Condo Conversion Question

My wife and I are thinking of putting an offer on an apartment that is part of a whole building condo conversion, but the agent said that the condo closings are planned for January.

How reliable are things like this and what does the process look like? We sign a contract and put a down payment in now and wait until next year to move in? Is this normal? What if, while we are waiting for next year, we find something better OR what if the whole thing doesn't work out or something? What are your thoughts on this whole thing in general?

The price and location seem pretty good.

Find Old-style Wburg Loft?

I'd love to find an unrenovated big old industrial loft in Northside Williamsburg. The developers who get hold of these buildings make them so slick, take the oil-stains and patches out of the floors, sheetrock the ceilings, etc. I drooled over 330 Wythe but it's just too far from the subway. How to find a place in an unfinished state???

Finishing Basement

I am considering turning my large basement into an apartment for some of my family members to stay in when needed.

I would like to have a small kitchen and bathroom there. How do I go about finishing the basement in a legal manner? Do I need to file with DOB for permission to install a bathroom and a kitchen? Does it take a long time? What if my contractor is my relative who may not have a license. Do I need someone licensed to sign off on the bathroom and kitchen plumbing for it be legal?

Any advice will be appreciated.

Deregistering with HPD? How?

Has anyone had any luck figuring out how to make an application to de-register from HPD for a previously multi-rental house that is now becoming or has become owner occupied fully and just a 1 family?

I can't find any information and calling HPD didn't help me.

Unfortunately I got a mailing suggesting there were defects and laying out how I could file dismissals and I also got something from HPD about re-registering. But at this point, I am partly thru a reno into a 1 family and it seems silly for me to have to re-register given all the DOB materials showing I am converting to 1 family.

When I call HPD they sent me on a goosechase and I came up empty - there just does not appear to be any particular doc I could file to file to simply de-register with the right evidence.

converting 2 family to 3 family

Hi Everyone, I'm looking to find out any information you may have on converting a 2 family brownstone into a legal 3 family. Cost, type of work required etc. This is a 3 floor brownstone, the top unit being one family and the parlor and garden level is a townhouse. Thanks!

Legal 1 to 2 BR Conversion

we have a one bedroom apt. that we have converted to a very livable two by putting up a wall. Both bedrooms have windows to out side of building. My question regards the legality of this and how we can legally market the apt. when we decide to sell it. Thanks!

Record of Change in C of O?

Hi, I am wondering whether DOB will have any record for the permit of conversion in my house? I suspect that the 2nd story floor i am living in is being illegally converted into 2 SROs. Can i find out the permit in the DOB website ? If there is no permit or record in the DOB, does that mean the 2nd story-floor is being illegally converted ?

SRO to 3 family?

Hi, I'm looking at a building currently and SRO and would want to convert to a 3 family. The building is currently occupied but if it could be delivered vacant, and if I could get the designation changed, is there a (long) waiting period before I would be able to occupy it? And any other info on getting the classification changed would be appreciated.

2 Family Conundrum

Hi Everyone, I'm considering a house in the PLG "Manor" that is recorded with the city as a 1 family house, but I would like to share the purchase with a friend of mine and create two separate residences. I wonder if it would be possible to change the status of the house to a 2 family, and how difficult such a process might be. Any advice would be appreciated. The two adjacent buildings (which from the street appear to be identical) are recorded with the city as 2 families.

C of O change stuck in DOB!

We're converting a 2-story commercial to mixed use and our app has been stuck in the DOB since September! We want to change architects and refile. Does anyone know a reasonable (already out 5k) architect that excels at DOB issues? No design is involved.
