Selling a house with tenants
I'm selling my 3 fam in Greenwood Heights (see recent post on price) and was wondering if people have experiences/opinions on doing so without creating a bad relationship with tenants. I currently like and have a good relationship with both tenants. I live on the 1st floor.
I know I will have to be inconveniencing them at points and it's written into the standard lease, but was hoping to tap into the experience of those who've been through it (on either side).
I am still undecided on FSBO or broker.
and, FWIW, they are paying good, market-rate rents

Price in Greenwood Heights
I'm currently determining a selling price for my 3 fam on 6th ave near 19th st in lovely Greenwood Heights. I got a hold of some comps and there are two houses that very nearly resembled mine and are very close by (but looked in worse shape since I have done some recent renos). The prices on those were a disparate 870k and 990k. A broker suggested 899. I'm also questioning FSBO or not but saw that on a recent post so I'll read up there.
Any thoughts on price?

Exterminator for Bed Bugs?
Looking for a bed bug exterminator recommendation. I am a small landlord looking to deal with a bed bug problem. I've seen posts talking about the problem, but none who talked about it being taken care of (and working) by a professional. (since 2007). Being green is not a concern, I want the treatments that worked. Hope to hear of your positive experience - thanks.

Cabinet Hardware - glass clips
Anyone know where I can find glass clips for cabinets? (I think that's what they are called - the little pieces that hold the glass panels onto cabinet doors). I've been to 3 hardware stores and Home Depot - no luck.

3 floor and basement/cellar.
1800sf
getting $2,900 for 2 rentals
owner apt (1st fl) has exclusive yard and could get up to $1600 rented
House is in pretty good shape. boiler/heater 3 yrs old, roof w/in 10 yrs old. Apts 2 and 3 just renovated. hall/stairs just renovated. apt 1 not recently renovated but still move-in

Great coffee (strong!)
And not exactly a low traffic area either, between Kitchen Bar, Toby's and Safe Haven, its a nice little stretch. Southside seems to be doing well - there's always a crowd when I stop in. Now if we could only get another store/cafe for the space across the street that used to be an Italian deli.

You should be able to look at a bar and know whether its the kind of place where they specialize in scotches, and whether or not its a good place to order wine (or if the one opened bottle has been there for a week). You probably had no cash on you either, Eli.
Whats the big deal here? Marvin Milquetoast should not have to feel comfortable in Farrels, just as Johnny Steamfitter doesn't wouldn't like it in Commonwealth.
I love Farrels. My grandfather went there. My father went there. You don't have to like it, but you should try to understand the significance to the neighborhood (and NYC as a whole).
(And to use a photo where the from the one day where the patrons are extra-yahooish is a cheap shot)

We went to Toby's Saturday night. They did a great job with the interior - tile, woodwork, tin ceiling etc. The truffle oil pizza was delicious but it was 18 bucks, not sure how often I'm gonna want to spend that much on pizza.
Also re that stretch of 6th ave - the store that used to be a salon (fifa i think?) on SW corner of 19th and 6th is going to be a cafe. We nosed our way over when the new tenants were there and they said they would try to open in 3 weeks.

That block stinks. Its narrow with busy 2-way traffic that trucks use to get to and from MacDonald Ave. Its a mish-mash of crappy to less crappy houses.
With so many comparable condos just up in the area, why would you pick a shitty block like this?
(but i don't understand why people would look for a condo and not a house if they're looking in this area anyway)

Its difficult to get a cup of consistent, good quality coffee as Starbucks. I am torn on this. Saying yes to this chain will make it that much easier for others to come through . i like them in Manhattan.
Has Beans is weak. Cafe Sutra used to be good but i believe is under new management and is no longer good.

Ok well I just sold my house and I had tenants
It's REALLY important to have a talk with them about the fact you need to sell and that it will be a bit nutty for the next couple of months in terms of showings and open houses. Hopefully they will understand and be on board to help anyway they can. However and it's unlcear from your post when their lease is up, but I found it in my best interest to then be sorta lenient about the end of the lease. I let them out of it 3 months early once I knew I was heading into contract.
It's important to have your tenants on your side so when they are there during showings they won't "trash talk" the bldg or you.
I also made a rule with my broker that they had to call me 24 hours in advance if they wanted to show the house. I would then email my tenants to check with them first if they would be amenable to a showing. Sometimes it worked out and sometimes it didn't. Many times they stayed during showings, but were gracious enough to leave for the open houses. I think we had 4 OH's. I also took off $100 off of their rent for one month as a token for the upheaval.

Many people buying investment properties, or properties where they'll be relying
on rental income to help meet their mortgage, are happy to purchase a building where the owner can document that existing tenants are reliable, cooperative,
and market-rate. Don't assume that your tenants automatically detract from your sale. Speak with a broker regarding the pros and cons, and definitely speak with your tenants.

You could probably list it at $900-950K and see what sorta traffic you get. There is a house I went to see on 18th btwn 5th and 6th that is 3 floors and about 1900 sqft and they are asking $700K and I thought THAT was way tooo much money for the shanty shack (am not suggesting your house is like that, but your apt by your own admission doesn't seem to have been recently renovated.) and when you say the top units have been renovated, what exactly does that mean?
Also there is a nicely renovated house on 22nd and 6th avenue I think on the market for 825K however it's a single family, but it's 3 floors....

Looks like more of an investment prop than a home. 3 floors, 1800 sft total. So the owner's apt is 600 sft? Not many people are gonna be cool with that. But all it takes is one to disagree :-)

Greenwood Slope - nah, I just sold my place so am pretty content not having to move into another house -they are a lot of work :)
Good Luck - I would say price aggressively even if it means asking $50K below what you think your house might be worth.... you will get traffic and hopefully bidders!

When you say "I got a hold of some comps" do you mean sale prices or ask? Asking prices for nearby houses for sale are helpful for the purpose of marketing but don't count as comps when appraising value. For that, you have to find what comparable houses actually sold for recently.
