Thanks, I didn't know that. It's always educational to put out comments and questions and get responses. I was just trying to be helpful, plus I was turned off by the responses to the OP. I do think someone can tell the OP that what they're seeking may be out of reach, but without being snarkey and rude about it.

Would that be the original layout in the President St unit? Or did they reverse things, and make the original LR the master bedroom, and the back bedrooms the kitchen and LR? Interesting concept. Not sure if facing the street and having a door to the hallway (right outside the front door to the building) is the best idea for the master BR though. Seems it would be too noisy.

Electricians like that DO exist, even if nobody here knows any. Our electrician is bonded/insured, a longtime professional, is excellent, and works weekends and evenings, and as long as he's not booked he'll come quickly. And he's reasonable. He's Bernie Goldstein at 718-987-1479.

Did anyone see the 2BR co-op at 15 Berkeley today? We meant to stop by but couldn't. The comments about the Carroll Street 2BR make me curious what others here think of the $649K asking at 15 Berkeley b/c it's smaller than Carroll. We did see the $925K 3BR condo on 4th street. It was too small for the price we thought.

Looks pretty nasty! The site explains the chemical reactions food and water and soap, etc have with the concrete in the Fireslate.

I dunno about that. We have an electrician who takes on small jobs and he charged only $550 to install some track lighting, rewire a hanging lamp and install it, install two ceiling fans, and replace two ceiling fluorescent light fixtures in the hallway. His name is Bernie Goldstein and he's professional and awesome. 718-987-1479 or 718-874-8193. And he'll come on evenings, which is so much better for those who have jobs.

I always feel less safe in Manhattan. Even on the Upper West Side. Anyway, 4th Avenue around Sackett and Union isn't so bad. But 4th Avenue between there and Atlantic Center has some weird areas with guys hanging around for no apparent reason. So I myself avoid it.

We have to accept the "bubble" was not the norm. The truth is, buyers ultimately need to be allowed to determine the price. It's an auction essentially, to sell a home. If it's worth more, they'll bid it up. And if NObody is putting in offers at all, or none at the amount you want, then get a clue, it's priced too high. Secondly, getting more traffic and getting it early on is really important. The fact that owners are willing to hire a place like Aguayo to save a buck, in order to get a fraction of the potential buyers looking at the place? Stupid. I can't figure out how they get any listings. And no, I'm not a realtor. I've just always had very good ones. Because I hire experienced ones; I don't hire newbies or babies who promise me the moon and the stars just to get my listing. And then can't deliver. I know exactly what my property is worth, I don't need the snow job.

It will be at LEAST $1000 per square foot for sure. The Meier building in Manhattan sold for a minimum of $2,500 per square foot, which was twice as high as the highest price condos at the time. There's been a lot of press about his buildings in NYC, and disgruntled owners. The Meier buildings have restrictions on window treatments/curtains - i.e. you can't have any. Because the exterior of the building must look uniform with all those big glass windows. They don't want pink curtains on one floor and orange venetian blinds on another floor. Plus the monthly service charge in the Manhattan building is, get this, $4,000 per month. It started at $2K per month then they doubled it.

30 days notice seems "fair" 5:45, if the landlord is eager to do needed repairs and eager to get a higher-paying tenant in the unit. This landlord sounds clueless and scatterbrained.

Don't get a cheapy job done - we've been going to open houses lately and so many of them have had shoddy construction in renovations at some point or another and it's so obvious when it's cheap! Just looks awful and doesn't wear well over time.

Our range hood in our co-op doesn't go to the roof either. Not all range hoods are designed to do so; some just filter the air and kick it back into the room.

If the landlord allowed pets, was aware you had them, and especially if you put down a pet deposit, then you should argue "normal wear and tear" for anything your pets might have done. As long as she agreed to let you have pets then she wouldn't win in court. And she would know that, so get a lawyer to just send a letter to her.

I am a licensed electrician. I do side jobs on weekends and after hours. I just wanted to comment how everyone wants a deal and the work done for cheap. Well, I am here to tell you that I work hard for my money and if I am going to be working for myself after my my regular work week, I will be making sure I am getting my monies worth. Thats just the way it is, times are busy and people want things done quick. Pay for it

try Ceriello Electric. 718-797-3757. is licensed. most definitely. working on the weekend, however, is doubtful. but will do any-size job. there is a Code in NYC (can you say
"fire hazard"?), so be careful who you hire.
