Running New Electric
Our contractor just started running the new lines for the electric. They are trying to save the ceiling height so they are boring holes through the support beams (floor of the top apartment ceiling on the one beneath) and running the cable through the holes. Does this sound standard or should I be worried?
selling classic mirror
I have a classic mirror that is about 7 feet long and five feet wide that would go great in a brownstone and I am looking to sell it for about $400. It is wood and has feet but it has been painted. Please let me know if anyone is interested and I can send pics ... not sure how to include them in a posting.

Stoop repair/restoration suggestions needed
Brownstoners, this is my dilemma: As you can see from the pics, my stoop is on the way to being repaired. However, I was thinking perhaps the flat wall on one side of the inner stoop and the outside wall (where the mailbox is) would look better "roughened" like the stone on the rest of the facade, and as it was originally. They can do it with concrete (create imitation limestone to match the other stone). This will cost more $, and don't know if it is even necessary. Would love any feedback. (yes, i probably should have negotiated beforehand, but we discovered the whole wall had to be rebuilt, and their was little original material to work with, which I hadn't expected). Thank you!

DOB Payoffs.
Well, obvious enough, no?
So, uh, whats going to happen to the building on 8th ave and 15th street that was so damaged by the contractor next door that it now has cracks and has been evacuated? Any fines levied by the DOB or the city on the contractor, or just another slap on the wrist?
What compensation will the owner of the 8th ave building receive? Or will this be tied up in court forever?
Hmm, mafia payoffs to the DOB. In NYC? Of course.
Architectural salvage for sale
I'm working on liquidating an estate in New Haven. The owner has spent the last 6 years salvaging what ever he could from Yale and various buildings and houses in New Haven - some as early as 1840.
He is now planning a move to Greece and it all has to go. This is a partial list of what is available.
Oak and Chestnut plank lumber, Victorian front doors, medicine chests, columns, staircase paneling in solid oak, banisters, ballusters and newels posts - mahogany, black walnut, chestnut and oak, turned porch columns, quarter sawn oak, case molding, picture molding, Cuban mahogany banisters, crown molding, cleted coffering in oak, 1830's country farmhouse doors, Bevel glass door surrounds, Cherry table tops, lighting fixtures, drapery hardware, oak stair treads, bead board and more!
The amount of stuff is overwhelming.
Cornice Repair Help
We are looking for someone who could repair and refurbish our cornice. The house is an 1862 brownstone in Boerum Hill, so it needs some TLC. Looking for a one-off job and our contractor did not know anyone. Has anyone had success with a cornice repair person they could recommend? Thanks.
Deck in Co-Op building
Hi,
I live in a Co-op building in Park Slope. We have the duplex including the top floor. We also have the roof rights above our space.
To build deck I need board approval. So far so bad.
Can a board turn down my request to build a deck?
Does anyone know what are the legal requirements to build a deck? How close can I get to the edge of the roof? Do I need an architect? Is a contractor able to deal with all the legal requirements? Are there any helpful website?

What do I really need in a home secutiry system??
I am considering purchasing a home security system and am trying to figure out what I really need, not what the sales guys says that I need. My question is regarding the cell guard which kicks in if my home telephone line is cut/no longer working. The cost is $250-$300 installation + $11/month in monitoring. So it's not cheap. Is this worth it (how often will my home line really be out???) or just a waste of money?
Any advice from others who faced this question? Thanks!!

insurance for condo in brownstone
Is there someone who knows something about insuring a condo in a brownstone? I was told that the condo association (which is comprised of 2 units) needs commercial insurance on the entire brownstone. Is that true and is that very expensive? If anyone is in a similar situation and can give me some insight, I would greatly appreciate it.
Repair Help for Classic Chambers Stove
I have an old Chambers Stove. Recently did a silly thing and removed a wire that was in fact the temperature probe for the internal controls. I am sick about it as this stove has been such a durable part of my family for years. Does anyone know of any repair companies that actually could help out - even with parts if needed?

Counter Top Material
We need to replace the butcher block countertops in our kitchen because they're very old, scratched, stained, scorched, water-damaged--you name it. I prefer not to use granite, which I think is generally too dark for our kitchen, and I'm not crazy about Corian or other solid surface materials because they somehow look too synthetic. I wonder if anyone who has recently done a kitchen renovation has anything special to recommend. Marble--does it stain too much? Glass? I would appreciate any suggestions for a small but heavily-used kitchen. Thanks.
Toilets for rentals?
So, we're thinking of getting low-end Toto toilets for our rental apartments. Is it worthwhile to do so ie. less plumbing problems? Or should we just stick to American Standard or what we can get at Home Depot?

Need Assistance With Doors
Hi. The external door to my building will not close, especially in winter. It contracts slightly and as a result comes nearly but not completely to a close. I have had it repaired several times, but the repairs have been minor and have not lasted. Does anyone know a good door expert? I don't think I need the doors replaced, just the locks and hinges looked at.

Building a deck - lawsuit
We are building a deck, as of right, off the back of the parlor floor. The plans were approved by the building department, etc. Our neighbor is very upset about our plans and is threatening a suit. Is there any way he can obtain an injunction to stop our construction? Our contractor is being very, very careful - all permits have been obtained, no working outside the permitted hours. It seems very unfair that he can derail our construction for no good reason.

FIreplace Screen
I have been searching in vain for a fireplace screen for a typical arch brownstone fireplace. I'd like to look into having one custom made. Does anyone have any experience doing this? Can anyone recommend an iron worker who does that kind of work?

we would like to put heating in our floors once we renovate our groundfloor kitchen. we were want the floors to be wide wooden planks but i hear that wooden floors don't do to well with heating under them. has anyone heard that?

Heights Historic nightmare
Since several posters have recommended Heights Historic for windows and doors, I wanted to post a warning about my continuing bad experience. My home was measured for two Kolbe doors last December. After weeks of delay and avoidance, I finally got an estimate. I paid for the doors in April and was told to expect a 8- to12-week delivery. 18 weeks later the doors were delivered, but not as ordered. I was told to expect re-delivery in 4 weeks. 12 weeks later a different set of wrong doors was delivered. It's now been about 46 weeks and I'm waiting for Heights Historic to remove these doors and start again. Perhaps my bad experience is unique, but I didn't want the recommendations on this site to go unanswered.

I have been leaving in brownstone in Bushwick for about 2 years now,and i was wondering about the gas pipes located in the ceiling wich are still connected with gas.

Am I Alone?
For discussion: Am I the only one that gets annoyed and frustrated with the chronic noise generated by the inconsiderate morons that drive around Brooklyn with their custom car stereo systems with the mega bass turned up to 11? I hear them coming two blocks away, then as they drive by and my windows rattle, I am left with the thump thump sound as they drive away in a wake of car alarms that have been triggered. Does this only go on in my neighborhood (Bed Stuy) or am I in good company along with the other parts of our borough? I call 311 regularly and complain and try to get my message across to the police that it is their job, when not chasing drug dealers, murderers and fresh donuts, to maintain the quality of life which means ticketing these motorized noise makers. If you have the same issue in your neighborhood, please take the time to call 311, maybe some day these idiots will start getting tickets and ultimately the message that this is unacceptable. Does anyone have any other suggestions besides calling 311?

Cost of extension
I am wondering what the approximate cost would be to build a rear extension on a 20 x 40 attached townhouse (assuming FAR permits it). I recall a past post or two that had a rough square footage calculation. In particular, I am curious to compare a one story extension cost with a two story cost. Thanks.
Replacing old pine floor boards
We have antique heart pine floors (originally, subfloors) and a few planks are water damaged beyond repair. We'd like to replace those boards, rather than re-doing the whole floor. There are a number of places online that sell antique heart pine, but I'm wondering how difficult it is to match the old floors.... has anyone out there done this? Any suggestions?

Gas stove slow to light up
Help! I have a gas stove in my brownstone kitchen that takes up to 5 minutes to light up. Has anyone had a similar problem? Should I be speaking to a plumber? This problem is interfering with my morning coffee routine -- plus I'm worried about a possible gas leak.
The stove is about 2 years old. The problem started last winter, about 1 year after the stove was installed. If the stove has been recently used, it usually lights up again right away. The problem appears to be worse in the winter and I don't think that it varies depending on the time of day. I don't smell any gas in the house.
When I mentioned the problem to Con Ed, they told me to speak to my stove guy. The stove repairman tells me there is nothing wrong with the stove itself. The pilot light works. Also, once the stove is on, we get full gas pressure. The flames do not vary noticably depending on how many of the burners are on.
None of the other apartments in the house have this problem with their gas stoves, so I don't think it has anything to do with the house's gas line.
Any insight is appreciated!
Furnace Cleaning?
Does anyone know of a good company that does furnace / duct cleaning? We just moved into an apartment with an old/dusty furnace, and it seems that the duct work is pretty dusty as well. We are hoping to make it through at least one winter before buying a new furnace, but we'd also like to avoid the smell of burning dust as much as possible. Thanks!
Removing and Cleaning Stained Glass Skylight Above Central Staircase
We'd like to remove, clean and replace the stained glass under the roof skylight above the center stairway in our home; we've done so already with the stained glass under the skylight in our bathroom and it came out very well.
The problem is that the framed stained glass piece is relatively large, 5'+ x 3'+, hypothetically weighs 60+ lbs., and there is no flat floor underneath to set-up a ladder. The window lies directly above the split between the staircase and the top floor walkway the runs alongside the staircase.
We're wondering if anyone has removed or had one of these removed and knows how to do it. That is, did you set up scaffolding, use a specialty ladder, or manage to remove it another way? I see that the Bed-Stuy Reno removed their's by using a ladder (regular?) but that does not appear to be an option here.
Any suggestions or help would be appreciated.

Good Day Labor
I have a couple of guys coming in on weekends and working for me in my house. They have been doing framing, laying sub floor etc. As usual one guy works very hard and in knowledgeable and the other guy does not work so hard at all. I fired one and I am keeping the other.
I am now looking certainly for one and perhaps two more in addition to the one I am keping. Does anyone have someone they would suggest that they have used? I need someone who can read plans like my present guy.

Mis-hung exterior door fix?
In this case, it's a fairly expensive exterior wood door (pre framed). It's hung plumb, etc. but with a nearly 2" gap at the bottom (it sits above brick steps that lead down into our backyard -- the brick starts just inside of the door). We withheld full payment on the job, but the handyman has vanished (presumably he decided it's worth more to take on new work than to collect his balance due).
We're now trying to decide the best way to proceed. Have someone reframe the door correctly by moving the whole thing down 2" and hope they don't damage it in the process? Install a 2" door sweep at the bottom (if such a thing exists). One other thought was to cement slate or something like that on top of the brick, raising the level that way. We've eyeballed that last option with some bits of slate we have in our backyard, and it seems vaguely aesthetic.
Wondering if anyone has had to deal with this general problem (exterior door installed with much too much of a gap at the bottom) and what the best and/or cheapest way to deal with it is.
We have to let our cats in and out too often to make a door snake a reasonable option : )

Fireplace too hot
I had my chimmney relined and my parlour fireplace opened up. I had a fantastic licensed chimney contractor A&A chimney (andre) who did a great job. I
live in a row house(town house) where my fireplace backs up to my neighbors entry hallway-the houses are not fireplace to fireplace. Anyway, my neighbor has been complaining that her wall gets hot and the paint is peeling, molding pulling off the wall.
I called Andre and told him and he came by to have a look. I put a duraflame log on at 8:30-and we went round to her house at 11:00.
The wall was not hot, just slightly warm, and the paint was not peeling any more than the rest of the wall. Sooo, I want to be a good neighbor but there is nothing more I can do on my side, everything is to code and there is no danger of anything catching fire. Any ideas? Maybe a can of paint? Is there paint for warm areas?

I'm recommending 2 guys who just did some work for me. They worked so fast that we ran out of things for them to do. They framed a room, put up rock, taped and ran wires. Termites on a home inspection in a Park Slope Building
After a long search, we thought we found the perfect home, but some termites infestation in the window at the front of cellar was found by Accurate Building Inspectors.
The sellers told us that the Park Slope coops are made out of bricks and limestones; that they doubt there are any termites in their building; and that if there are any that the board would promptly remedy to it. Also, that given that the Park Slope buildings are made out of bricks and limestones that they would not be vulnerable to termites. They offered to pay for a termites inspection, and we would choose the inspector.
We do not want to pay for a termites inspector, and neither incur any unecessary costs to the sellers if we are not going to buy from them, and wonder if we should get out of this deal now.
Are termites typically a problem in Park Slope buildings? Should we be concerned about this, and get out of this deal? Any suggestions? Thanks!
illegal curb cut
My neighbor has decided to park his car in the front garden of a brownstone. He took out the front fence, put in a bowfront gate that hangs out over the sidewalk about a foot, and has painted the curb and sidewalk with yellow spray paint "no parking" and expects to keep anyone from parking in front of his house. I am sure this is illegal and am not sure who to report it to. Dept of Traffic, precinct, community board? Any ideas?

Neighbor's Construction Noise
My neighbor has been renovating his house for well over a year. He does much of the work himself with the occasional help of hired tradesmen plus plumber and electrician. That's cool but the problem is that he mostly works on the weekends often starting as early as 7:30am and going as late as 9pm. The noise from hammering and power tools can be incredible. He doesn't have any work permits visible even though -- judging from the construction debris in the back yard -- the work he's doing is substantial. What are the regulations about when this work can and can't be undertaken? And when do you need a permit? He never warns us about his projects ahead of time -- he refaced the front of his house without a word of warning that this long and messy job was about to begin, leaving us to beg the guys doing it to clean up our frontyard -- and has a history of showing complete disregard for us (eg. flooding our parlor floor when the guys repointing his backwall got careless with the hose; using powertools in the back yard at 7:30pm on a Saturday when we had friends over on our deck). I'm sick of playing nice with him and need some advice on the most effective ways to lodge a few official complaints.
new construction costs
I am an architect, with a new construction project in Brooklyn, near the park. It's not necessarily a brownstone, but it will be similar construction, 3 or 4 stories, 2 families. I think we're looking at $300 per square foot for the construction costs. Would anyone care to comment on whether this is a realistic budget or not?
To Sell or Not to Sell in Windsor Terrace
I have a house in Windsor Terrace that I am currently renting out but I am thinking once their lease expires in April I want to sell as it is too much a hassle. I am debating whether to sell and if yes, how much I can get. I don't want to be too agressive but I want to get fair market value. The house is located near the Simone Condos next to Greenwood cemetary so it is no prime Windsor but it is very quiet and pleasant area. It is brick, 2 family, with few original details (maybe only bannister). about 2,000 sqaure feet, set up as one family but will require complete renovation.
Do you think I can get $800,000 for it? Or is it steep? I wonder if I will be able to sell it this spring...

Flooded Basement
I need some advice. My Park Slope basement flooded after the heavy rains on November 8th, then again on the 12th (when it wasn't raining) and again on the 16th (when it was raining). I worked out that the water came from the basement of the apartment building next door. I contacted their management company who were very unhelpful and just told me it was rain water, and there was no further problem. However, I have never had water incursion before, and don't understand why I had a second flood when it wasn't raining. Clearly there is a larger problem than heavy rain. I want to find out the root cause before I start repairing damage in my apartment. Any advice on how to get my neighboring building to take this seriously? Can I call in the Dept. of Enviromental Protection, or Public Health or some similar agency who will force my neighbor to let them look at their basement? Do I need to get a lawyer involved?

In general, how much does adding central heat to a central A/C system cost? We are going to have to replace the furnace either way. (Three floor brownstone, and please don’t turn this into a radiators are the best, most efficient way to heat a home conversation.)

Neighbor noise question - with a twist
Question: we live on the top floor of a brownstone. During the week, we are routinely woken up at 2 or 3 am by our neighbor's bass on the stereo. The catch is: we can't figure out which neighbor! I think it is coming up from the apartment below us; my wife thinks it is coming through from the apartment next to us that's in the neighboring building. But I don't think noise can pass through two brick walls (neighbor's and ours).
So my question, fellow BStoners, is this: Can noise pass through brick walls like that? I thought they were pretty solid -- does brick get more porous with time?

Building an extension
We are contemplating building an extension to the back of our house. We have a 45 ft long backyard. Our house is attached to our neighbors on both side. Consequently, we can't build a proper foundation since equipment can't come into the back. However, we were told that we can dig a 3-ft foundation and build a couple floors up. Is this true? If so, what is the maximum number of floors we can build using this method? Thanks!

Mold in a basement
We are seriously considering a house that has a big mold problem in the basement. The visible mold is on sheetrock that can be removed, but what other associated problems might we be overlooking? We haven't gotten an accepted offer yet and have therefore have not yet paid for an inspection. We thought that this might be a good forum to get some solid feedback. Has anyone else been foolish enough to buy a house with a mold problem??

Structural Engineer Recommendations
I'm at the end of demoing a four story brownstone that's getting a gut reno & I'd like to get a structural engineer over asap to provide a second opinion. We'd already planned for 3/4s of the joists to be replaced, but now the architect's recommendation is changing for ALL of the joists to be changed and for the size to increase to 3 x 12s, when he originally spec'ed 3 x 8s (which is what's there).
Also, are the civil engineers who inspect homes for purchase the same as structural engineers?

Shareholder Wants to Loan Our Co-op Money For Renovation
Our 4 unit brownstone co-op needs an infusion of capital for some building renovation. One idea is for an idividual member to loan the co-op corporation the money, repayable through a maintenance increase over x amount of time. We would like to ask if anyone has done this, or knows how a co-op shareholder takes back a note under these circumstances. Our finacials are in good order, we want to keep our bank balance as is.
Seeking hanydman recommendation
We need to wrap-up our 'never-ending' brownstone project and would appreciate any recommendations for a handyman available over the next few weeks to do finish carpentry, window installation, some tiling, hanging doors, etc. We need someone whom has masonry skills as a window needs to be converted to a door (requiring removal of masonry) and a window sill needs to be raised prior to window installation.

redoing a sidewalk

Anyone have experience with Liberty Home Funding? We are pre-qualified through them, but now that we have a signed contract on a house in Brooklyn we are worried about using a broker outside the 718 (mostly because of all the posts on this site about appraisals not coming in with lenders who aren't familiar with BK). matching old mahogany railing
We have lengthened our hallway and now find that our old carved mahogany wood railing is not long enough (we need another 9 feet) and our contractor cannot find mahogany in a size large enough to match it. Any suggestions? Can you recommend anyone to make a replacement, even if it is a different dark wood that we could stain to match? (We have looked at several salvage yards (including Eddy's) and their railings are all too narrow.)
Clean up man
Yippie ay yo kay yay, BABY! My contractor is moving out and I am done with my renovation!!. Well, as done as any 120 year old building can be. My contractor is a good guy and trying to clean up as much as he can, but let's say I am READY to not be breathing plaster dust, saw dust, paint particles and to say goodbye to the assorted detritus of this whole project.
Before I start moving in furniture, I would like to get this place clean! Can anybody recommend a good cleaning person / company who is honest, good and reasonably priced. As always, your help is very appreciated.

Renovation Help
Our architect is putting together a “bid package” for a major renovation (4-story Brownstone that needs everything, including lots of restoration of old doors/moldings, parlor roof deck, central air, etc. We’ve done some research, and are going to ask All Renovations to bid the job, but we really need some recommendations from other reputable full service contractors as well. Any suggestions \ recommendations?

A notice was posted on my front door the other day from a production company that wants to use my property for a few scenes in a show/movie that is being filmed.
Has anyone ever done this before? The co is willing to compensate me for this. What fees can I expect? Any and all advice regarding this is appreciated.

I would like to buy some nice cast iron window guards for my top floor coop apartment in a Park Slope landmarked brownstone.
I have a small child, want to protect him, and yet have nice windows - I been looking at Architectural Iron Company in Milford, PA - Has anyone used them before? looks high quality...price/service?

old HPD violations
I recently found 2 violation on the HPD website from the 1970's.
They basically state that the premises have been 'vacant and untenanted' for 60 days or more and cannot be reoccupied until a new Certificate of Occupancy has been obtained. I grew up in this building and it has been tenanted for as long as I can remeber.
Is there any way to administratively have these old violations removed? Or will I have to hire expensive attorneys and architects to draw up plans and apply for a new C.O. as if it were a new building?

Converting window to door involving masonry work
We need to convert a rear parlour level window in a brownstone to a door, which will involve removing some masonry to bring it to the height of our exterior stairwell and then installing a french patio door. Does anyone recommend a handyman/contractor whom has the skills to take on this project? We also want the same person to raise the sill of a window (building up the facade with stonework to match) and then install a smaller window. Any insight is appreciated.
contractor advice
I wonder if anyone out there can offer advice on dealing with a contractor who is asking for more money halfway through a job.
We are having facade work done--brick, stoop, cornice. We signed a contract at a certain price and are now being told that certain aspects are going to be more expensive. Specifically, after chipping away at the stoop he discovered that a number of the steps needed to be completely rebuilt. Also, he had a carpenter carve new decorative corbels for our cornice. After taking off the old broken ones he discovered that the backs were all rotted out. Originally I guess he thought he could replace just the ornate face of the corbels, but it turns out he needs to replace the entire thing.
He seems like an honest guy, and the work is really good. And it's true that these things needed redoing.
But my question is--shouldn't he have factored these possibilities into his original bid?
All told he wants an additional $2500, which is about 10% of the entire job price.
Should I argue it? Or should I accept that these unkowables come up and just eat it.
I am a new homeowner and this is my first experience with contractors.
Also, it should be noted that even with the additional $ his price is still lower than some of the other bids we got.

For-sale: ~400 sq ft unused Bluestone paving
We just repaved our backyard with blue-stone and we have leftover unused material. Our contractor significantly over-purchased the quantity needed. We now have an untouched palette (still shrink-wrapped) that is filled with random-cut, rectilinear shaped beautiful blue-stone. I think it is around 400 square feet, maybe more. We purchased the stone at $6/sq foot (wholesale price).
We are looking to sell the entire un-opened palette at $5 a square foot (that's ~15% under the wholesale price that we paid). Low Appraisals?
We're in the process of re-financing and just got a VERY low appraisal of our place from our bank. We live in the center slope, in a 1200 renovated coop (1100 of living space)--and the appraisal came back at $510,000, which is only $463/square foot. This seems crazy to me--especially since realators said they would list our place at $670,000. The gap here seems huge. So I wonder if banks may be low-balling appraisals in order to correct for the appreciations of the last few years? Or if they are low-balling in anticipation of a market bust?

Appropriate finish for moldings
I recently stripped our window moldings (or is it mouldings) down to their original pine with a heat gun. I also slowly plan to do the doors, the baseboard, etc. The wood appears almost new without a patina. Our home is a 1840s Federal brick rowhouse. What would have been the appropriate finish for these? I was thinking of using linseed oil/ tung oil to give that handrubbed look, but then worry that I may not be able to stain them if I wanted later. Also wondering about primer and paint (any traditional colors? the plaster walls are white), staining, etc. If I were to stain them what would I finish with? What have others done?
Super school - Help for challenged handywomen
As I finish up my renovation (been saying this for a while), I realize that I am not going to be able to cajole my contractor into helping me with small repairs in tenant's/my apartment. Actually, most visits from tradespeople of any kind to do the smallest jobs are 100+ bucks and I realized that I really need to learn a lot more about maintaining the house on my own. I saw a course listed somewhere on building management -- offered by the City?-- which taught supers and or building owners about basics of building maintenance, i.e. Heating systems, plumbing, electrical. Not that I am going to be wearing a key ring or tool belt, God help me, but I have to ramp it up a notch. I am also interested in learning other things like replacing lock cylinders, using simple hand tools. Look, I may pay the 100+ bucks in the end, but I could use a little education.
Any advice?

DOB Violation???
I own a townhouse in Vinegar Hill near DUMBO. The townhouse next to mine is being gutted for renovation. So far its been tolerable and mostly respectful however when I arrived home tonight they had erected scaffolding up the entire length of the house. One of the corner support posts is planted on my property in my directly in my front yard/patio area. This must be illegal no? I have to wonder if there are potential liability issues in the event it falls or someone is hurt. I looked at the DOB site to no avail and feel like 311 will onyl refer me back to them. Does anyone have any info on this? thnx.

MDF or Wood for Painted Crown Moldings
We are doing a semi-gut renovation of our Brooklyn brownstone. We managed to preserve all of the architectural details on the parlor floor but lost all of our crown moldings and baseboards on the upper bedroom levels (10ft ceilings). We really want a period home so we decided to add new 7" to 9" two-step moldings and 9" to 11" baseboards. However, our budget is somewhat limited so plaster crown moldings are not a viable option. Our plan is to paint all of the trim on the upper floors white so we are considering going with wood or MDF. If we go with wood, we're thinking about something not too expensive like poplar or stretching our budget on the oak. Our contractor said that good quality MDF when painted is indistinguishable from painted wood and thus an excellent cost saving substitute. In addition, he said that most new luxury construction homes and condos used high quality painted MDF. Is the above true? What are the drawbacks to MDF? Since we are painting the trim white does it make a difference? Does anyone have any suggestions on a source for moldings and a reasonably priced installer? Thanks!

EAVE RODENTS
I seem to have either a bird or squirrel nest in the eaves under the gutter in the front of my house. I can see the entry point,which is on the underside of the eave and just to the left of my downspout at the corner of the house, and therefore unable to reach from any window. You can hear whatever they area walking back & forth in the eaves, which drives my cats crazy. Any recommendations on how to approach this problem? Exterminator of roofer?

Picture moldings - what's too heavy?
Does anyone know what is the upper limit for weight that picture moldings can bear? We have a mirror that's about 21lbs and wondering if it's safe to hang from the molding (with appropriate weighted wire), or if we should drill holes instead. Our house was built in 1910. Thanks in advance.

kitchen size???
I need help. We are renovating the parlor level of our 20x40 brownstone to create a kitchen in the back and a living room in the front. We designed it to include a small bathroom right off the stairs. My husband is now telling me that the kitchen size we configured is too small - 11.5' long by 18' wide and that we will likely have to get rid of the bathroom so that the length is at least 14'. Is 11.5' too short for a kitchen that will also include an island and a dining table??? Would you give up a half bath to create more kitchen space? TIA.

Tin ceilings
According to the building code is it ok to install a tin ceiling with plywood under it or do you have to put sheetrock under it and put up the furring strips for the installation. I tried looking this up in the building code but i couldn't find what the fire rating should be or how it should be installed. I asked the guys at aabington but they seemed clueless to the fire codes.

Waterproofing & Aquafin IC
We have a brick rowhouse, c. 1892, which is at the end of a row, so exposed along the western side, as well as front & back. We made the mistake when we bought the place 9 yrs. ago, of applying Thoroseal to the basement wall, which has trapped moisture against the brick, in some places causing mold, in other places deteriorating the brick and causing a lot of efflorescence. It's not wet, mind you, but damp & musty in the summer.
We've had a few waterproofers come by to do an estimate & everyone has a different take on what needs to be done, but it comes down to 2 basic choices:
a) dig a trench along the exterior wall then install flashing and asphalt paper, and build an underground concrete channel to direct water away from the building. (Next door is a city-owned property so we'd have to get permissions plus be careful not to mess with their water and gas lines that run alongside our building underground.)
b) Strip off all remaining thoroseal, wirebrush walls thoroughly and apply Aquafin IC, a "cementitious" layer that bonds with the wall, and is apparently effective against both positive & negative water pressure--1/3 of the cost of digging the trench & would not involve the neighboring property. BUT having learned the hard way that Thoroseal, and sealants in general, are a really bad way to go for an interior wall, the idea of Aquafin makes me nervous, though I see it's been around 17 years, very state-of-the-art & used in a variety of applications like swimming pools, fountains, water tanks. Also, from the website & product specs it looks like it is typically applied to concrete, so I wonder about its appropriateness for application on brick, particularly old construction.
Does anyone have any experience with Aquafin, or care to weigh in on which way would be best? Thanks!
Window replacement companies recommendations?
I am looking to replace 5 old wood windows in my co-op apt with newer/energy efficient ones. I dont have to use wood and will use aluminum, but they need to be black. I got an estimate from Bay Ridge windows which seems reasonable, but they said it could take up to 5 weeks. Can anyone recommend another company that is reputable and reasonably priced for this kind of work so I can compare prices as well as timeline? Also, how are Crystal windows? That is what they are recommending.

I am looking to replace the old wood windows in my co op apt, and the coop says that it requires the windows to be the same colors as the current wood ones, which are black. Talking to the window company (Bay Ridge Windows) it seems that the standard for aluminum windows is bronze and that black is a special order and will take a few more weeks. Tenants who are leaving now had a shirt term lease. Apartment was refreshed before they moved in. We painted and put new hardwood floors.
I would expect that they will leave this apartment in the same condition that they moved in. But I know that they are leaving for Europe and considering how busy they will be on the last day plus small kids I am afraid a little that they will not have time to clean and could leave me with scrubbing two bathrooms, kitchen, doors etc.
Is it normal to give them name and phone of the cleaning person whom they could hire to return our apartment to the original condition?
Also, I would like to ask you whom you could recommend and how much it could cost to clean 2 bathrooms, kitchen, polish floors, wipe all closets, clean glass and fingerprints on all interior doors (doors and trims were repainted right before our present tenants).

Wood shutters/louvers
The interior wood shutters/louvers in our brownstone are a mess. They've been painted multiple times and are stuck together and appear to be too fragile to withstand stripping. Since I doubt we could ever find enough salvaged shutters of the appropriate size, does anyone have a good source for new (yet historically appropriate) wood shutters?
Easement Advice
We may purchase a house that includes a neighbors' access to 4 feet of the property that was to be used as a means to get to a driveway. The area is no longer an active driveway (the garage has been converted into a storage area or something), yet the neighbor parks her car and store things in this area. If we buy the property will we have any rights over this area? Or has it been forever annexed for her use? The main question, is will we have the right to park there, too?
Kitchenette design?
I'm planning on converting a floor of my townhouse to a 1BR apartment. It will be very nicely finished, but I'd like to put in a kitchenette rather than a full kitchen due to space, AND the fact that we hope to take over the floor for our own use in the not-too-distant future and this will be more useful to us long-term.

Part Needed for Antique Chandelier
I recently purchased an art nouveau ormolu brass chandelier at auction and would like to hang it on my parlor floor. There’s one problem though. As this fixture was purchased at auction (and therefore “as is”) it does not have that fitter part that covers the hole in the ceiling medallion. fireplace cover
We are looking to cover up our fireplace opening without sheetrocking the whole brick area or using a mantle. I have heard that one way that people have done it is to nail up some plywood to completely cover the opening, put a summer cover in place and tile around the border to conceal the plywood.
Could anyone relate their experiences with this method, or does anyone have other techniques that they have seen/used to share? We would especially appreciate pictures. I have seen people tile around the summer cover before, but only to fill the gap to the mantle, so I am having a hard time visualizing it.

insulation, vapor barriers & ventilation
Anyone have an opinion on use & placement of insulation, vapor barriers & ventilation in a brownstone roof (and secondarily walls)? We are using batt insulation in the roof and want to pitch the top flr ceiling in line with the slope of the roof. From what I have read, we need to ensure that the vapor barrier sits between the living space & the roof space. Is it ok to not use a vapor barrier (and instead use greenboard in place of sheetrock for the roof ceiling etc)? Should the insulation be separated from the joists or should we push the insulation batts into the joist spaces? What roof ventilation is required (vents and/or fans and where)? Has anyone had problems with condensation in their roof space?

Who can stop my leaks?
I am having problems with leaks in my downstairs apartment. I think most likely this comes from the gutter on the front roof, which is stopped up. Last year someone quoted me $800 to replace my gutters. Can someone recommend a reliable contractor who can fix the gutter and more importantly fix the leak?

cellar brick columns
I am looking for a good contractor to rebuild a crumbling brick column in our basement. It will require supporting the beams abovve while the work is being done. The good new is I only havve this problem with 1 column. Any suggestions are appreciated.
Bamboo and ? looks great together
Question is this, the stairs and landing to the basement was left unfinished I have sanded down the stairs as I like the natural wood, and for the landing, I used Bamboo Flooring (which looks great) but i ran out of the bamboo and because it is such a small space i would rather use something less expensive for the remaining area. So my question is this, has anyone any suggestions as to what to use?

Avoid Home Depot hot water heater
We recently had another terrible experience with Home Depot (I know, I know....), so I thought I'd post a warning. Home Depot is hawking GE's SmartWater hot-water heaters as "high efficiency" -- even though they are markedly less efficient than other hot water heaters -- because, as the rep from Home Depot told me, "it's the highest efficiency heater that we sell." I've posted the orig. Home Depot ad and a govt. chart comparing the SmartWater to other heaters on my blog here.
I should also point out that HD's contractor not only flooded our basement while installing the heater but neglected to tell me! (So our belongings just sat soaking....) Urgh!

hi - i am moving to new york from australia in january and would love to rent a brownstone in brooklyn (esp cobble hill, brooklyn heights, park slope). i have been told that it is almost impossible to find brownstone apartments with three or four bedrooms - and where a dog would be allowed.is this right? should i give up my search and look at condos?
recommendations on mix of renovation projects
Looking for recommendations on how to approach a mix of projects on a recently purchased brownstone. As well as a bunch of little stuff, we want to:
- Renovate two kitchens, including removing a wall
- Run gas lines up four floors from basement for gas stoves
- Build a deck off the parlor floor and convert a window into a door to reach the deck
- Build a roof deck with a new staircase leading to it
To initiate something like this, is it best to call an architect or a contractor, or both? Is it better to get one company to do the decks & entries to them, and another to do the kitchens? Or is it advisable to have one contractor or architect manage the lot?
Also, any recommendations for these jobs?

Fedders coverings?
I live in a Fedders buildings. Well, okay, not even a Fedders building, more like a cheap knock-off of a Fedder's building. I believe our air conditioner window unit holes are actually by "Freiderich".
The apartment was rented to us with no air conditioners, just the window openings for them, so we had to purchase our own. Now that it's winter, my landlord's solution for insulation is to sheet rock over the openings from the inside. Since this would involve removing the air conditioners, I am against it. (We have nowhere to store them).
Doesn't the landlord have an obligation to provide those outside covers for the wall ac units? And where can they be purchased if we have to end up dealing with this ourselves?
I realize there's the temptation to mock me for living in a Fedders building, but please resist. We moved here so our kld wouldn't get lead poisoning. Instead, she may freeze.

Realtor or FSBO?
I'm selling my 2-family house in Greenpoint and have been wondering if I should list with a realtor, and if so, which one. The local realtors won't co-broke; I went through this when I bought and it's a ridiculous system. Yet the larger companies don't have many properties for sale in the neighborhood so I'm wondering if it's a good idea to sign exclusives with them.
My house is only three years old, so there are no comps to help price it. I considered prices for condos in the area as well as what older houses were going for. If I decide to sell it myself, I really need to commit fully, get a sign outside, etc. As far as realtors go, the one person I like is with citihabitats, and they are more a Manhattan-centric company (not even in the brownstoner links) but the realtor used to live in this neighborhood and knows it well.
Any thoughts on realtors, who can be trusted, who is effective, appreciated.
Apt in crown heights north
Im considering renting a 2 bedroom jr.(extra smaller bedroom)on Dean st. and revere place between kingston and Albany for $1600 utilities not included. Is this to pricey should I look around some more can I get something similar in a better neighborhood.
Central AC: In the Zone(s)
The background: I'm installing a new Central AC system as part of my gut reno in my duplex apt. The layout is changing to be rather open, with a staircase in the center to connect the parlor and garden floors. The master BR is on the parlor, with a guest BR and the kitchen etc. on the garden level. Since the MBR is on its own floor, I thought I'd want a 2 zone system, so I'm not cooling the garden level unless I am using the Guest Room.
The question: One AC guy suggested a one zone system b/c 2 zones won't really reduce the energy; it just shuts down the zone by closing the vents. The same guy suggested that if I really wanted to reduce energy consumption, I would need to install 2 systems; one for each floor. While that part sounds nuts to me, the idea of 2 zones not really reducing energy usage does make sense, making me lean towards the cheaper solution of a 1 zone system and/or at least contemplate the idea of installing 2 systems...but who has two systems in their yard. (Pulling up to the roof doesn't make sense...)

Anyone try installing really large windows on the rear wall of a brownstone? For example replacing the two standard size windows in back with one larger window that covers the space between the windows, and then some.

Hot Water Heater - 50 or 75?
I have a 75 gallon hot water heater that I am looking to replace and am curious if I should replace it with a 50 gallon. I hear conflicting opinions on this - my house is a two family that includes four residents total (it will never be more than five). Some people tell me a 75 gallon is too big while others say a 50 gallon is too small. I would think two showers in a row would drain a "50" (and this doesn't even consider a washer and dishwashing). What is best? I'm interested in heating 25 less gallons of water if I can help it but, then again, don't want to run out of hot water all the time.

Good heating repair
Hi- I've got a teeny tiny Munchkin boiler that came with my house, and a radiant floor heating system that runs on hot water. My boiler keeps breaking down, throwing me different indecipherable error messages. Does anyone know a really great heating person? I've gotten three completely different analyses of what the problem is- ranging from the boiler needing a new part, to it being totally shot, to the problem being in the valves or piping and not in the boiler at all.

setting for dehumidifier
We just put a dehumidifier in the basement of our home. We can set it to keep the area at anywhere from 35-70% humidity. Having no idea what indoor humidity should be, I have it at 45% right now. I can tell that it is working well, but I would like to know what you think the right setting is. For "normal" use of a basement, i.e. storage of boxes, luggage, washer/dryer, etc., what do you think is the right humidity setting?
Seeking Recommendations for a Custom Exterior Door
In 2002, we added a deck to the back of our parlor floor and had an exterior door custom built by Heights Woodworking in the place of a window. The door has leaked ever since it was installed (the saddle they built appears to slope in toward the house) and though Heights Woodworking did come back and put some weather stripping in, water continues to come into the house underneath the door during heavy rainfalls. At this point, the bottom of the door and saddle are rotten and we need to have a new door built. Heights Woodworking has told us that the door was only guaranteed for one year (we sure wish they had told us in 2002 that we were paying all that money for a door that would only be expected to last one year!). Does anyone have a recommendation for someone who will make custom exterior doors (preferably that will last more than 4 years and hopefully someone who stands behind their work)?

I am finishing up my renovation and as I think of them, I have decided to post info on the good people that have helped me. This man works for PC Richard in Astoria and he has an encyclopedic knowledge of appliances and helped me tremendously. This included getting me NOT to buy things -- i.e. advising me to wait..... Renovating Brownstone Common Area

Attractive Brick for Landscaping?
I'm trying to find some bricks or attractive brick-sized stones to edge a planting bed about 5 x 5 feet. I prefer not red brick, but something greyish (like stone)--like the ones that sometimes line the planting squares for street trees. I've tried Lowe's and Home Depot, but they only have that concrete paver-like stuff, which I hate. Any suggestionss for sources in Brooklyn?

Bathroom leak - need permanent fix!
The top floor bathroom in my brownstone was recently tiled.
When the moonlighting plumber put the toilet back, I noticed that whenever it was flushed, the ceiling and wall below would drip.
I had Gateway come and they reseated the toilet, replaced the flange and I thought the problem was done with. I recently noticed that the walls are wet again. So, Gateway came back, and after spending 2 minutes, told me that because the tenants aren't careful with their shower curtains, they spill water on the floor, which slopes towards the wall. If they will make sure to be careful and mop up their excess water, it should fix the problem.
I'm nervous about this - and I'd like to find a way to seal this floor so I don't have to worry about replacing my walls underneath! What are my options here?

i just had Liam Hogan remove the asbestos in my basement, and i just wanted to submit a general recommendation. he came over to inspect, gave me an estimate, and he was able to bring his crew only a couple of days later. they had it all taken care of (including some asbestos tile and additional pipes i didn't know i had) in a matter of hours, and didn't try to add charges for the extra asbestos. i wish every house project could go as smoothly.

Glass needed for kitchen cabinets
Hi All --
I have 4 kitchen cabinets that are open, so glass can be installed in the doors. I opted for this when I purchased the cabinets, b/c the quote I got for the cabinet maker for installing glass was absurdly high. Now I am finding it difficult to find a retailer to purchase these few pieces of glass from -- and also to have them install the glass. I don't want clear glass, but I don't need anything fancy (like stained or anything). Also, two of the doors are quite large, so I know they need safety glass.
Does anyone have any suggestions? Preferably in Manhattan or Brooklyn (I live in Clinton Hill).

Shutters with stripped screw holes

Licensed Electrician Needed
Hi - I am in contract to buy a one bedroom in brooklyn heights that needs to be completely rewired (new breaker, new switches etc).
I just received an estimate from one of the GCs I am considering of $18,000 for the rewiring part of the job. This does not include redoing the walls after the new electrical lines have been installed. This seems to me about 3 times too high.
Does anyone have a recommendation for Licensed Electrician in Brooklyn? I do not have the budget to pay $18,000 to rewire a one bedroom.

about to remove stained glass
I'm about to attempt to remove my skylight stained glass to clean it. I have learned from the reno blog that they slide right out, however, I'm wondering if the glass slides out of the frame or if the wood frame around the stained glass slides out from the rest of the frame? Anyone know?

Good HEPA air filter systems?
Installing central air and heating in brownstone. What are good HEPA air filter systems to install?
Sanding/Stripping stairs
I have two flights of stairs that have been painted brown.
I'd like to sand/seal/polyurethane them.
Some of the floor contractors don't seem interested in this work - and/or price it pretty high. Any recommendations as to a good person/company for this job, and how much it should cost?

typical arch fireplace screen?
Does anybody know where to buy new fireplace screens for the typical arched 22 x 28 fireplace opening that you find in brownstones all over Brooklyn? We'd also be willing to buy them used.
Marital dispute
Please help end a marital dispute! We keep our temp. set at 68 degrees. My husband insists that it will save us money if he keeps all the radiators in our house (hot water system) set on low. I think this is silly and makes the place even harder to get up to the set temp. Would do you think?
KeySpan Security Deposit Hold-up
Just purchased and moved into a multiple family brownstone with rental income floors. Keyspan has just hit me up for a $1200 security deposit to set up a non-residential account in my name for the meter that reads my gas furnace consumption. WHAT!?
Anybody have any idea why, after living in Brooklyn for 25 years, having other KeySpan accounts in my name all that time ( OK with B.U.G. also) and with good payment histories they would decide to collect this amount from me now and, yeah, hold on to it for three years. Is this a rip or what? And why would they require a residence to establish a non-residential account? OK, so I have income from my tenants, but you should see the form, all business questions, am I incorporated, LLC, how much gas does my business use - its a friggin' house, its heat, period.
Honestly! Not worth seven phone calls - so far.

More Questions on Handrails
Some brownstoners kindly provided me with information about finishing handrails a few days ago. I have decided to experiment with shellac. My question is, is it preferable to shellac (one poster said 2 coats of shellac - 1 amber and one clear is best) and then varnish or is it sufficient to simply shellac? What is best? I am looking for a soft finish which does not significantly darken wood and which provides a very soft finish and which is durable.
Any information is greatly appreciated.

Hi. we are about to proceed with an offer that it was accepted for $300,000 for a loft/sudio (loft only because of the 13" high ceiling) of approx 400sq with a nice size deck
landmark brownstone, 1 floor, prime park slope....
it's the first apart for us and we are terorized by oricing dropping down...but then i think, in the 300,000 how much can they drop? and a deck should be always be a value...what do you think?
Lighting Sources?
Does anyone have any idea where to get good looking, inexpensive light fixtures? Every other place I've beento that has been deemed "inexpensive" is still 5 times more expensive than Ikea and twice as expensive as the big-box stores- e.g. Lamp Warehouse, Lighting By Gregory and other Bowery showrooms, etc. Are there any places that are more reasonable? I just feel a little ridiculous paying $200-$1000 for something that may have cost just $10 to $100 to make.
Pocket doors
We are in Park Slope and have old pocket doors that need to be refinished, have the glass replaced, and have the sliding system fixed. Can anyone recommend someone for ths work? Thank you.
Newly Painted Radiator STINKS
I have a newly installed and painted radiator in my house (I painted it with heat resistent paint - the kind that should be used for radiators). I have a steam system and heated the radiator for the first time last night. The smell it gives us is pretty strong. Will the smell go away after a few days and should I be worried that the smell is at all toxic (I'm worried about it around the children)?

heating in winter, sort of a silly question
I just moved into my new brick house a few months ago, and I barely have had to turn the heating on. Is this normal? it seems really late to not have had to turn the heating on, but I'm loving it. Do these houses just retain heat pretty well? (I do have new-ish windows)...

Has anyone used a wonderful engineer-inspector they trust, who they'd recommend to do a pre-closing inspection on a 2-story brownstone in Park Slope?
Great staircase, mill work carpenter
I would like to recommend to my fellow brownstoners a person who
did a great job for me. He replaced risers and steps in my central stairway, made a new "nose" or trim around spindles on balcony section and reproduced missing original spindles. He also did a completely new internal stiarcase bannister system. He made a door to a shed, historially "correct" trim for my front doors, and made custom moldings for my kitchen cabinets (Home Depot Kraftmaid story, don't ask) which are lovely. He also made a specialty window frame for a beveled glass window I am having made. He was fast, professional, very pleasant, was reasonably priced and did a great job.

Looking to get a High efficieny Modulating Condensing Wall hung gas boiler
Has anyone had high efficiency modulating-condensing combination (heat and hotwater) wall-hung gas boilers like the Viessman Vitodens, Weil McLain Ultra, Prestige, Munchkin, etc. installed? Our English basement needs to be almost gut renovated. It's a kitchen/ dining area with an extension. The current boiler and water heater are venting through one of the two chimneys and take up a lot of space in the middle of the room. I also want to have the new boiler installed away from the front of the chimney, maybe to one side, so that the chimney and fireplace are available, possibly for a wood stove or gas insert. Would the installation/plumbing take place before, during or after the renovation? If someone has had this done, who did the installation for you and what was the cost? Are you happy with the results? Separately, any suggestions for gas insert fireplaces/ wood stoves and installers for those.
For context: we now have a gasfired hotwater system with cast-iron radiators. Thanks!
Basements?
Does anyone have experience fixing up a basement in an old Federal-style brownstone... fixing ceilings and floors, maybe the drain pipe. Any idea on costs or how extensive the process is?
IE6 problems on home page
Apropos of the recent comment about Firefox browser problems, from about last week I get a "Runtime error line 1288 'theObjects is unidentified'" on each page call on or from the brownstomer home (not Forum). Anyone else get this? It's set as trusted site on IE6 (though it shows up as unknown zone (mixed)).
Stumped
We just obtained a new frig and it measures 29.5 inches without the doors on. We tried to ge it in the house however the door frames measure 27 inches. The current frig is the same size as the new one. Any ideas on how they got it in? I have measured every inch of the space and no luck. Its like they magically appeared in the home.

tin ceiling replacement tiles
I am need to replace some rusted sheets of tin ceiling to match the good side of the ceiling. below is a photo of the good side. The inner border design between the dimpled tin and the more standard center patter is damaged on the other side of the room. Can anyone suggest a source for this unusual design beyond AA Abbington (who don't have it)? Thanks!

Neighbors + 311
Any advice out there for a homeowner who is going through ALL the necessary procedures for doing a big renovation: engineers, architects, dob filings, licensed and insured everything, permits displayed and STILL the neighbors are harassing us by constantly calling 311 just to try to stop us from working. We've tried to make nice with these people, they have no complaint other than they told us that they preferred the quiet before the work started. All of our inspector visits have been totally fine. Inspectors are just laughing as they come in because they've been there so much. But I'm getting really upset because why should these people be allowed to harrass us all the time? Isn't there some sort of limit to how many identical ridiculous complaints that DOB will accept? Any advice from those who've been through it? And please don't start ranting about all those people who are taking dangerous shortcuts with their renovations. That's not us. We are doing everything by the books and it takes a lot of time and money and why should we have to be harassed constantly??
Fixing small section of Parque?

I have a small section (about 3 squares) of parque that has bad water damage, i have tried everything to fix it. Now, im thinking of changing it, how hard is it? i know NOTHING about parque (even how it is put together) will i be able to change the few squares?

I am trying to get information on what exactly happens at a real estate auction for a property that is being sold by the probate court (kings county). The upset price seems really high to me and trying to get an understandinig if things actually go higher or if they end up being much lower. any advice would help
Dryer on brownstone second 3rd floor
Hi, we'd like to install a washer dryer on the third floor with no window or ceiling outlet. Anyone have experience with this? How can it be done? We've recently done the roof over (before thinking about this) and don't want to cause any damage to it. We thought of somehow getting the exhaust to the skylight, but were told that condensation would freeze and cause problems. We thought about tapping into the chimney but were told that the moisture would cause mold. Any other suggestions, ideas or successful installations to mention?

Windowed back door and safety
our ground-floor back kitchen has only one small window, so it gets very little light. i'd like to replace the big steel back door with a windowed door for more light but i'm concerned about safety. are there exterior doors with window panels that have bars over them or some other measure that would discourage, um, 'uninvited' entry?

Tenant Occupied Brownstone Shopping
Has anyone had any experience looking at tenant occupied brownstones? I've been looking at some brownstones with a broker and only get to see the unoccupied apartments and public spaces (basement, roof, etc). We plan to live in one of the apartments while keeping tenants and expand as our needs/budget allow. Is it ok to put a bid on a building without seeing every apartment and will a building inspector be able adequately inspect a building without seeing every apartment? Until I got married, I lived in a single rent stabilized apartment for close to 10 years, so I think I have a sense of the condition these apartments are likely in, but I thought guessing might not be the best way to go. Any other thoughts we should keep in mind while we look at occupied buildings?

The Nightmare on Henry Street Continues
We're trying to finish our job with the GC from Hell. STAY AWAY from Haim Farage, Handy Home Improvements. We are hiring a troubleshooter kindly referred through this Forum (which we should have done earlier). Hopefuly the Project Manager can straighten everything out. But I have to share the latest. We noticed that work starts and stops, starts and stops. I came home from work early about 3 weeks ago and got to know the latest workers -- two very pleasant, talented men from the Carribean. In about the second week they confided that Haim hadn't paid them. On Friday they told us he owed them $1,500 apiece. Although Haim is behind schedule we paid him on Sunday with the express instructions to "pay your guys." So what does Haim do? He accuses them of stealing his tools (he told the poor guys that there was a camera in my computer which filmed them) and fired them (without paying them ) and screamed "don't talk to my customers." The guys tell me that Haim hired a painter who worked for 6 days, didn't pay him and won't take the painters calls. Being in a Coop that gives you only 60 days to complete all work under ONE named GC we haven't felt we had the luxury to fire Haim but we are confident the troubleshooter will help and hope to get through what should be our two last weeks. As far as getting the guys paid I'm for imposing the $150 per day, per apartment (we have two apartments) fine for exceeding the construction time limit (he is a month late), as stipulated in the contract, and using it to pay the guys.
