brownstone facade timeline
We are going to have the facade of our brownstone stripped and resurfaced with new brownstone material. The company we're thinking of using told us that the process would take about 6-8 weeks from start to finish. This seemed quick to us, given how long we've seen similar jobs take on other houses.
Does this timeline raise any red flags about the quality of the job they'll do? Someone mentioned to me that the scratch coat should be in place for a couple of months before placing the next coat on top of it, to prevent cracking. Is that right? Or is there anything else I should ask to be certain that the job will be done well?

If the contractor says 6 - 8 weeks, get it in the contract with penalties if they don't achieve it. Otherwise, expect stone dust for 3 - 4 months.

The scratch coat typically cures for at least 6 weeks, if not longer.

Have them cover your windows with plastic, the glass often gets scratched by concrete splatters that dry on it and then get "cleaned" off.

I'm a homeowner not an expert, but we were advised to do the scratch coat in the fall and let it season over winter and do the top coat in the spring. This allows both coats to be applied and cure in cool damp weather(something that all concrete/mortar likes) and ample time and temperature shift to reveal any cracking that would be fixed before the top coat.

My next door neighbor's refacing took 3 months. Cecil King was the company and they are pretty reputable. This seems standard compared to other jobs I've seen done locally. Per Chopper's comment, I've also seen houses in my neighborhood who went through the winter with the scratch coat before finishing in the Spring.

Would you mind me asking how much roughly it costs to resurface a brownstone. I am thinking of buying one that needs it done, so just curious. thanks.

163 West 85th Street - Just finished a five story facade renovation. Chipped down the brownstone (first two floors, plus accoutrements on remaining three) - started in Fall with scratch coat. let it cure over winter, picked up again in may, finished within one month. email me with questions cdmccann@hotmail.com
total cost - $45,000+/-
I have a good subcontractor if needed.
