For the last time in 2016, we’re taking a look back at how our listings fared on the open market six months ago. The listings leaned heavily towards one neighborhood – three of our featured listings were in Bed Stuy, while a fourth was in Park Slope.

Three of the listings sold, one for significantly over ask, and one is still on the market.

First up is a lesson in the skillful blending of the old and new, a three-story brick Italianate at 279 Putnam Avenue in Bed Stuy that may appeal to home hunters who like their old houses updated but not ransacked. Crisp white walls and dark floors set off two marble mantels and a streamlined, mostly white kitchen on the parlor floor. The latter pairs white subway tile with wood counters and stainless steel appliances. A former House of the Day, it sold in August for $1.9 million, $305,000 above ask.

Another former House of the Day, this landmarked brownstone at 114 MacDonough Street in Bedford Stuyvesant has no shortage of grandeur but looks as though it could benefit from a thorough updating. That said, it may well be in move-in condition, going by the photos. Built in 1890 and likely designed by noted Brooklyn architect Amzi Hill, according to the 1971 designation report, the French Neo-Grec house has a dog-leg stoop and characteristic delicate incised floral detail. It sold in September for $1.85 million, $115,000 below ask.

The location is prime and so is the building. This serene one-bedroom co-op apartment is located at 10 Montgomery Place in Park Slope, in a landmarked Beaux-Arts building designed, surprisingly, by Montrose Morris. One of the greats of Brooklyn architecture, he is better known for his earlier Queen Anne and Renaissance Revival beauties. A former Condo of the Day, it sold for $724,000 in September, $34,000 above ask.

Our last pick is at 525 Quincy Street in Bed Stuy and offers a three-bedroom triplex over a one-bedroom garden apartment. The open-plan parlor floor has a modern-style kitchen with Pietra Cardosa stone counters, and there’s a deck leading down to the garden. The former Open House Pick is now with a new agent and a $60,000 price chop, bringing the asking price to $1.589 million.
