Should we use a broker to sell?

Having just completed the reno. of our Bed Stuy Bstone, my wife and I are now faced with the reality of selling the one bedroom co-op that gave us our initial leverage.

As a landlord and a buyer, I have resisted using a real estate agent/broker with great success. As we look to sell this sweet apartment in Fort Greene, I am tempted to give an exclusive to one for this sale. While 6% is alot to give up, I feel in the case of a prime hood, a good broker will have the access and wherewithal to facilitate and execute much better than we can. Am I wrong? To FSBO or not to FSBO? Can't wait to hear. Thanks in advance.

Kitchen floor hell

I am in the process of having all the old pine floors in my Bed-Stuy brownstone sanded and polyurethaned. I decided to also do the kitchen, while I was at it. It was old pine planks, covered with 1/4" plywood, and then glued down vinyl tiles.
I ripped up all the plywood and tiles (no small job!) only to discover a lot of (old) termite damage, as well as other holes in the floor needing repair. The floor guy (Buono) is quoting me $500 to do the repairs, but is strongly urging me to think about replacing it with a tongue and groove oak floor. He wants to charge me $1200 for this. And I think he still wants to finish it as well? (I'm not sure about this last part - his foreman gave me the info.)
In any event, If I go ahead with the new floor, he plans to lay the floor down on top of the damgaed floor.

So - Questions:

Should I just repair the damaged floor replacing planks as needed? I have the feeling this will not look so great.

Should I have the new floor laid installed? If so - is it better to buy unfinished or finished wood? What is a good one to get, if I don't like his oak tongue and groove material. And - price per square foot - ball park?

I'm thinking that this may be an invitation to go in a totally different direction altogether, and do ceramic tiles on the floor. If so - should I rip out the old pine floor and put down a plywood subfloor? or just put the subflloor on top of the damgaed planks? What is it likely to cost me to put in a tile floor - assuming decent materials, but not overly fancy/expensive?

Can I plant a tree?

I live in a 2-story back-facing apartment. It has a tiny (150 sq ft) garden with a wall of windows looking out at the garden from both floors. But there's a "Rear Window" -style apartment building directly across the way. On the ground floor all you see is garden, but on the upper level, you're in a fishbowl.

Is there any sort of tree I can plant that would grow in the space which would block the view (without tearing up my fence since there's no real clearance)? And how many years would I even be looking at before I had any hope of not being on display?

Handyman Recommendation

Hi -- After many disappointing experiences -- costly, shoddy work, unreliable people -- we are happy to recommend Johnny Hash as a handyman. He came on short notice to our house, post-basement flood, and he and his brother scrubbed the floors and walls with mildew-cide and bleach. It was not a fun or easy job, but they were fast, professional, and thorough (making suggestions about efficiency and efficacy). Need electronics person or AV guy/gal

I am having a hard time hooking my HDTV up to my home entertainment system. The wiring is already there, the speakers are in place, Im just not sure where all the connections go on the receiver, DVD/CD player and cable box. I guess whaam looking for someone who can help me do this preferably an AV person or electronics person.

Inexpensive Freestanding Bath Tub?


Does such a thing exist? Can one be had new for under $1000? I love the old clawfoot tubs, but a restored one I understand is expensive, and I'm wary of dropping $300-$500 on a salvage clawfoot that I would have to work on myself.

Could anybody give advice about the area, the realtors and such are calling 'South Clinton Hill' , specifically Quincy, Lexington, Gates streets btw bedford and franklin. We are thinking of buying a home here.

A/C drip

I rent a second-floor apartment in a recently renovated brownstone. A while ago, my landlady told me that I have to buy a pad of some sort to stop my window air-conditioner from dripping on the front of the building. She couldn't tell me where to buy the pad or how to install it. When I went to the hardware store, I was told that the only way to stop dripping is to buy a hose and attach it to the hole in the bottom of the unit. This will be especially difficult because there is very little space between the bottom of the unit and our window ledge. Does anyone know of any other way to stop the A/C from dripping onto the front of the building, and whether or not the landlady should help us with the cost and/or installation of whatever solution we find?

damp interior brick

I have an unusual problem in my c. 1910 brick 3 story in PS and I'm wondering if anyone has had a similar situation and can offer advice. In 1998, I had to remove the original plaster and expose the brick in the small second floor room above the first floor entry vestibule. Mold and mildew had formed in one spot, about 6 feet from the front of the building and 6 - 8 feet from the floor. I inspected the 3rd floor tenant's apt. above and their wall had no signs of water damage. The very small amount of moisture evaporates now that the brick is exposed (and the mold problem is gone), but it has caused some of the mortar to effluoresce and some of the bricks to crumble. Furthermore, I often smell a musty brick odor in the room. My immediate neighbor is slightly up hill from me, and I believe the problem may be inside his chimney, since the moisture is so far from the roof and his chimney runs very close to where the damaged brick is prevalent. Furthermore, I have had the roof repaired, the cornice molding repainted, and the pointing inspected to make sure that water was not getting in anywhere else. My neighbor also has a chimney rain cap. So where does the moisture come from? Could it be that there is a great deal of condensation in his chimney? If so, why? I am worried that he may have to replace his boiler and reline his chimney, which could be hard to get someone to do amenably. Any thoughts?

Main water supply


We still have a lead watermain running in from the street. Our drinking water has tested negative for lead. The rest of the plumbing in the house was changed to copper some time ago. My question. Will changing the lead main over to copper increase the water pressure to our house? What is the standard size of pipe they use when replacing the line and should we pay more for a larger size? There is a big difference in our pressure depending on what time of day or night you use the shower. 1am the pressure is fine. 7:30 am pressure is very low. SIngle family house. Thanks in advance.

Cellar bathroom

Since we are redoing our cellar anyway, we are considering having a much desired second toilet/shower installed in the cellar. The sewage line is about 3 feet off the cellar floor, which means that we would need one of those sewage ejection systems. We could also use an upflush toilet, but a brief internet search indicates that these are less desireable. Since we are redoing the cellar anyway, we can have the sewage ejection system built right in below ground. Does anyone care to share their experience with either of these -- or even just cellar bathrooms in general?

Are the sewage ejection systems allowed under the code? Are they disturbingly noisy? Smelly? Not allowed under the code ? Prone to breaking down?

Any advice or input would be mightily appreciated. (I am keeping my fingers crossed that the feedback will be positive.)

Microwave-Range Hood Combo Satisfaction?

I'm considering getting a range/microwave combo, but the recent consumer reports review said "None of the over-the-range microwave ovens we tested could match most range hoods’ smoke-capturing ability. Two, the $750 Whirlpool Velos GH6208XR and the $870 Whirlpool Velos GH7208XR, cooked well, extend farther than most over front burners, and were better at venting. But they vented only slightly better than our least-effective hoods, and their high price kept them off our list of top picks. What’s more, heat from the stove below can keep an over-the-range oven’s fan running noisily to cool its internal parts."

Any good experiences with these, and if so, which makes/models? Thanks!

Yard Restrictions?

I plan on discarding the jungle of a yard that I have by conceting it and than tile. My neighbors are worried that their yard and basement will get flooded because of this and hinted to me several times that there are certain restrictions one can do with their own yard. Is anyone awhere of these restrictions?

home networking - city codes?

Does anyone know whether city code covers home networking? I was looking at a good site (http://www.swhowto.com/index.htm) on DIY network wiring & the guy said that he waited till after the rough in inspection. I would rather not wait but don't want to get into trouble. Thanks

The Shadows from Ratner's Atlantic Yards

On my block association website www.southoxford.com I posted a recolored drawing from their Environmental Study of the shadow sweep of Bruce Ratner’s proposed Atlantic Yards Development. Other drawings from the DEIS are also featured. Many local parks, historic structures and districts will be in shadow, as well as parts of historic Fort Greene Park. If the development goes through as planned, some areas near the yards will never get any sun again.

Changing French Door Glass

I have french doors with clear glass windows which I'd like to replace with stained or frosted glass. Does anyone know who might do something like this? would it be cheaper to just buy new french doors or replace the glass.

I am interested in building a stoop on to a 1901 brick home to gain access to the parlor floor. Any idea how much something like this would cost? Any feedback would be greatly appreciated.

oil based vs. water based wood stain

(sorry for double posting)

I was told that the light color wood stain i choose for my floors would come out better using water based rather than oil based stain as oil turns the floors a slight "yellow" color. Any downsides to using water based stains on hardwood floors?

Anyone "pickled" their oak floors?

Well its not really pickling..but I'm thinking of using white oak water based stain on the floors...i'd like them to be as light as possible, and am not a big fan of the natural oak color. Anyone tried this? Thoughts?

Brewse at Summit Floors

I just wanted to share an extremely positive interaction I had with Brewse from Summit Floors today. I had a bit of a staining disaster with a cheap shop from Williamsburg (Fried Floors). After seeing his thoughtful posts on Brownstoner, I called him this morning to ask for advice. He listened patiently, gave me some advice and offered to come over and take a look so he can better guide me -- all of this after I told him that I had already committed to the cheap shop but was trying to figure out how to tell them to fix the problem. He came over within 2 hours, was very professional and gave me great advice -- he clearly knows his stuff. Based on this interaction, I highly recommend him and hope to use him myself in the future!

Ceilings


My parents own a 2 family brownstone in Bed-Stuy that I'm doing some research on a complete renovation for. They want to move to the lower two floors, but we need to put up a new ceiling on one of the floors. Also, the electricity and plumbing needs to be completely redone, but that may be a project for another year or so. Right now we want to concentrate on the ceiling- does anyone have any suggestions of people to do the job/cost/length of time? Anything info would be helpful since I'm new at all this...

Moving through a 2nd story window

We have a family heirloom, a bookcase, that is part of a matching set, and it wouldn’t fit up the staircase.

Can anyone recommend a moving company that might bring it through the window? We’re on the second floor.

Anyone know how much this service might cost?

We own the building, and we have a small driveway under the window. Would I be crazy to make this a DIY project? What equiptment would I need to rent?

Any advice would be appreciated.

Tree Trimming

I have a magnificent old Norway maple which spans the space of 7 properties. It needs to get trimmed and the two main leaders need to be cabled together. I have dealt with
Urban Arborist in the past - good work, reasonably priced, but pure chaos in the scheduling department. To be fair, the rain messed up everyone but they cancelled once and did a no-show, no-call, no-return call for a second appt this Saturday. I need to trim this tree because those those little whirly-wig things are falling all over my gutter screen - not good in all this rain.
I also don't want dead branches and limbs falling on my neighbors in a storm.

Any recommendations? My experience with tree people in Brooklyn is that they are pretty fly-by-night. Any reputable, responsible companies you can recommend?

Atlantic center viability

Has anyone been to the atlantic center recently? damn. Target aside, it is just the saddest place. At least one of the bigger retailers there (i forget which - some kind of home decor place) has a "going out of business" sale going on (a real one, not a fake one).

I wonder if atlantic yards is an attempt by the developer to shore up his retail before it all collapses? there is no way the stores in these two existing malls could be profitable!? (ok except for target). office max? burlington coat factory? circuit city with one cash register open?

HELP - entrance way!


Please help - I imagine this problem has come up before but I don't think it has ever been addressed in the forum. We have a 4 story building and intend to keep the bottom duplex for ourselves and rent out the top 2 floors. We are having trouble configuring the entranceway on the parlor level to allow access to both the duplex or to the staircase that leads to the rentals (we are keeping a basement entrance as well but want two ways of egress). Right now the parlor level has the typical vestibule with an entrance door and an inner door which opens to the main stairway or to the parlor floor. We want a separate entrance but the hallway next to the stairs is too narrow to install a doorframe/door. So, do we (1) build an angled wall from the bottom of the staircase to the parlor wall or (2) take down the inner vestibule door and install 2 doors (one leading to the common staircase and the other into the duplex)? Because the vestibule right now is too narrow to install 2 doors, we would have to move the parlor wall 1 foot in to accomodate 2 doors. This question has stumped 2 designers and I'm afraid either option isn't aesthetically pleasing. Other options are greatly welcomed.

Yankee Gutter Repair

We have a yankee style gutter on the front of our Heights brownstone which has developed leaks causing water to run down the face of the building. We've been turned down by two roofers so far because they don't work that high anymore. Can anyone recommend a roofer who can do this sort of work (ladder, scaffolding, whatever, there's even access through a window)? I have seen recommendations for Nick Kontzamanis and I plan to call him, I need at least two bids to satisfy our building's operating agreement.

If the appearance of the gutter is unchanged, does landmarks need to get involved with this sort of repair?

Reliable contractor needed for renovation of co-op common area

I live in an 4 story 8 unit co-op building in Brooklyn. We need to renovate our common areas, the foyer and stairs. This will involve painting the walls and railings and re-tiling the floors. We need someone really reliable as this is a high traffic area and will involve scheduling so that we can still access our apartments. Any recommendations will be greatly appreciated!

How to work with an architect

I am buying a house, to which I'd like to build an extension, but I don't have the money right now. But I would like to ask an architect to give me some ideas of what can be done, and draw me some designs, for me to dream about for the future. I also need him/her to find out what is permissible under the zoning regulations.

Are there architects who will do this, perhaps charging a set fee or an hourly rate? I've never worked with an architect before, and don't know what this kind of work would be called, or if it's something that is usual practice. I have of course read that they usually charge 10% of a job, but that is not the situation here.

And I guess I'm assuming that if I approach an architect saying I don't have enough money to build, that s/he won't give me the time of day.

Floor staining advice -- urgent

I'm in urgent need of advice on staining my pine floor. I had it stained earlier this week using a mix of Minwax Provincial and Minwax Dark Walnut. I was aiming for a nice brown shade. Unfortunately, it came out completely "stripey" with some parts nearly black and some parts red. I'm paying the flooring guys to sand down it down again tomorrow and have given up on the brown floors. I just want something decent and not oddly "stripey". So, my question is: Should I just go with polyurthene (in which case I'll have to accept the light and yellowish tone of the floor)? Will I have the same "stripey" problem irregardless of what stain I use? Many thanks for any advice.

Renting roof space to cellular towers

Does anyone know the deal with letting verizon or whatever put up cellular units on your roof? I have a roof that commands a wide view of the area and would be a great place for a tower. It is landmarked, however. But it even in landmarked areas you gotta have capacity..
so I was wondering - I bet they pay a lot to stick that stuff on your roof. Anyone know? I see them on higher 4 story buildings quite frequently, must be a windfall for the owners..

Selling Hardwick Gas Range

For the past several months while receiving bids from contractors, all seem to be amazed with the gas range I have, and stated that I shouldn't discard it, but in turn sell it. I tried to post a photo on this sight, yet was unable to. Would anyone have an interest in this range. If you I can e-mail you photo's.

I continue to use 2 burners (the other 2 I shut off because I don’t need to use them), the oven and boiler. The top part I have never used. My mother who owed this previous stated that it worked and never used it herself, so I really can’t tell you anything about it.


Enviro-friendly toilets

I want to alert people who don't already know to the existence of dual-flush toilets (one little flush for wee, and big flush for other). While these cost more than regular toilets, they save so much water. Caroma, Duravit & Toto carry dual-flush models. Google around and you'll find other brands too.

Uncovering Old Hearth?

I've started to uncover what looks like a hearth in the rear of my garden level. The brick (some of which--the original stuff?--was done well but other parts of which--newer?--is sloppy) was covered in metal and sheet rock. Behind that (this is as far as I've gotten) it seems that someone also covered up the opening to the chimney with sheet of metal. I'm debating between aborting mission and re-sheet-rocking the hole I've made or continuing... Anyone have experience with this? Advice?

Looking for floor repair referral

A section of my apartment's wood floors were pockmocked and scratched by the legs of my couch. Could someone could recommend a flooring repair service and/or person? The floors are the original underflooring of the house so a certain roughness and wear and tear are part of the intended appearance. So this is not a complicated job. I need someone fast, too. Like, maybe, this weekend?

Custom kitchen cabinetry

Brownstoners, I would like to ask your help with referrals for shops which provide custom kitchen cabinetry. The shop does not necessarily have to manufacture them, ideally, they would be designers and distributors of high quality custom cabinetry from manufacturing companies which provide warrantees. I am truly fed up with flim flam people and only the fires of Hell would send me to a large hardware store outlet like Home Depot or Lowes.

What I am looking for is maple, white painted kitchen cabinetry with high quality
fittings and drawers, mullion doors, that comes with a warantee. This shop would have designer/designers with CAD software, be a highly reputable business with a history. Ideally they would be sophisticated in dealing with brownstones, i.e. understand that walls are not perfect and do things like scribing carefully to get perfect dimensions.

Is this shop available? Has anyone had a good experience with a custom kitchen cabinet shop in the metropolitan area?

Reno ABCs Cont...

Thenks to everyone who thoughfully responded to my first post. I have a few more questions. The first one is for the record so that other Brownstoners can find this info in the future. FYI, I think I might go with a CM.
1) Can you recommend a good GC and/or Construction/Project Manager (CM)?
2) What's the price differential between hiring a GC and CM?
3) To reiterate another responder's question - how long does a renovation for an average-sized brownstone with typical problems (plumbing & electrical upgrades) & restoration work take per floor?

HPD violation

My dad just received a notice of three outstanding violations from the HPD dating back to 1978. The violations were given to the previous owner because my dad didn't buy the house until 1982.

The funny thing is I always check property shark to see what they list on the house and also go to the various nyc.gov websites and these violations have never shown on the books. Someone dug them up within the past three months, because my dad got the notice about two weeks ago and when I went to property shark and the HPD website... there they were.

I know some earlier posts mentioned notices of old DOB or ECB violations, but just wondering if anyone has received anything from the HPD. Thanks!

Subletting Fees

Hi, I live in a small ten unit co-op. We are thinking of charging a sublet fee in our building.
Anyone know what some other co-op buildings are charging. We want to discourage subletting but not make it impossible.

Renovation ABCs?

My husband and I will close on a 3-family in September. The floor we will inhabit was occupied by an insane former tenant who trashed the place and it needs a complete kitchen and bath reno. I have a few questions about the general process of renovation:
1) Can anyone recommend any books that take the reader step-by-step through the renovation process?
2) For those of you who have renovated anything, is there anything you wished you had known beforehand - any wisdom you can share?
3) Should we hire a GC? I'm handy enough - can I manage the project myself? Any pros/cons related to being your own GC?

Imagine. Attacked by a Fireplace!!

Imagine... The wonderful party in the newly renovated brownstone has migrated toward the parlor floor. The guest is expounding on some interesting point, and leans fashionably on the marble fire place... which comes crashing down in pieces on top of him; this brownstone owner makes a frenzied call to 911 for an ambulance, which hauls away said guest. Stunned guests pick their way through the rubble. Party over.

I am afraid of this scenario and imagine that it may happen if my contractor tries to install my mantle fireplaces. I bought them at a salvage place and I decided no way is he going to try to install these things. He is asking ME how to do it, hence my anxiety. I need a specialist. Can somebody help me find one??


Boiler and Hot Water Heater - BTUs

I'm currently renovating a 3 family, 4 story brownstone. We're converting it from oil to gas. Per our architect, the drawing shows the boiler room with a specfic 60k BTU boiler & a 40k BTU hot water heater. My contractor stated to me yesterday that these items are not big enough for a 3 family - 4 story house. Help!!! Can anyone give me an idea of how many BTUs are required for a boiler and a HWH for this type of brownstone. Many thanks!

EXTERIOR LIQUID VINYL PAINT

We have had an ongoing water problem with stucco over brick exterior wall. No one can seem to find the leak and we've had it coated with both thoroseal and thorolastic and coated with another layer of concrete. Nothing helps. Someone had suggested the CHIC liquid vinyl system that it would solve the problem and is breathable. Anyone know of this product? I'd love comments.

Bathroom Vent - Again - No duct?

I'm the fellow who was asking about venting his bathrooms. I found a local guy through my neighborhood builder's supply/hardware store. He'll install two fans for $125-150. I asked him about venting/ducting, and he and his boss sort of chuckled - saying that the quick and easy way to install a bathroom fan was to put it in the ceiling, and not to worry about ducting it out to the out of doors. Is this an okay solution?

Windsor Terrace Purchase

I'm interested in buying a property in Windsor Terrace that was recently renovated (completely), and tastefully done. I found a place that is extremely nice, but the asking price is 1.1 million. The developer/seller says this price is fair given the house is 2000 SF (excluding the semi finished basement), and the going rate is between 550-600 per sf. Is this an accurate assessment, are homes normally priced by the square foot?

Fireplace/Mantle Installation

I wonder if anyone can help with this. I bought two marble fireplaces (in pieces). I would like to have them installed safely. They will be only decorative. I want to make sure they are installed safely and expertly by a professional who isn't going to soak me. Any recommendations? Any ideas on price? Thanks.

Pea gravel, again...

Can anybody recommend a place in the city to get large quantities of pea gravel or rice gravel? Lowes and HD only have it in strange colors. Have tried other garden centers as well.

alternative to metal roof-access ladder?

We have a steep metal ladder from our landing thru a skydome to our roof deck.

Does anyone know of alternatives that fall somewhere between a ladder, and a full stairs? Spiral stairs are out of the question. Punching a new hole isn't.

I'm wondering if anyone had any leans on some kind of murphy-ladder (one that comes down from ceiling to 60 degree angle) or other ideas and local contractors who executed them to make the roof deck more usable.. carrying things up there is a P.I.T.A.!!

Installing a W/D in a 2nd floor Kitchen

Hi,

We're thinking about installing a washer/dryer unit on our second floor and we have a few questions/concerns:
1) How do you know if your floor can handle the extra weight of a w/d?
2) How close does the dryer have to be to the gas line? Can you use the same lines that you use for the stove?
3) If anyone else has done this, what's the ballpark estimate for hooking up the dryer to the gas line and installing an outside vent, and can you reccommend anyone for the job?

Sanking a Sewer line.


I'm looking to have the sewage system in my house snaked/cleaned. This would include two outdoor drains as well as, at least, one drain indoors. Can anyone recommend a service that would do this and what the approximate price would be? I am under the impression that a skilled plumber is not needed for this.

waterproofing boiler room walls

I need advice on what materials I can use to waterproof the walls enclosing my boiler and a recommendation for someone to do the work.

My brownstone, like many in Park Slope, has issues with occasional water in the cellar. Until my budget allows a full waterproofing job, the biggest issue is the boiler room walls. The walls are gypsum-board -- which means that from floor level to about 8" up, I have moldy board that has to be removed. I only want to do this job once.

Can I replace the bottom 12" of the walls with an apron of waterproof material, such as cement-board (e.g. durock, or permabase)?

If I do that, does there need to be any other barrier material placed between the cement board and the studs? If so what?

And if this is the wrong idea, what other materials should I used that gives me a 12" high water barrier on walls that need to remain in place under the building code?

And as I said, I am looking for a recommendation for someone to do this job, which should be fairly simple if it only involves putting up the apron and sealing the seams between it and the remaining gypsum board.

I am looking at an apt which has an all grass backyard which slopes towards the house. The building was built in 1991 and is in the middle of the block. Advice on Pickling (bleaching?) Wood floors


We are putting in new floors on the garden floor of our brownstone. Because it's a relatively dark floor we thought to use light wood. We've heard you can "pickle" the wood to achieve a near white wood but still have grain. Has anyone tried this or seen this? We'd be keen to do it to recycled timber or buy it pre-finished like this.

Advice needed on buying now or waiting

My husband and I have been looking into buying an apartment in Brooklyn for the past few months but are wary of the frequent discussions of the “real estate bubble bursting” combined with how expensive some neighborhoods have become. A real estate agent we know upstate has been saying that the market is softening up there and thinks it will happen here as well. As everyone on this forum is familiar with real estate in Brooklyn, do you think now is a good time to buy or is it worth waiting another year to see how the market goes? I realize that this is not an easy question to answer but I‘d love any feedback that you may have…Thanks!

MAKING A CONDO

Has anyone else tried this?
My husband and i would like to buy a brownstone with another couple. It is currently cut into a legal 4 family and we would divide it into two floors each.
Should we get a mortgage together to buy it- or separate from the onset? Do you know of any lawyers who specialize in this- condo conversion of brownsotnes?
Also, where should I research the costs associated with this kind of transactions, particularly what taxes we might have to pay twice. Additionally, I'd be interested to know how long it has taken others to convert a two unit townhouse into a condo.

I'm looking for a large quanity of pea stone (pea gravel?) for my Brooklyn backyard. I've been to Lowes and the Depot and neither has what I'm looking for-- plain small stone. Lots of ugly off-white stuff though.

New house on Greene and Grand

I came accross this Craig's List ad for a 4 story house on Greene & Grand while doing my usual brownstone search today. Hopefully it will make some of you laugh as well: besides not even bothering to list the price (!!!), the seller/developer has posted a stomach-churning photo of the (hideous) building exterior mid-construction. I hope this is being sold as affordable housing because there is just no other excuse for something this ugly. Take a gander at that Jerusalem Stone facade (looks just like cement blocks to me) and how about those windows? Mordechai, please take your developments back to Long Island, and consider hiring a real architect next time.

Structural Concerns

We are buying our first 4 story brownstone c 1870 and just had the structural inspection done. We have many concerns as the laundry list was quite long. Comments/advise about our concerns would be appreciated. 1) a settled foundation is evident in the leveling floor-floor. The staircase shows most evidence because you lean to the side as you are walking up/down them.

Sick of the same ol' listings...

I've been looking for a brownstone in Fort Greene or Clinton Hill for months, but keep seeing the same ol' listings, none of which are quite right for me (except the few I tried for and missed). Do sellers prefer to list their places in the fall? What gives? With uncertainty in the market, I would think sellers would want to list now, not later. Am I wrong? How long does a girl have to wait for a new listing? (The Washington Park $3.95 million house notwithstanding -- can't afford it. Silly me -- I thought I could afford the "high end" of the market in these neighborhoods, but noooooo.)

I got recommendations on this site for Vinnies Iron works to do Window grates. I called him a couple of days ago. Today he came for an estimate, which was reasonable, sent his workers later in the afternoon. They were fast, polite, neat, and did a great job. Very good.

Keep interior original doors & shutters or toss?

I have old doors and shutters from a brownstone renovation from last year. Both the doors and shutters are original but in mediocre condition at best. Is it worth it to salvage them or shall I toss 'em? They are taking up a lot of space and I'd like to figure out if it's cost effective to fix them up.

Free Sand

I have the makings of a beach in my back yard; actually it is a little mountain of sand about 4 feet by 4 feet. It is left over from the installation of a paver brick back yard and as I was shoveling it into bags to drag into my car to bring somewhere, it occurred to me that someone might be able to use it for a project. Brooklyn history

This is probably a stupid question, but looking over the photos of beautiful architecture in Crown Heights recently posted by brownstoner, made me wonder again about specifically, why and when so many brownstone neighborhoods (Pk. slope, Ft. Greene and where I live, Clinton Hill) fell on hard times? It seems inconceivable, given the unique, historic buildings and what seems to have been vital neighborhoods. Was this a manner of poor city management and a neglect of the people living here--and also a neglect of architecture prior to Landmarks being created? Is their a good source for this history? I know the general sense that all of Brooklyn went through economic difficulties during the seventies, but this doesn't seem to answer the question. Any insights would be welcome.

Need to install vent in bathroom

The bathroom in the top floor of our recently purchased two-family brownstone has a window at the top of a wall which opens out onto a shaft that has a skylight. The paint in this bathroom has badly cracked and peeled the paint in the whole bathroom. We are having the bathroom repainted, and the painters we're talking to are strongly recommending that we put some kind of ventilation fan in the bathroom - or else the new paint will start peeling in a few months. What's the best way to do this, and can anyone recommend someone to install such a contraption?

Floors - Water or Oil-Based Finish?

I just got several quotes for refinishing the floors in my brownstone. One quote was from Norwegian Wood - who have gotten good reviews here and on Park Slope Parents' website. I had the understanding that oil was a better looking, more durable finish than water-based - (see the recent thread here about a lousy looking water-based finish)
The estimator from Norwegian Wood was vehement in his opinion that the water-based material they use Traffic, by Bona Kemi) was suoerior in EVERY way to oil - looks, durability etc. Their quote is for either sealer and two coats of Bona Kemi , or 3 coats of oil-based poly.
Any thoughts???

Cleaning Kitchen Cabinets

We just moved in to a rental and found that the surface of several of the kitchen cabinets is pretty nasty-- it looks like the last tenant regularly cooked stuff that splattered and never bothered to clean up. Now those splatters are sort of gummy and haven't come off with normal kitchen cleaners & elbow grease. Anyone have suggestions on another way to tackle this? I'll admit to being a clean freak and it makes me crazy to have kitchen cabinets that look & feel dirty...

Advice for my Rental


Guys, I would appreciate any advice for my situation.

I am renting out a 2-family brownstone to a non-profit. I inherited this situation from the previous owner. The non-profit is a womens shelter and I am proud to be in a way supporting it as the rent does not cover my expences.

I've been fixing things here and there for them. According to the lease I am not supposed to pay for any expenses for fixing the place up unless they are over $1000. SO what they did is draw up a list of things they needed to fix for a long time and did not fix and then get a contractor give them an estimate on how much it all would cost. OF course the cost is $3000 which they want me to pay. First I am not sure the contractor they picked gave them a fair price, secondly I feel kinda tricked as instead of fixing things up here and there they waited and now shifted the cost on to me.

Does it sound fair to you? Is it normal for a tenant of a 2 family house to hire a contractor to do quite a bit of work from fixiing up a fence to putting a new closet to changing a carpet and then asking the landlord to pay for it. I don't mind giving them a donation and that would mean at least a tax deduction, but to pay for smth that they should have fixed gradually themselves does not seem to be fair. Unless other people think i am wrong.

Any advice or thoughts would be greatly appreciated.

Parking in Park Slope

We are soon closing on a place around 6th ave & 6th St. We are currently living on 123rd st in Manhattan and are able to park on the street. I've heard conflicting reports about parking in our new neighborhood. Can anyone shed some light on this for us. I'd like to find out about (i) whether I can rely on "on-street" parking, (ii) nearby garages (walking distance) as an alternative, and (iii) garages a short cab/subway ride away as a low cost alternative. I've used zip car before, but would prefer keeping my car.

renovating a closet

A contractor wants to charge us $3,000 to knock down a small sheetrock wall, put up three sliding doors, move an outlet, and shut off one of the closet doors with no work to organizing the interior of the closet at all. Does anyone know if that sounds like a fair price. We're going to get another estimate, but just though I'd ask.

Balconies & Shade


I live in a duplex apartment comprised of the first two floors of a brownstone. I would like to have a balcony/deck with stairs built that connects the second floor to the garden.

I am afraid that the balcony & stairs would make the 1st floor into a dreary place by blocking out all the light that goes currently goes to the 1st floor. Can anyone suggest a way to minimize the amount of light that would be blocked? I was hoping for something made of either a translucent material, or perhaps of some sort of metal grill.

A Carpenter to build a shed door

Underneath the brownstone stoop is a little shed, storage area. The door on this thing
is a pathetic remnant of its former self --
warped, peeling, hanging off its hinges
and threatening to break off at any moment.
I wonder if anyone could suggest someone to

Correcting a bad floor finish

After laying a new clear red oak floor, these were poorly finished with two coats of
water based poly. It is flat and ugly and
I think inadequately protected, even IF I liked it.

What would be the cheapest, fastest and most
effective way to do them over with oil based poly. I think this is a nicer, more finished look, but don't want to bankrupt myself. These mistakes are getting expensive.

need doors replaced

We are looking for someone to help us replace numerous doors in our home. We are converting our house to a 3-family and have to replace the apartment doors with metal fire doors, and we have several other doors that have seen better days as well. I tried to work with Home Depot but had less than stellar service, causing me to take off two days from work and no one showing up. Then tried a recommendation from a friend, but he went on vacation shortly after and still hasn't given me a quote. I'm looking for someone trustworthy, skilled and knowledgeable.

I'm also looking for someone to reglaze a sink if any one has a recommendation for that as well.

Iron Work - Reality Check...

I had a new window put in, on the garden floor. My window grate was removed to do this work.

Putting this back will be more complicated than I thought, especially since my contractor cemented over the iron "stumps" where the grate was sawed off.

Anyhow, I will need an iron worker for this.

Some questions:

1 - I have heard of Vinny's and know it is in Cobble Hill/Carroll Gardens somewhere, but can't find the proper name of his business to get his telephone number. Does anyone have his number?

2- Are there other iron workers who can be
recommended for estimates?

3 -- Does anyone have a ballpark estimate for how much this will cost?

4 -- I also have a garden floor iron grated door, which is pretty funky looking, i.e. rust, cruddy looking paint, and big, horrible ugly iron plate to protect the lock area. It has a pretty design and I would like to get it cleaned up (and maybe have plexiglas adhered to the back of it to protect the lock area, rather than the big grate). Any ideas for the cost on cleaning up such a door?

Paint splatters on brownstone

My neighbor just had his house facade repaired and repainted. The painters were incredibly sloppy and neglected to protect my stoop, which is splattered with paint. Any suggestions on how to get the paint off without hurting the brownstone? My stoop was redone 10 years ago and the brownstone material that was used is thin and I'm afraid of wearing it away or discoloring it. Thanks...

WINDOW REPAIR VS. REPLACE

We just moved into our Brownstone and currently have vinyl windows throughout that have turned foggy due to what I imagine is age/cracks in the insulation.

I called Window fix based on a forum recommendation and they suggest that window REPAIR of the "balances" will fix the drafts we experienced over the window, along with making windows easier to open/close.

Has any one had this experience of having "balances" replaced and it actually working on drafts? OR do we need to find a way to bite the bullet and have ALL THESE 14 windows REPLACED??? (ugh, fear, ugh)

To get them all "fixed" the quote is roughly $1800 to get them replaced...GOD ONLY KNOWS. Any thoughts???

Handyman with Electrical Experience

My husband and I are looking to hire a handyman this weekend to help with installing a couple of ceiling fans, possibly fixing a broken lighting fixture, and installing a potrack in our cement ceiling (we've proven to weak for this and have lost a number of drill bits in the struggle). carpenter for pocket doors

Anyone have any recommendations for a carpenter to improve the action on my 140 year-old pocket doors? They open and close okay, but there are sticky spots, and I want them to move smooth like buttah.

Cast Iron Claw Foot Tub

We are selling an antique white cast iron claw foot tub. 53" long, 25" wide and 16" deep. This tub came with our 1890s Bed-Stuy brownstone, so we don't know much about it. We do know that someone painted the interior, so the paint would need to be removed before you re-glazed the tub. Otherwise, there are no visible defects. It has all its feet. We re-glazed and restored another tub just like this one and it looks amazing; with a little TLC, this one can too!

We're asking $250 but really need it out of here before we do demolition on the bathroom and renovate it, so we're negotiable and ready to give it to you for your best offer. Must be picked up.

Letter from DOB

Grrrr, I just got a letter from the DOB saying that they've got a Stop Work Order on my building. This isn't news to me. It's from the previous owner.

Now the letter is just saying that they're going to flag the property on the BIS website, which I believe it's already on there. So maybe this is just a letter that doesn't mean anything right? They're claiming that this is "an improvement to their department's ongoing committment to increasing transparency."

I'm not doing any work on my building, nor am I planning to in the near future.
So is this something I can ignore for now?

Is there a way to get them to lift the active Stop Work Order since it was from so long ago (4-5 years) and with a previous owner.

I think the SWO was for work done without a permit. I don't actually know what the work was as there are no records. The building inspector didn't see anything out of the ordinary when it was inspected for our purchase.

Advice would be welcome.

Landlords & LLCs


A question for those of you owning multi-family buildings: we own and live in a soon-to-be 3 family brownstone. Our accountant recommends that we create an LLC and transfer house ownership to the LLC so that house expenses are clearly delineated. We have been paying expenses/utlities/mortgage from a separate account. Is the LLC superfluous? How does corporate liability figure into all this? Thanks.

Old parquet floor

I have the pieces for a historic parquet floor (1890's) with mahogany and walnut trim strips. This flooring came off my double parlor floor. It broke my heart to take it up but I had to replace the subfloor and the back room had a lot of water damage -- 31 square feet which were badly damaged --- and so I threw them away but kept all the others. I looked into the cost of replacing these tiles, but in the end, it was all too much, so I decided to replace the floor.

Anyway, I now have what is left of the original floor for any intrepid soul who could use it. All the side strips and about 1200 square feet of parquets (minus the damaged stuff which I threw out). About 400 square feet is nicely bound up and taped, the rest of it was a rough demo job and is residing in my basement in contractor garbage bags.

It is red oak, select grade, square foot parquets containing 7 strips.

I am interested in selling this, but at a nominal cost to anyone who could use it. I just need to be rid of it hopefully by this week. If there is any interest, please contact me.

Suggestions for the Windowless Middleroom in my railroad apt?

I recently moved into a great 1.5 BR railroad apt. There is a windowless middle room (between the bedroom and living room) that's about 7" by 9". Too big to waste as a closet, but too dark and/or small to be an office or bedroom. I'm trying to figure out what to do with it. It's a rental so I cannot make structural adjustments. Any advice on how to best use the space and brighten it up would be greatly appreciated.

Does anyone in a similar situation recommend an accountant?

I read a bit in the books, and I feel like I need a professional to handle this. For example, suppose you get one heat bill for the year. How do you split it between heat for your own personal apartment (non-deductible) and heat for your rental business? You could do 1/3 and 2/3 based on number of units, but what about the common areas?

Just to show that I've done my homework I searched for previous post on accountants. Found two:
1. for coop building
2. for investment property

My situation is kind of mixed-case so I would look for somebody who handles those.

Cablevision

I own the corner house and cablevision has evryones cable connected from my home. I want the unsightly wires down. Do they have any right to do this? Do I have any legal recourse?

Ducklings Hatched in my BYard in PH

We discovered yesterday that nine ducklings were hatched in our backyard. They are gorgeous and we are very concerned about them as their mom seems to have gone AWOL. We have been feeding them and watering them according to standards we found online, but we are concerned about what to do next. The Bronx Zoo, PP Zoo, and Animal Control have not been helpful at all, the latter claiming it's not an emergency. Does anyone know a way we could relocate them safely to a nearby pond? Verizon phone box


I have a phone box from verizon the back of my house,the phone compagnie at the time (1925) have a agreement with the previous owner.
The peoples from Verizon keep coming throught my back yard without my knowledge,and several ocassion, i call 311 made a complaint directly to Verizon peoples and nothing have change there after.
I whant that phone box out of my propertie
How can i have a copy of the agreement??? Or any one have any advise!!!.

Small moving job

Can anyone recommend someone or a company that would move wood (we purchased the wrong flooring and are moving it to another location for storage). It is a small job, so I didn't think calling a regular moving company would work (its about 200 17' lenghts of wood) Thank you

tree problem

The property adjacent to the home I own has a tree whose base appears to be growing into the side my home. Although I enjoy its beauty and shade, the tree raises two issues. First, I have been told that its roots are likely growing into the foundation of my home, contributing to the flooding in my basement (despite my recent purchase of an expensive basement perimiter drainage system). Secondly, with the apparent increase of windy and rainy weather, including a tornado in Westchester, I worry if this tree might fall on my home during a severe storm. I have attempted to contact the owner and received no response. Does anyone have any advice about how to protect my property from the water damage and potential tree fall? I have already called the DOB about the adjacent property's lack of sufficent drainage, but the dob took no action, and now if I try to sell my home, this info is permanently posted on DOB's website, potentially discouraging future buyers.

Phone / Computer Wiring

I just closed on a Bed-Stuy 2 family, and want to run phone cable in the house -
primarily to save on the phone company's close to $300 charge to run inside wiring.
I'm thinking maybe to run cable (CAT5?) that will also accommodate an ethernet net
as well - although I plan to have a wireless router.
Any advice?
Can people recommend a network installer who's good and not tooo expensive?
(I used to know a Verizon installer who did this on the side, but he's retired,
unfortunately.)

Radiators - toss out or keep

We are going to be putting in central A/C in our brownstone - so the question arises if we want to have central heating as well, since the ducts will be there.
I'm neutral on the aesthetics of radiators, but can people please give me the pros & cons of keeping them versus tossing. Will a future buyer not buy our house because the radiators are gone and the house looks too modern?

ConEd Meter Conversion?

I’ve just taken over my parent’s 1910 brick row house. It is a legal 2 family although there is no C of O and only 1 family had resided there. They’ve kept the 3rd floor vacant having its only usage of electricity being a spare refrigerator. There is a separate electric meter for the 3rd floor and they’ve received 2 separate ConEd bills since 1958. In determining what to do… I’ve noticed that for the past several months the bill has been in the $45 - $55 range per month, just for the running of a refrigerator. Which seems expensive to me.

Soon I’ll be in the process of a complete renovation of the building and my plans are to keep it a 2 family even though only 1 family will reside there. I’m thinking that I should possibly convert it to one meter. My questions are….. Will this harm my chances if one day I sell the house as a legal 2 family and only have one electric meter? Would I have to change the C of O if I only have one electric meter? I’m thinking that the monthly bill will be cheaper with a conversion, what do you think? Already I will be taking out the 3rd floor kitchen Ssssush.

Installed Carpet Recommendations

We would like to install a carpet in our basement. Something fairly hard wearing and not too pricey ($25-30/ sq. yrd.) Has anyone had any experience with Empire -- do they have a good selection and can they really install the next day?

Recommendations for customized exterior doors

I am interested in replacing my exterior doors on my brownstone. I had them refurbished a year ago but the doors are very old and in bad condition. They seem to be shot at this point.

Does anyone have a recommendation for a company that can build new customized doors for me? I live in Cobble Hill and would need them to look exactly like the original due to Landmark. Many thanks for any help.

Lender Policy on Window Bars

A friend of mine recently was blocked for a home equity loan by CitiMortgage because the decorative window bars on her garden floor did not have latches. The underwriter claimed that it was Citibank's policy that all windows with bars must have latches or the bars must be removed from the windows in order for the loan to proceed. The brownstone in question is on a landmarked block and the bars on both the front and rear of the home are built into the building; so latches wouldn't work because the bars can't swing in and out. Further, alteration to the front window bars might constitute a landmarks violation. Any similar experiences out there? I would imagine that CitiMortgage does a slew of business with NYC townhouse owners and I've yet to see anyone with latches on these basement windows. Any advice?

Bed-Stuy greenmarket concerns

I was at the Bed-Stuy greenmarket across the street from Bread Stuy last weekend. It was completely dead while I was there. While the selection was admittedly not brilliant and there is room for major improvement, I don't see how it will ever get better if the community doesn’t show an interest. Last weekend there was a greenmarket rep there, and I imagine she would be open to hearing comments. (They did follow through on moving it to a better location based on feedback they received.) I feel this could be such a great asset to the neighborhood if it gained some momentum. Do others agree?

Change 2 prong outlet to 3?

In our new place, the outlet nearest the air conditioner is an old 2 prong outlet, so it looks like I will have to get an adapter to plug in my AC (which has a 3 prong cord). I am thinking of replacing the outlet with a new 3 prong outlet. There are already some 3 prong outlets in my place, and in that room as well so I figure the wiring must already be OK for that. Is this a big job for an electrician? What should it cost me? Can someone recommend a decent electrician who can do this for me in Park Slope?

Home Depot /Kraftmaid Horror Story

I hope my experience can help someone. I ordered a Kraftmaid kitchen from Home Depot and boy do I rue the day. In every way, this has been a disaster. The kitchen was shipped in 10 separate shipments, in a totally unexplained process. Supposedly there would be 1 shipment from a shipping company, but cabinets were shipped once (41 boxes) and then in unauthorized, no-signature required "drive-by" deliveries by FEDEX over the course of a month -- stuff left outside in rain, piled up with my garbage, stacked on my stoop, scattered around my front yard while I was at work- in Fort Greene Brooklyn!!. My contractor installed cabinets (boxes) which looked OK and then the doors came. Glazed mullion windows and molded doors which I fished out of the trash which came with dings, dents, glaze applied and shipped before dry, with stringing, globs, dents, bubbles, drips, dings. Drawers had hunks of wood missing, panel doors with molding had mitered joints -- not a one cut with a perfect 45 degree angle, all gaping open. The molding had hairline splits. I received several doors with different colors than the one ordered. The design was a wonder to behold. The measurer had provided measurements of the walls and floors but not of the ceiling. Cabinets covered highhats and cabinet doors couldn't open because of a soffit blocking the door. Enter into the mix, a Kafka-esque torture experience at the Hamilton Avenue Home Depot, which is a good test of how you might react if kidnapped and tortured by terrorists - "customer care" people at Home Depot and Kraftmaid, all of whom flatly refused to take back the kitchen because the boxes had been "installed". I am in total Xena, Warrior princess mode and managed to eake a little money out of Home Depot with Kraftmaid offering to fix the problem -- supposedly will be done 3 1/2 months after the first delivery received. It has been a nightmare - I am trying to decide if I want to go to court. Anyway, I hope my experience can help someone. Stay away from Home Depot! Stay away from Kraftmaid! The Housing Boom has been too good to them!

Trying to get some Viking appliances for my fabulous new under construction kitchen. Home click apparently doesn't deliver Viking to our fair borough. Any ideas? Heard mixed reviews about Drimmers.

restoring parlour floor window

i have beautiful parlour fl. windows and would love to keep them, however, i have problems with drafts in the winter. i am not that keen on getting new ones as there would then be some vinyl for the track. if i have them restored which might actually cost as much as getting new custom marvin (which is who i'll have to use , 3500 each) then i may not get rid of the draft. i have been told that there is a large gap ( about 9") where the weight and chains are for the window and if i kept it, then i could not filll that area with insulation which is probably where the drafts are coming from. does anyone have any ideas? would anyone recommend someone who restores windows?

renovating front porch

we are looking to restore our front porch. its an 1862 louisianna style house that used to have a wooden porch but someone changed it in the 70's to concrete. does anyone know someone who would do that.

Gorgeous Stainless Steel Backsplash Material

Hi, I have really nice backsplash material left thats enough for a small kitchen. It is corrugated metal and easily maintainted and can be glued to the walls. Is there a value in putting together a services directory on brownstoner? I went back into your archives and found all sorts of posts listing professionals who do all kinds of things -- hanging mirrors, painting gold street address numbers, etc., floor people, etc. You also have posts archived according to category of post; that is great, but I wonder if there is a way to distill recommendations and put them in a directory of some sort, still allowing users to access the archives for commentary. Maybe that is enough, but it was just a thought.

paint contractor need insurance?

My contractor is presently renovating my home, and he is insured. I am about to sub-contract the painter myself. The painter has a long standing relationship with the contractor, and his work will overlap a lot with the contractor (but will end after the contractor). What insurance, if any, should I guarantee that the painter have, and what proof, if any, would I need to see before engaging him? Thank you.

Pocket Door Hardware


I have been looking for a nice - NORMAL - privacy lock for some pocket doors in my reno. Does anyone have any suggestions for something a bit more modern than the standard square pulls/locks? I ones I have found thus far are not impressive.

I just found out that Mets owner Fred Wipon and his development group Sterling Properties plans to convert the garage on College Place in Brooklyn Heights into high-end condos. I recently bought an apartment in the co-op that is adjacent to the property and needless to say, I'm peeved. My building found about the project because a surveyor was snooping around with a measuring device in my neighbor's garden downstairs and when she asked him what he was doing, he said that he was working on a condo development project. Sneaky, sneaky. Sounds like they've already gone pretty far with planning, but they still need to make it through the Landmark committee since the building is landmarked. My question is this - currently there are no windows on the side of the garage that faces our building. It's a beautiful brick wall covered with ivy, about 10-20 yards back from my building. My hunch is that in order to convert the buildings into condos, they would need to put windows into these walls (on top of the inevitable noise pollution resulting from the construction, this is the part that kills me). But can they cut windows into the exterior of a landmarked building? Is there a way the residents of my building can try to get at least this aspect of the construction blocked by the landmark committee? Any thoughts would be much appreciated.

2-family to 1-family

We are planning to buy a 2-family rowhouse in which the original stairs have been taken out and two new sets of stairs have been put in to create two triplexes. This configuration wastes a lot of space. When we convert to a one-family, we would like to take out both sets of stairs, tear down the walls and re-create the original staircase of the house. Does anyone have any idea of the cost of putting in a new "Victorian-style" staircase and where to find a company that would do such a thing?

Carpet Cleaning

We just moved into our brownstone and had the placed cleaned top to bottom w/the exception of the carpeting (which is all of the top floor). Last owners were investors and they put in the carpeting, so we're somewhat suspicious of what's under the carpet. But that aside, for now we just need it cleaned...I was just going to call Sears, any experience w/Sears in BK or any other steaming companies? Any recommendations greatly appreciated. Thanks.

Duravit Tub For Sale

We have a modern rectangular drop in tub that we decided against after it was delivered. It's a Starck designed Duravit acrylic tub- New and unused in original pkg- 63" long, 27.5" wide and 18" deep. Roach infestation, help with exterminators and cost?

Recently moved into an apartment in the slope (4th floor walkup) and have recently seen two huge American cockroaches. They've been about 1.5" long with the ability to fly. The landlord up to now is refusing to get an exterminator insinuating that we've brought the roaches in with us in our mattress. Regardless, we'd like to hire an exterminator to take care of the problem as opposed to being traumatized again. Can people suggest some good exterminators in the Slope? Also, on average, how much do they cost or how is their pay determined?

Help! Wet/Dry Sandpaper Problems


I am using the black, cloth-backed wet/dry sandpaper carried by Pintchik's to wet-sand trim that has tested positive for lead. (We are also using sanding sponges but want to use a sheet-type sandpaper as well). Once wet this stuff turns to a mushy mess and the black grit comes right off the backing. It turns the painted surfaces black to boot! Awful stuff all around.

Does anyone have experience with a better, tougher, wet/dry sandpaper for this purpose? Thanks!

Water logged closet

Our clothes closet was recently water logged when a pipe burst above our apartment. The leak is fixed and the wall feels dry, but now we have to deal with water staining, mildew and a really bad smell. Any suggestions for correcting these problems would be appreciated. Thanks!

Painting steam radiators

I'm about to paint my 1-pipe steam radiators, and wonder whether the color affects the heating capacity. Web searches give contradictory advice (black is best, white is best, non-relective is better than aluminum etc). I know that black-body absorbs best, but does it hold for heat radiation?

legal vs. illegal construction?

my husband and i are in the process of purchasing a large 7 bedroom freestanding home in brooklyn. it was built in 1901 so it does not have a c of o. but is not in a single-family zone.

we would like to rent out three of the bedrooms in the house, and put in a small kitchen for those bedrooms on the third floor. additionally, there is also a full basement with separate entrance we want to renovate and rent. the basement needs everything, walls, kitchen, bath, larger windows, proper stair...but the rest of the house is in move in condition.

we are completely new to owning a home and being landlords, and would like to do all of this legally, but are getting intimidated by the details of codes, permits, approval process, fees, and time it takes to do everything legally. we've also heard that a few of the neighbors rent rooms in their homes to students at a college near by with no trouble. however, i understand if there is a complaint, an inspection might be demanded, and the penalties of doing all the work without permits and the c of o and etc are in the many thousands...and increase daily until corrected.

does anyone have advice on the legal vs. legal situation we are in? especially advice on how to do these two things: a 3rd floor kitchen, and renovate full basement, LEGALLY, but quickly and efficiently?

Finding a sublet during renovation

My wife and I are about to undertake major renovations on our townhouse in Carroll Gardens, which means we will have to find somewhere else to live for the next 4 months. We've checked Craigslist and the NY Times and don't see anything worth considering. Does anyone have any other ideas of where we might look? Many thanks for any and all help.

Respnses to Multiple Buyers

With regards to my post about multiple buyers going to contract, I meant both buyers signed contracts. The seller went and used two different lawyers to execute contracts to sell. In the end, the property was sold to the buyer who signed the contract second. My question was, what can the first buyer do since they went to contract first but didnt end up with the property. Neither buyer was aware that there were two contracts. the seller pulled a fast one!

Cost to refurbish a brownstone facade

Hello Brownstoners,

I just put in an accepted bid on a brownstone in bedstuy. The interior is in decent shape but the outside facade needs to be refubished. The previous owners painted it and the paint is now chipping away. Does anyone know what the average cost is to either repaint or restore the brownstone facade to its original state? I'm working with a limited budget so I was wondering what the cost is for each option.

Square Footage Renovation Cost

I'm in the process of renovating 2,400 square feet of a 1905 brick row house. I've been informed that some or possibly most contractors figure out an estimate based on the square footage of the location. If this is so what is the average or range of cost per square foot?

Also if any one could provide me with contractor referrals that would be great?

Fire Escapes

This is a trivia question..no earth shattering dependecies on the responses :). Anyone know what the deal is with fire escapes? I currently reside in a 4 story brownstone w/fire escapes. I'm moving to a hi rise coop bldg that does not have fire escapes, yet the high rise across the street does...pretty sure both bldgs are post-war. I tried a quick search on city regulations for fire escapes but nothing turned up.

Floor Sander for Greenpoint

I have two floors I'd like to sand. These are the original wide plank floors. I will be either staining them or painting them. This is for a house in Greenpoint. I'd like referrals/recomendations for a top quality person/company.

buyers broker/agent?

Now that it is a buyers market, will new york ever get brokers who work for buyers? I've spent countless hours looking for a townhouse and know all the broker websites and other sites way too well. I'm almost constantly disappointed (but I'm not a professional open house goer who never executes - I have offered ask once but been knocked out).

Looking back on this, I realize that I would have been happy to pay someone to weed out the bad properties first, or give me their own report of the bad points so I can decide if I care about them or not. That person could work on a percentage basis, for instance 3% of the eventual transaction.

I don't understand why new yorkers don't want buyers brokers. New york magazines etc go on and on about how important it is to have a "good broker" but the damn brokers work for the sellers: good pad or not, they'll all nod enthusiastically when you look like falling for it, instead of saying "well, I honestly think you can do better".

The internet is pretty much screwing up this old cosy relationship thing anyway - my broker is my web browser, and brokers are the guys asking you to "sign in". I just think if people can afford a million plus for a place their time must be valuable, so why aren't there experts who will work the web and open houses to find them a good value place that meets their needs?

code standard for ventilating ranges

Hello. Does anyone know the code standard for ventilating ranges? I've been told they all have to be mechanically vented no matter the distance to a window, and I've been told the opposite and everything in between. Help!

Bathroom configuration

We aredoing a gut renovation of one of our bathrooms and would like fresh ideas on how to configure it. For Sale is a great fireplace mantle with ORIGINAL beveled mirror. The mantle has great detail but has been painted a few times over the years. I'm pretty sure it is pine - it can either be stripped or touched up with a fresh coat of paint. It is 82 inches high and 61 inches wide and can fit perfectly on most brownstone chimney/fireplaces. The opening is 33 inches by 35 inches. The mirror is beveled and is original, however it is not attached to the mantle in the pictures (you can see it leaning on the mantle in the last picture below). Price is $1400 or BEST OFFER!!

For Sale is a HUGE Antique Fireplace Mantle. The mantle is 74 inches wide and 96 inches high (including the overmantle). The fireplace opening is 41.5 inches x 36 inches. The overmantle is 68 inches at its widest part and includes a huge, ORIGINAL Beveled mirror measuring 43 inches by 29 inches. The overmantle also includes side mirrors.

Handyman Conundrum

I'm a little hesitant to post my request given the recent cacaphony over *gasp* finding a handyman. Let me preface this by saying that I AM NOT A HANDYMAN!
The recent "Multi-Family Minefield" about the potential perils of owning a multi-family home left me with a bunch of questions. We, too, will be first-time landlords and one of the primary recommendations in many of this post's responses is to find a reliable handyman. Would anyone like to share their experiences about finding a handyman? Assuming that this might be different than, say, hiring a floor guy, and possibly going to check out some of his past work, how do you check references? What should we look for? How do current landlords manage their handymen? Also, how are they usually payed - with a regular monthly sum, or on a per-job basis? Finally, (drum roll please) can anyone recommend a handyman?

Lawyer for Multi-Family Houses

Can any kind soul recommend a lawyer who specializes in (or knows a lot about) multi-family residences? We're about to purchase a 3-family and we'll need to be able to consult with a good lawyer on a regular basis to review leases, answer questions, etc. Also, when one works with a lawyer in this capacity, how are clients billed? Hourly? Or is it possible to keep a lawyer "on-retainer?"

Electrical Updates Quote: Price Good?

I have a 3 family with some electrical updates needed. I got a quote of $6,100 for the following:

-6 new separate heavy duty lines for front & back air conditioners on each floor.
-6 ceiling fans installed (I am responsible for buying the fans)
-1 new ground wire in cellar
updated outlets to allow for 3 prongs as needed
-17 new boxes for all ceiling lights (hallways and rooms)

Does this sound reasonable?

Obtaining Two Family CofO

We are seriously considering trying to buy a brownstone that is set up with an owner's triplex and a basement rental. The issue is that the building only has a one family cofo. Has anyone gone through the process of converting a one family cofo to a two family cofo? If so, can you please give any insight into how long and difficult the process is and what to look out for?

Changing the Electric Panels for Real Circuit Breakers

I had an elctrician (not licensed) take a look at my circuit breaker panels. He told me that the company that made them (Federal Pacific) is no longer in business since the circuit breakers DON'T ever 'break' (i.e., turn off automatically). Obviously a concern. He can change them, and there is no need to change the 3 meters. He's quoted me $2300 for that job itself. He also pointed out that he can't find the circuit breakers that this company used (needed for additional ac lines we want to have installed.

QUESTION 1: Do I need a licensed electrician to do the panel box changes? Pros/Cons?

No-See-Ums?

This problem has been troubling me since the weather got warmer. Whenever I'm in my house (Garden and Parlor floors with large yard) I feel like I'm getting bitten by something. It isn't painful, just a little itch, but i never see anything on my skin or flying or jumping around. I have a dog, but it definitely isn't fleas (I know what they look like). At first I thought I was imagining it, then I thought it was dry skin, but it only happens at home. I keep my house pretty clean and shower a lot, so I don't think it is a cleanliness problem. I have experienced no-see-ums in the Caribbean and that is kind of what this reminds me of. Could it be bedbugs? I've heard they've made a resurgence in NY. Are they visible to the naked eye? Is there some other 100-yr-old house problem that I don't know about? It is getting very annoying. Help!

I looked in the archives and couldnt find any recommendations. I need a tile guy for a SMALL job. I need to get rid of some concrete and then replace it with tile. The section is roughly 2 ft/2 ft. Any suggestions? Thanks!

I'm hoping to build a garden/potter's shed/workstudio in my back yard in sunset park, 10x10, on cement blocks (no foundation), but with windows, insulation and electricity - (but no running water.) I have a couple of missing fireplace tiles - the tiles are stamped "Hamilton" (I assume that's Hamilton Tile Works) - they're just plain skinny tiles. What's the best source for these tiles?

If there is a seller who goes into contract with multiple buyers without the prospective buyers knowing, and the seller closes with a buyer who wasn't the first to go to contract, what is the precedent in new york with something like this? What can happen to the seller, as well as the purchaser?

Renovating Wood Frame Facades

My wife and I are looking at purchasing a wood frame house with owner's duplex and rental unit, which we would do a complete facade renovation on (putting up a wood facade rather than the vinyl siding currently in place).

Does anyone know how long such renovations take, and whether or not it's possible do do them while a tenant is living in the place (or while we are)? thanks very much....

What to do about Floors

I am renovating a brownstone in stages and now I am renovating the duplex I am going to live in. I had old select red oak parquet with decorative walnut and mahogony stripping upstairs in the both rooms on the parlor floor and it was pretty damaged in one room. After dithering over whether to restore the floor, it turned out that it would be pretty expensive for a so-so result. I decided to lay a new parquet floor up there. It is a copy of the design of the other floor (clear red oak) and the downstairs is new flooring (clear red oak) in a conventional plank arrangement. We "finished" the downstairs floor by putting a sealer on and two coats of water based poly. I am unhappy with the way this looks. Even though it is red oak, it has little color the way it is done and the satin finish is so flat that it looks almost unfinished -- like raw lumber. I don't like it.

Now we are almost done with the upstairs and I am trying to decide what to do:

I don't want to reproduce the unfinished look on the parlor floor and wonder how to avoid this flat flat look. I want some warmth to the floors, but on the lighter end of the spectrum of color for a historic house. So the upstairs will drive what I do to the downstairs. So, some questions:

1) What stains would achieve a relatively light, oak look but would be in the spirit of a historic house (parlor floor has the fancy plaster molding...).

2) I like a satin look, but is it because I used water based poly downstairs that it is so dull? Would oil based be better? Would it have more of a finished look without the bowling alley shine? How many coats make sense?

3) I would prefer to leave the downstairs alone and maybe just add some more water based poly to get a more finished look if I could, since going with a stain and oil based would require resanding -- more aggravation and expense. I heard that there were water based polys that had a stain which could be added on to the top of the floor for a slight tint without resanding. And hopefully after I do all of this (and I am not locked up...) I will have floors that sort of match.

Or I could just do them all over. Please help with any suggestions. Thank you.

Insights on Green Renovation?

In the final stages of planning on a gut renovation of a 4 story, 3 family; everything will be new. The GC I'm leaning towards is very excited about more energy-efficient solutions that my architect generally dismissed as unaffordable when I first inquired a few months ago. But a quick look at NYS incentives does make the move seem intriguing. Has anyone investigated green equipment installation and incentives, or actually seen all the way to the rebates?

How Much to Tear Down a Wall?

I just moved into a railroad apartment that I love, but I'm having fantasies of tearning down the wall between the living room and dark middle room. The wall is drywall and as far as I can tell is not weightbearing and was added relatively recently. Does anyone have a sense of what it would cost to take the wall down? It's about 5 ft wide by 9 ft high. (The room is wider than 5 feet, but I'm excluding the width of the doorway since that's already empty space).

Where to rent a Hepa vac?

Any ideas on where to rent a Hepa vac in Park Slope/Boerum Hill area to clean up after renos in a space where there is lead paint? Much thanks.

Closets

In doing my renovation, I am having some trouble coming up with a plan for the inside of a large (8 feet) closet. It is a sliding
door (two large sliding panels) which is problably not ideal but the best we could come up with for the space.

Anyway, all my contractor can come up with (better than me) is the white wire Rubbermaid set which has shelves and a double
pole arrangement. I don't like this. Among the reasons are that the shelves are very shallow and I really would prefer some kind of traditional pole (steel) and shelf arrangement made of wood. My contractor and I are getting to the the end of my renovation; if this were a novel, it would be WAR and PEACE and we are both exhausted and sick of the whole thing. I wonder if there is a carpenter out there who can do some simple but sturdy interior of a closet, who is reasonable and good. I am not interested in buying white pressboard sets from Home Depot or having an expensive custom thing. Does anyone have any ideas?

Window Repair


I have a couple of windows which need repair of the mechanism in the side of the window
frame which keeps the window open. I lack the proper vocabulary to express myself here, but you know.... you open the window and it comes crashing down and you pull your hand out before being inflicted with permanent injuries.... anyway, I have two of these windows. I have been trying to schedule something with Park Slope Glass now for going on a couple of weeks. Are there any recommendations for a window place which works on weekends? Thanks!!

sanding and water-based poly while pregnant?

We are having someone sand and poly our floors with water based polyurethane, and I was wondering if anyone knew if it was safe for a pregnant woman to be living in the apt 2 days after the work is done? Is the sanding potentially harmful? Is the poly? Anyone know anything about this?

Mozzies & your typical brownstone

i'm really having trouble this summer. We're in this rental brownstone that has only a couple of barely functional fly-screens on rear windows and none on the entire front. We have to run window A/Cs to make any room liveable. Airing out the parlour floor by opening the rear door to the deck and front window or front door invites instantly hordes of mosquitos which then get everywhere else in the house.

I walk down clinton st and see almost no parlour floors with insect screens. How do people live like this?

The landlord of this rundown townhouse is disinterested in the slightest capital improvement. I wake up each morning feeling dried like a piece of beef jerky, and/or scratching half a dozen bites :(

An infant in the house means spraying RAID every night or using those plug-in things isn't really too good.

Surface of Brownstone

I bought a brownstone which has a blotchy exterior, i.e. whatever material was used to patch/repair was not applied correctly. I
was told by one contractor that the application of muriatic acid to the surface would smooth the material and make the surface of a uniform color. I wasn't too sure that this guy knew what he was talking
about and seemed a little dodgy. Has anyone had experience with this kind of problem?
Any suggestions for a contractor? Any idea of price?

Renting above a Restaurant

Does anyone have experience with living two floors above a bar/restaurant? Is it simply intolerable? With double-paned windows, do you still hear sounds through the building (it's a brick building, looks pretty solid)? Would appreciate any advice, opinions.. Thanks!

Roof Deck?

I live in a 3 family in Fort Greene and rent out the top 2 floors as 2 1-bedrooms for $1600 and $1650. I have been thinking about amenities to add that renters would pay more for, but re-doing the kitchens and/or bathrooms don't seem worth it. Then I thought about putting on a roof deck to offer outdoor space to both apartments. I estimate it would cost about $5-7000 (probably less than a single kitchen) to lay down a platform on part of the roof with a railing. Entry would be via the hatch. I haven't looked into permits or insurance yet, and i expect that it could possibly be forbidden. Has anyone else done this? Is it a bad idea?

Installation of marble fireplaces

Can anyone recommend a good reasonably priced, capable person to install two old marble fireplaces which I purchased in pieces from a salvage place. I really need this thing done right; the last thing I need is to have it land on someone. I am also going to put those iron grates over the arch openings since they will not be working fireplaces. Any information would really be appreciated. Thanks.

Fire safety- combustible or non-combustible

After reading my NOLO New York Landlord's book, I see that as a landlord I am required to give my tenant a fire safety plan. (Even though I rented for 8 years and no one ever gave me one). Does anyone know how to figure out if their building is combustible or non-combustible. I have to choose on my fire-safety form. I have a pre-1899 limestone building. Thanks.

Two plumbing issues - forgot comments

It appears that during the heavy rain Wednesday night my basement flooded. There are no puddles but the floor is damp and some cardboard boxes are soggy on the bottom. I've been told before that my storm drain needs to be unclogged, so I assume that's what the problem is and I'll attend to it. I've owned the house for about 9 months and through other recent heavy rains had no problems.

In addition, starting Thursday morning I have no hot water. Not sure of the age, but the gas water heater looks only 1 or 2 years old.

I'm wondering, are these two problems related? Did water on the basement floor somehow shutoff my hot water heater? Are there probably other problems I haven't discovered yet (for instance, might my furnace be broken too)? Or are these two issues just a coincidence?

Also, does anyone have approximate costs of getting a backyard storm drain unclogged and also of fixing/replacing a hot water heater?

Handyman for Dryer

Hi -- We inherited an old dryer when we bought out PH brownstone. Seems the dryer isn't heating up (ergo, no dry clothes). Our electrician told me that there is some element that needs to be restarted, re-lit or fixed. We're no longer under warranty so I am looking for a handyman to fix this... Suggestions? Thanks

getting out of a contract

I am in contract to buy a co-op. We had tentively set a closing date which has come and gone due to the seller failing to disclose liens they have on the property and generally not having their act together. My financee and I have had to move all of our stuff into storage and have been staying on friends floors until we can close (even though the apartment is empty) Our contract calls for a closing date on or around a certian amount of days from the signing. That date expires in a few days. I am so furious with the sellers that I would prefer to just cancel the contract and be done with this. I was told that after the date expires the seller still has 30 days to set a closing before they are in breach. Is this true? Do I have any other options to get out of this contract without losing my deposit? I have spoken with my lawyer but am looking for second opinions from anyone that has gone through something like this.

reopening sealed up doorways

The doorways into the small rooms at each end of the landing on the 3rd and 4th floors of my brownstone were sealed and plastered over by a previous owner. The small rooms became part of the larger ones next door thru newly created doorways. My question is: can I reopen the original doorways and seal up the existing ones without a permit? and can anyone out there recommend someone who can do the work including reframing the doorways and hanging the original doors (luckily they were stored in the basement). Interest in donating or selling kitchen

I am very interested in getting some advice about a kitchen which I ordered from Home Depot -- a Kraftmaid kitchen -- which fits very nicely into the garden floor of a narrow (17') brownstone. It is configured as a galley kitchen with 9 feet of cabinets (mullion doors on top) on one side and configuration on the other side (appx) 12 feet on the other side to accomodate 30" stove, 36 inch frig, 24 inch dishwasher. There is a Home Depot saga connected with this kitchen but bottom line, I am looking to sell or donate (would need the deduction). It is Maple with a bisque glaze. The company will not take it back because it was partially installed by my contractor. It arrived with damaged glazed doors and other assorted problems all of which they have promised to fix (3-4 weeks) but bottom line it is not what I wanted at all (main problem is the color of the glaze, which is a matter of taste; some people really like it...). I have decided to to either sell it or donate it (I would need a tax deduction). Has anyone ever had experience with doing either?

Multifamily Minefield?

My husband and I are thinking about buying a legal multifamily in the Slope, Cobble Hill, Carroll Gardens, or Ft. Greene. We'd live in the owner's duplex and have one or two tenants. In theory, this seems like a great idea -- we get the whole building and someone else helps us pay for it -- but we know there must be lots of conventional wisdom out there about whether it ends up being worth it. We are thinking about hiring a management company to deal with repairs/credit checking tenants, etc. Any thoughts on whether this is necessary? We have absolutely no experience as landlords. Gaps in Garden Level Floorboards

I recently went to an open house and on examining the ground floor (garden level) floorboards I saw gaps between the boards that let me look directly into the basement. Is this normal? Would this create a significant heating issue in that cold air from the unfinished basement could creep right up into the garden level? Is there any way to seal off that space and insulate in between the floorboards and the new ceiling to keep out the cold?

Cost estimate for new siding

I've got a 25 ft wide 3 story building. The vinyl siding in the back is trashed. I'd love to get it removed, insulate the back wall as well as fix any problems with the wood. There's a metal siding product that Lowes sells that we like a lot over the vinyl. And we'd need to remove and then have put back up our fire escape.

Any ideas of how much a job like this would cost? Thanks!

Sidewalk cement job

Help! I got a letter from the Brownstone Agency upon my renewal that claimed I have 30 days in which to let them know that my sidewalk has been repaired. Unfortunately I have no trees that have caused damage - just regular wear and tear.

Contractors I have so far reached out too have been terrible about getting back to me, and prices have been rather ridiculous.

Any referrals on people who do good work would be appreciated - I have seen some pretty bad sidewalk jobs... Also need to ensure they will be able to obtain the right permit and are insured independently.

Flies and Mosquitoes

Help! This is the first summer I've owned my brownstone and am amazed by the amount of flies and mosquitoes in the garden. They make me not want to go out there! I always have to light citronella candles just to sit on the deck. Yesterday, I moved a shovel that had been leaning against the wall and got 10 mosquitoe bites! I have been spraying an insecticide that they use around livestock for flies (permethrin), but it doesn't seem to be helping. Any ideas?

Building A Stoop

What is the ballpark price for adding a stoop to a brownstone that currently has a street level entrance? I know I should just call a facade company (Malek, etc.), but thought I'd get any comments here first. We would like to create a doorway on our parlor level, where one originally existed. Options for finishing the Zebra Wood Countertop

I recently installed a zebrawood countertop in my kitchen. I would like to basically waterproof it. I know that I have options of oil vs. poly. Protecting wood floors from furniture

To protect wood floors, you're supposed to put felt pads on the bottom of furniture legs. But how does one make the felt pads stay on? Does anyone know of a brand of furniture pad that doesn't fall off immediately? Or is there another way to solve this problem (other than putting area rugs down EVERYWHERE)?

Keeping Cats Away


I recently started a garden in the backyard of my property. I've worked countless hours cleaning out buried trash and all sorts of unmentionables hidden by the previous owner. Today, I noticed a group of busy flies. The cats are going to the bathroom in my yard and then they use the mulch to cover it. What can I use to keep the cats from doing this, and where can I buy it.

Load-Bearing Walls

Hello,

It seems like DIY demo-ing is not too hard, according to the many posts on this site. I am considering having a go at it during an upcoming renovation of our kitchen & bath. We want to close up a wall and create a new doorway someplace else and possibly knock down the wall (or part of it) between the kitchen and the living room. I am wondering if there is a way to know which walls are indeed load-bearing if you do not 1) have the original plans for your building, and 2) do not have the money to hire an architect.

advice re: paint & lead issues

My husband and I are about to close on a Ft. Greene brownstone that we think is about 120 years old. In scanning the archives, I've seen the threads about lead paint, and the need for households with children to be careful and diligent about cleaning and dusting, especially in areas where old paint rubs off, i.e. windows and door frames.
We don't have children yet, and we are about to take bids from painters, who will do the interior before we move in. Is there anything we should be doing or thinking about now to minimize the danger later?

The small day care my daughter attends is in a brownstone whose small kitchen is badly in need of renovation (or full replacement, it's pretty bad). I am considering donating some of the funds needed for the renovation, but before I make the offer to the day care, I wanted to see if anyone could suggest a contractor or the like that would be willing to work with a tight budget, perhaps using recycled materials from Build It Green, and could do the installation during the one week in August when the day care is closed. 1) Per sq ft, whats the general cost for installation of hardwood flooring on subfloor (which is already there)?
2) Whats the general cost for removal of old wood flooring and installation of new hardwood flooring (subfloor is already there)?
3) What company would you recommend?

Advice to Research Brownstones

My wife and I have been looking at purchasing apartments in Manhattan/Brooklyn for some time and until recently had only considered pre-war coops, until we visited a few Brooklyn brownstones and truly fell in love. My fear, however, is the unknown. We know the coop market through and through, but not so the brownstone market. I just don't feel educated enough about brownstones yet to be a saavy buyer. I've read many of the posts here to become familiar with the general issues faced by brownstone owners. Does anyone have good resources (books, other websites, people) I can use to learn more about what to look for/what to avoid in brownstones? Key issues I feel like i need an education on are general issues such as average lot size, typical square footage, local zoning/legal issues to be aware of, and more specific issues such as heating systems, A/C, flooring, facade issues, roofing, etc. I feel green enough not to even know the right questions to ask in examining and purchasing a brownstone, as well as what to expect as a brownstone owner. Any suggestions would be much appreciated.

My Retro Kitchen - A Work in Progress!

Lately the forum has had a great deal of postings of concerns, complaints & headaches. So I thought I would share something just for the fun of it, that has no serious problems at all to discuss. For a long time now I've been trying to design a classical kitchen and this is what I came up with. It's been a struggle of form & function. I ended up using some antiques ( the stove & farm sink ) and some new appliances ( the dishwasher, refrigerator & cabinets ) . I still have to finish the cabinet for the dishwasher. Right now it kind of looks like an old flour cabinet, it's to the left of the sink. I plan to make a cabinet for under the sink too with rounded edges to match the sink. It's been a fun project but rather tough to figure out what works for the space. I'm still stumped on countertops! I would like some advice. Any interior designers out there? I like natural materials like white marble but people tell me it stains really easy and is too soft. I want something that will look nice with the cherry cabinets. I can't seem to find a granite that is light in color or looks vintage. I want a vintage look but I want a material that I'll be happy with . Anyone out there with some ideas for materials & colors? Converting Window to Door

I'm looking for someone to convert a rear window on my parlor floor into a door, for access to a deck I've already had built. The job will involve knocking out part of the wall since the base of the window in higher than the floor of the deck. Any recommendationms appreciated.

ISO contractor that will actually show up every day

I'm at my wits end with my contractor. The work he has done is decent but he comes once a week and promises promises promises but doesn't deliver. At this point I'm about to shoot myself or him. Haven't decided which would be most painless/productive. HELP! Any referrals out there? We are doing floor, walls, wood trim, sheet rock, the basics. thanks! Nicolemull@yahoo.com

Worst neighbors ever...what do i do?


OK, so my neighbor is still in the midst of a 2+ year renovation. We've remained very friendly despite the noise and the dust and grime that coat our windows. Now, they have moved back in and this morning we recieved a letter from their lawyer instructing us to remove our 2 window A/C units (one is on the second floor!!!!) because they own the "air rights" to that space.

When i got the letter i stopped myself from going over there fuming mad to consider what the best approach would be to deal with this. Any advice from the sages of brownstoner???
