations, so is basic baseboard heating the most cost- and energy-efficient way to set it up?
Sorry for the long post, but any insight or suggestions on who to turn to are MOST appreciated. Then I can move on to the next thing to make me nuts. ;-)
Scared Buyer...Advice please
I am debating wether or not to purchase a 4 story brick building from around 1900. I love the location. It is the only building that I can afford in that area. But the place has structural concerns. There are about 10 tie rods in the building, some of the floors are really crooked, and there is a bulge at least 1 foot in the rear exterior wall, also a one foot bulge downward in the ceiling in the first floor.
I sent an engineer in there he said it wouldn't fall down, shouldn't have a problem for at least 20 years. nothing to worry about just add some wood reinforcement beams when you renovate a little extra cement in the back and extra steel support pillars in the basement.
My concern is if I do go through with the purchase I wouldn't be able to sleep because I would be afraid the whole building would fall down.
Any advice from you seasoned Brownstoners out there?

Expanding attic space
I am thinking of buying a frame house, 18x35, that has an attic space that has already been converted to a smallish bedroom and a bath. It has a window on one side, and two skylights. But because it's a sloped roof, the area where you can actually stand up is pretty small. I would like to expand the usable space (and the FAR allows for it. ) and also get windows in another wall to bring in the nice view.
Does anyone have an idea of how difficult it is, and/or how much it would cost to build dormers out? Is that the only way to make more space and put in windows? I'm looking for ideas online, and am kind of stumped.

I have a question regarding city and state taxes on real estate. If we are selling our co-op, what is the percentage of the amount we sell the co-op for that goes to paying the state and city taxes?
And what percentage is the transfer tax? What is a transfer tax exactly? I heard that it is 1% of the selling price of your real estate.

Light bulbs blowing
We recently purchased an antique light fixture for our dining area. Shortly after hanging it, one light bulb sparked and blew. The other 3 bulbs work but they burn out after just a few days. Is this a problem with the light fixture or the electricity? Do I return the light to be rewired or do I call and electrician?

Neighbor Flooding Problem
I have been having a problem with my neighbor. Their storm drain that leads from their roof overflows even in minor rain( extreme on a day like today) This causes all the rain water from their roof to into my yard and down my storm drain. I had to have my storm drain replaced to deal with flooding into another nieghbors basement. But part of the problem is I am disposing of the other neighbors rainwater. Also I have had two sewer backups that may have been caused by the excess water my system handles. I have called and spoke to the neighbors several times and received no response. My question, What next?
Not for Purists - Opinion Wanted
We are renovating our 3rd floor apartment for rental purposes. There is little detail left besides 2 fireplaces. We exposed one entire wall of brick, and removed much of one room's drop ceiling. We are thinking of exposing beams in all rooms to achieve a "loft-like" look. Question: do you think that the loft look has more rental appeal than a regular brownstone apartment? Insurance Insecurity
Need to decide on insurance ASAP. Has anyone ever heard of Tower Insurance? An insurance broker I was working with got me a quote from them because Nationwide was too expensive.
The replacement cost the company is assuming for our two-family Bed-Stuy brownstone is $425,000. (We are paying ~500) He says we can get another 25% of this if we need it. What is the deal here? How sketchy does this seem? Is it not a good idea to have replacement cost set as less than the mortgage loan amaount?
I got a quote from Chubb and it was outrageous. I am waiting on Brownstone Agency, but people on this site have posted negative reviews about them.
Appreciate any thoughts on the matter!

Great Roof Job
I, too, am a skeptic when it comes to contractors, and having had bad experences, I researched a number of people.
We finally decided upon Nick Kontzamanis. He was a little more money, but worth it. His crew was top-notch, fast, and I warned them they had to not scuff a single wall. They did both the top roof and the extension roof of our brownstone. Everything was completed to our satisfaction.

Repairing old doorknobs
Anyone out there know anything about repairing original brownstone doorknobs? We have some beautiful old ones, glass and brass, in varying states of disfunctionality. Ideally, I'd like to find a way to repair them or replace internal parts rather than chuck them for new ones.

exterior problem
The stairs on the stoop of my landmarked brownstone are in need of repair. They are cracked and in several places broken. In addition our traditional railings and lower front facade need some attention. They have been painted and some of the paint is peeling.

Brownstone to Limestone conversion
I have a brownstone (in a Historic District) that is almost in need of a refacing.I was wondering about having it refaced with limestone. So a few questions:
-Is this ever done?
-Would it disproportionately affect the value of the house either positively or negatively?

Crazy Landlord / money back from my broker?
Help! I really need some advice on the best tactics to deal with this situation. This is probably way to rambling, but I'm just trying to give you a sense of how crazy it is:
I enlisted a broker to help me find an apartment in Brooklyn and settled on an a floor-thru on the parlor floor of a brownstone with the owner living in a duplex below. The broker described the landlord to me as a bit eccentric, which he was when I met him. He kept on saying stuff about how it was important "to get a good vibe' and asked me if I had any problem with him keeping cats or smoking 'liquor cigarettes'. What the broker failed to mention to me was that this guy is a full on nuts. Why am I sure that he knew this? Because he was friends with the prior tenants who were moving out!
In the past year, my landlord has engaged in three screaming matches with me where he tells me that I'm racist and trying to drive him crazy by stomping around my apartment and dropping things on the floors. I moved up to the second floor when it was vacated by the tenant thinking that this might solve the problem, since he didn't seem to have these issues with the landlord and I'd no longer be right above his head. Well, it now turns out that I'm 'bringing eight people over every night to run up and down the stairs to drive him crazy'. This weekend he screamed at me and my girlfriend for about half an hour, to the point where finally our next door neighbor came out and yelled at him to stop. This just led to him and the neighbor getting into a screaming match. This guy is a full on lunatic!
And now a new kid moved in on the first floor, brought in by a different broker! This poor kid is getting the same treatment I did and even had his mother called a 'racist devil' by our landlord. He wants to get out too. I've tried to deal with this and probably let it go on too long, but how can we get our money back from our respective brokers? I can't believe we paid money to deal with this!
I have no idea what to do and am really considering starting a negative press campaign against these brokers if they don't refund us or come up with an equitable solution.

price per sq ft townhouse rules of thumb?
Anyone have any insight into prices per square foot in the following areas: park slope prime, park slope south, fort greene prime and boerum/cobble/carroll gardens prime?
What I mean by prime is: a good block, a typical townhouse on 20x100 lot, described as 'mint' or triple-a by brokers.
Brokers tell me "bococa" is higher per sq ft than the slope because of city people who fear extra subway stops.
I know ft greene has appreciated massively in the past year or two vs (say) the slope.
Ok so my stab at this is:
north slope: 600/sq ft
south slope: 550/sq ft
bococa prime: 650/sq ft
ft greene: ???

Property Shark Tax Values - Are they price values?

I am interested in a 1-family and the property tax value (assessed value, land portion, and total assessed value summed) on PShark is $75K less than the asking price. I have looked at other listings where these numbers are essentially equal to the asking price. My questions: Where does property shark get tax value info from - i.e. is this the estimated appraisal value? And is this supposed to be equal to the appraised value of the home?

What's going wrong at 1520 Bedford Avenue

Seeking Fireplace mantle, surround and firebox.
We recently opened up an old fireplace in our brownstone. The inside brick is crumbling. We only intended to use the fireplace as decorative. Someone suggested using a cast iron surround with firebox and just laying it in the opening so that it would cover the crumbling brick. Then getting a mantle.
Does anyone have any additional suggestions? Also, where can I go to find the surrounds with a firebox? I can't find any place local, just www.gascoals.net online.

Soil Testing
I mentioned this on the home page under B's garden post. Where can one get their soil tested for heavy metals? Is this expensive and is there a kit you can buy and collect the samples yourself, then send off to the lab? Anybody out there thats done this? antique wood floor specialist needed
We are in the process of buying an apartment in Park Slope that has beautiful old oak floors with different decorations in each room. However, they are badly in need of refinishing. We have been told parts of the flooring is paper thin and would be destroyed if it were sanded enough to stain and refinish. We would like to avoid putting in new flooring. Does anyone know of refinishers who work with very old flooring in this condition?
WNBC coming to film my renovation nightmare
After submitting a review of my last contractor's walking out to the new NY website Angie's list (angieslist.com). They used me and our brownstone (see my brownstone ... carroll gardens renovation) as a PR piece on the hazards of renovation. WNBC is coming out next year to interview myself as well as Angie about the process... Hopefully I can get the 2 contractors names in the interview. I've warned the new contractor about the strings that I can pull...

Moving BX and fixture above tin ceiling

We're removing a dry-wall drop-ceiling in our house to expose 1 more foot of ceiling and restore the tin ceiling we found underneath. Part of the job will also be to move the BX wires and electrical fixtures (2 of them) above the true tin ceiling.
We got a quote for $1000 for the electrical work only which seems high. Anyone have experience with this type of job or electicians they could recommend?

Buying a 2-Family - how to calculate what I can afford
I have been looking for a one-family in the environs of Park Slope (and WT, PLG) for around $850K, and there is not much out there.
Although I qualify for a higher mortgage, I don't want one because I want my monthly costs to be low. In such a situation, does it make sense to look for a two-family? Would the rent income be more than the cost of the increase in price?
How do I figure that out? How do I calculate how much I can afford to pay for a two-family?
Sorry for such a basic question. If I'm sounding like an idiot, please take pity and just steer me in the right direction! Thanks.

An Accepted Offer - for comments
My husband and I are trying to buy a home in Brooklyn. We have twice been in a situation where we have an accepted offer, have ironed out all contract terms, and have received pre-approval for financing when the seller received a higher offer and rescinded the acceptance. I understand that legally we have no recourse regarding the property--without a signed contract, we have nothing (under New York's statute of frauds). But what about all of our reliance costs (e.g., the inspection, attorney, mortgage broker fees)? In an equitable world, the seller would be liable for these costs if the seller then decided to go with a higher offer.
Also, isn't there an argument that the seller has not negotiated in good faith if he/she takes a higher offer? And what about etiquette? How can a buyer move forward without any guarantee?
I'm ready to throw in the towel, as the emotional toll is too high. When you are spending this much money, one would hope that everyone would at least act morally--a promise is a promise, regardless of the statute of frauds.
Gas Fireplace

When my wife and I gut renovated our brownstone we had gas lines run to each of the fireplaces so that we could late install ventless gas fire place units. After the walls were closed we realized that there was a gas leak to one of the fire places so we shut off the gas supply to them.
Can anyone recommend a plumber with experience in finding a gas leak that can help us find the leak and the hopefully use the fireplaces?
paint on stone under stoop
Does anyone know about paint on the stone in the entrance under the stoop? At our place this was painted a long time ago and the paint is peeling. Given possible lead paint concerns we feel like we have 2 options - remove the paint or paint over it. If painting over, is there any issue with it stopping the stone from 'breathing'? Should we use special paint? If removing, what is the best method?

Stoop work reassurance
As part of a brownstone facade makeover that began yesterday, the crew I hired is jackhammering away at the stoop. I had no idea how much stone they would remove and am now having all lots of scary thoughts about compromised strength of the steps hereafter. Somebody please tell me it's normal procedure. Or should I stop them!!??
It seems like nearly two inches of stone removed which of course opens big gaps between the slabs. Gaps I could put my hands through.
It just seems to me that to remove so much stone just so there is room to adhere a thick brownstone coating could really effect the integrity of the stone, no?

Recently finished the marble work on my shower and discovered that the original piping was incorrectly installed. Fortunately, the pipes can be reached from the other side of the shower wall. Unfortunately, my plumber pulled a disappearing act.
I don’t believe this will be a straight forward job, so I would appreciate any recommendations for a competent, reliable and licensed master plumber.

Cleaning Pre-Finished Oak Floors
I recently bought a house that has some fairly new pre-finished Oak flooring. The wood is a light blonde color. On the places with little traffic, the grooves between the planks are the same color as the floor. In the high-traffic areas, the grooves are dark with dirt. I clean regularly but would like to know if anyone knows of a product that will get that dirt between the grooves or is this just part of life with pre-finished flooring? Thanks in advance.

Ductless split-systems and co-ops
I'm considering a unit in the copley building on eastern parkway. The problem with this building is the terrible traffic noise from grand-army and eastern parkway. The windows are ok (double layer) but window ACs effectively destroy that sound insulation. So I'm considering ductless (split system).
Would i be correct in assuming my chances of getting anything other than the ugly noisy window ACs approved in this building (or any other NY co-op) are effectively ... nil?
What about sacrificing a tiny and useless "maids room" for the "outside" compressor (install vents that replace the window)? then running the pipe work? nil also?

I have a 1+ BR on 10th St btwn 8th and PPW. Right now I'm getting 1800 for it, but my tenant is leaving and I need to rent it for July 1st and would like to get a little more.
The apartment is on the 3rd floor of a 4 story 3 family and is about 950 sf. It has some detail - mantel, original floors in most rooms, shutters, nice big bathroom, but an eh pass through kitchen with no dw. Refurbishing Exterior Brownstoner Door
We need to have our very old and original brownstone doors refurbished. Right now we have to sort of slam them shut and then push them in while we insert and turn the key to unlock the doors. The outer doors require a bit of force to open and close, while the interior set merely hang wide open and never remain closed. I think they have to be rehung? Or they need new hinges? Anyone have recommendations for a carpenter or contractor who has experience with old doors. They're still in great shape despite being over a hundred years old.

What is a pier mirror?
I am a newbie, anxious to learn.
An open house I visited had a very nice piece in their living room, a large carved wood door-sized frame, with a mirror in it. It was placed under a molding on a part jutting out from the wall that looked like it might once have had a gas fireplace. The effect was lovely, and gave an impression that there is another room through it.

I want to install a crystal chandelier leftover from the previous owner in a wet location (bath). The chandelier body is brass. Prices per Square Foot?
What's a fair price per square foot that people would buy at right now? My girlfriend and I are looking for condos in Park Slope, Carroll Gardens, Brooklyn Heights, and somewhat Prospect Heights.
I've seen $600 per square foot tossed around as a fair price for PS and possibly CG. But it seems that anything that is in reasonable shape is well north of that.
I realize that there are many things which will be upwards or downwards factors: outside space, recency of renovation, school district, landmark district, etc., but I'm just wondering what would be a good basis point to start from in these different areas assuming something in reasonable albeit not exceptional shape.
Also, does anyone have any sense on what is the ratio of closing price/asking price is lately?

Resin Flooring?
In looking through several kitchen books I noticed several photos of resin flooring. Mostly used for commercial space, it is now becoming more popular in residence. I’ve often noticed it in medical facilities and thought what a clean, sleek look and how easy it must be to sweep and mop. I’m thinking about putting it in the basement that will be mostly used for a recreational play and a laundry area. Can any one tell me how resin flooring is installed, for it looks like it one complete sheet of flooring? What is the cost and how durable is it?

My fiance and I are looking to purchase a 2 family brownstone in NJ.
3 to many bad landlords later...
We are thinking of purchasing a 1 family for $250K. Bottom line the interior is awfull - typical NJ - carpeting, bad tile. Just void of all character. However structurally it is very sound - fairly new electrical & plumbing.
We are thinking of borrowing 300 K and using 50 K to redo the following:

New deck on 2nd floor
knock down a wall beeen kitchen and living room

What are costs of a project like this?

Seeking architect
We would like to add a three story addition to our small (17' x 35') three story carroll gardens brownstone. This would involve renovation to the existing third floor, but only minor reno of the lower two.
We are looking for a creative architect with experience with additions and renovations to brownstones. We would like someone who appreciates preserving the original feel of a brownstone, as we want to maintain (and perhaps enhance) the historic character of the house as much as possible. We don't know how much this would cost, but are thinking (hoping) that we could do if for no more than 200K.
Anyway, any recommendations for architects would be greatly appreciated (or any other advice that others may have).

Jackhammering Cement

We're tackling our backyard in our Bed-Stuy home and we want to remove the cement that covers 3/4 of the backyard area. Would it be relatively the same price to hire someone to jackhammer the cement and remove it as it would be rent a jackhammer, do it ourselves, rent a truck and haul it to the dump?

We are in the midst of reno in our Crown Heights home. The home was originally a 1 family and we're converting it to a 3. This change requires a lot of changes, such as a fully accessible handicapped bathroom on the ground floor. Now my architect has informed me that we'll also have to put a ramp underneath the stairs to enter the garden floor. For the life of me I can't picture how that will look on a 105 year old house. Has anyone else been forced to build a ramp in this area to accomodate a wheelchair, which no one I know or who will visit my house needs? -- thank God! I'm all for the rights of the disabled, but some of these codes just don't make sense to me. As the owner, shouldn't I have some say as long as my say doesn't jeopardize the safety/well being of others.

Okay it is not horrible but I want the orginal orginal glass exterior door... Two brownstones down a SRO has the orginal door and I asked the owner/landlord how much to sell or if they would be willing to trade doors (I offered to pay the installation and give them my door). They gave me a price of $10K (?!?!?)

Sewage backup in basement: advice?
I have a three-fam in Crown Heights, built in 1901. A few times in the last few months, the sewer line has backed up and the water (or whatever) seeps into the basement. The first and second time, we thought it was a clog in the line, so the plumber snaked and clawed it out. But he told us that if it keeps happening, it's likely that there's a leak or a break somewhere in the line that goes from our basement out to the city line under the street, and we'll likely have to replace our line, which may have lived out its natural life.
It seems plausible, especially as there are a couple other houses on the block where people have been digging up the sidewalk in front of the house. Maybe all the original lines were set to expire in 105 years!
So, I'm wondering in anyone out there in brownstoner land has dealt with this, and how. Did you dig up the original line and replace it? Did you use a plumber for this, or a general contractor? Do you have any recommendations for someone good to do this kind of job? What would it cost, roughly?
I'll appreciate any advice.
Basement Renos
I noticed a while ago that there were some posts regarding upgrading cellars. Did any of the postees actually do their basement projects?
I'm interested in gaining some height in our cellar and redoing the cement floor and would appreciate the name of any local dependable structural engineers and contractors who have done similar work. Also, any back of the envelope cost estimate would be appreciated -- I'm not sure if we are talking 1000s here, or 100s of thousands.

reglazing claw foot tub
Does anyone know of a place in NYC that will pick up a claw foot tub, reglaze, sandblast the sides, etc? I know there are a few services that do the work in your home but I'd like to avoid having someone sandblast in my bathroom. Any suggestions? Short Driveway - long car!!!
A house on my street had a garage/driveway inserted at some point in its history. Great for the owners but they must have secured a permit promising to park only a matchbox car in the driveway. Instead their sedan or something like that sticks out and blocks over half of the sidewalk in front of the house. Is this permissable? It's a real pain. How did something like that get approved? And is there anything to do about it?
Soundproofing a party wall?
I have a woodframe townhouse in Bedstuy, 16x30 and three floors. I want to get one side of the house soundproofed. I unfortunately share a party wall with some loud morons. Only on one side of the house, the othe neighbors are fine. It seems like the wood frame of the house transmits sound all around the house. Is there any way to soundproof a party wall?

renovations before lease renewal?
i've been renting the top floor of an owner-occupied brownstone and my lease is up for renewal in three months. my landlord was pleased to hear that i'd like to stay another year. the only problem is that the common areas (the foyer, stairs and landings) could use some serious sprucing up. i'd like to ask him if he plans to make some improvements soon, at least paint. i'm just wondering how i can bring up the issue without causing offense.

I live in Clinton Hill Coops - there is no bike room (though I really really really think they should have at least one). Keeping a bike in doors is causing relationship strife (I want it indoors she wants it out of the apartment).

900k to renovate a brownstone?
Call me an idiot - I just figured out that at 250/sqft to gut renovate a brownstone (good condition, but plumbing needs to be relocated), assuming 18 X 50 built area and 4 floors - that comes out to $900,000! Is that what you guys pay?

pergo installation
Anyone have a recommendation of a handyman to install a pergo-type laminate floor and/or an idea of what is a reasonable charge? We have about 800 sq ft of badly neglected oak floor of our double parlor that needs covering. Weissman's on McDonald Ave under the El sells a nice looking laminate for only $1.29 a sq ft, but am I saving money in the wrong way by buying the floor there and paying someone to lay it down (I'm not a DIY'er- two left hands)? Or would it be more cost effective to go to HD or Lowe's where they will install (although it seems they charge about double for the same quality floor). Any insights greatly appreciated.

Old light fixture restoration
I had an old chandelier revired and cleaned. It is a beautiful piece which was an original to the house but did not work ( did not switch off ) when we moved in. Electricians who replaced it said to toss it in the trash.
I have to disclose that the person who has restored it is my friend but he did a very good job. I asked him if he is willing to do this as an additional projects for other people for a small fee and he said why not.
I would definetily recomend him for cleaning and lite restoration of old light fixtures.

We have a metal door for our cellar hatch in the rear of the house, but I'd love to get some natural light down there. Does anyone know of a place that would make a metal and say, glass/chicken wire hatch door? Any idea how much it would cost?

We have some old doors that we want to make into pocket doors so we need to get track hardware. Where would I find track hardware for pocket doors.

old oil tank removal -- any advice?
To follow up on an old post, does anyone have advice about an old oil tank that is in a close in the cellar -- potential hazards and what it would take to get rid of it?
Decorative Fire Escape
I have an offer on a buiding with a fire escape in the front. It is the only possible place for it on this building. I think they are ugly and painting it isn't going to help much. Is it possible to have a good looking fire escape in the front. Or better yet Balconies that also serve as a fire escape.
Flooring
Can anyone recommend a place in or around the city to buy solid hardwood flooring at a good price? Also looking for recommendations for a relatively inexpensive and reliable person to install and possibly finish. We are still deciding between unfinished and prefinished (solid wood). I prefer the look of site finished, but it seems that when the costs of materials and labor are totalled, prefinished is much more economical. Am I wrong?

Tub Installation
Does anyone have a rough estimate for the cost of removing a garden tub and installing a claw foot tub? A general ballpark number would be great.
Also recommendations for finding affordable, refinished claw foots....
Lead Inspection
My fiance and I just moved into a co-op and are considering striping and refinishing the trim in our apartment. We plan to hire a certified professional to test for lead. Can anyone recommend a good company? It's a two-bedroom co-op with base-molding throughout five rooms and some top molding in the living room. If anyone has had anything similar done, I would also appreciate an estimate.

Co-op inspection?
We are buying a duplex apt that is part of a 12 unit co-op. I was told that most people do not have inspections done prior to going into contract on a co-op. I know that someone moved into the building about a year ago and did have a full inspection done. Should I take this as enough evidence that the building is in good shape. Should I have the individual unit professionally inspected or just do a walk through to make sure appliances seem in good order?
Tenants and construction
Last summer we renovated our apartment downstairs and one tenant asked for a rent reduction because of dust/nusiance which we agreed to for the month. We are now putting a deck on (just during work hours..they are stopping around 6:00) and the tenants are complaining again and we are sure will be asking for a rent reduction. We're not sure how to respond..any thoughts? These tenants are getting more and more "difficult" even though we are extremely responsive, etc..
Repointing

Truck Rental?
I'm making a do-it-myself patio in my backyard. None of the places where I've found suitable bluestone will deliver. So, I need to go to Staten Island and Pick it up myself. Obviously, my toyota will not do the job. Any suggestions for cheap truck rentals- maybe a small flat bed? Preferably in Brooklyn, and most preferably near Ditmas Park.

Steer me in the Right Direction
I am purchasing my first home (I have purchased a co-op in the past, which is entirely different). The house is located on the Clinton Hill-Bed Stuy border. After house hunting for over a year and figuring out what I like, I finally found this house that I really really like. It was built in late 1800s/early 1900s, and it is a remodeled house. Apparently it is one of those flip houses. It is a legal three family with brick exterior. Its interior was remodeled.
So...I went for the inspection this past weekend, and of course a good number of items were listed as problematic: the main beam in teh basement is old and rotting, and needs to be reinforced, as do MOST of the other support beams; the brick interior needs pointing, there are areas that allow for water to seep through because it has no pointing; there is sewage backup that needs to be worked on, the chimney is old; the fire-escape is old and needs to be at least repaired, but suggest replacement...
To add on, the remodel/refurbish work done by the owners is low grade. On simple walk through, it looks fine visibly. But lots of backwards work was done: the bathrooms, which have no windows because of their placement in the buildings, have no windows, and NO exhaust was put in either; some of the bedrooms in each floor have no heating unit (perhaps because an additional room was creating in the remodeling); there was a new roof put in, and while it is ok, it was not done in a way where the roof would slope to allow water to roll off the roof properly. Even worse, the heating unit is pretty much shot, and requires a new one completely (about $5k+).
There are good things about the house, such as all the wiring is brand new, and all the plumbing is brand new. And of course, there are a few cosmetic things to be done with the front and back yard.
The house sale price is under $600k.
The bottom line questions are: Is this a good deal? What additional work should I ask the current (flip) owners to do? Should I expect that a house of this age have some problems, and just deal with it? Would a house of this nature and location be considered a good buy? Is it typical for those of you who have purchased older homes to expect to have to put work into it?

Permits & Plans
We have been working with an architect to develop plans for a major kitchen/bath/exterior remodel. The architect has always been in favor of filing with DOB and obtaining permits. Now that we are at that point, however, she says she would file modified plans that do not show the plumbing changes. She says otherwise DOB will want to inspect all the plumbing in the house and it will slow things down, etc. One contractor we have interviewed, who is very experienced and highly recommended, agrees with the architect's suggestion. Two others seemed to think the idea was pretty whacky. I don't know what to think.
loft apartments above red hook fairway ?
Ok what is the deal on the stealth condos above the red hook fairway? NY Post in a bit about fairway today mentioned the developer has "45 luxury loft apartments with 15 to 22 foot ceilings".
Why don't they even have a sign there? I enquired after the possibilities (off the plan or whatever) there a year ago and was met with no phone call returns ano no info.

Deck in the backyard
I am thinking about extending a tiny deck I have coming off the parlor floor of my brownstone. There is a 30' setback rule (eg. the end of the building has to be 30' from the rear property line) although there is an original extension which pre-dates the rule and is about 25' from the property line and goes across about 2/3rds of the property. Are decks subject to the set-back rules? Can it be extend along (one or both of) the side property lines? Does it be made out of a fire rated material (ipe or metal?). And finally do I need a permit/landmarks approval to build it as long as it conforms to rules?
