Posted by: BigBubba at January 25, 2005 2:29 PM do a 3 family, even if you only end up letting out 1 unit, you have the option for another if you need more income. you are however required to put in place sprinklers or a fire escape Posted by: somatic at January 25, 2005 4:57 PM taxes are higher on a 3-fam than a 2-fam. 2-fam is considered to be a home in which you just happen to rent out an apartment. 3-family is looked at as more of a commercial investment and taxed accordingly. Posted by: brownstoner at January 26, 2005 1:10 PM I heard that to increase the COC, to say from an existing 2 family to 3 family you would need to make it wheelchair accessible, which I would imagine to be difficult if not impossible to do to a landmarked building. Posted by: mcteague at January 26, 2005 10:47 PM After we have our plans approved by DOB we will try to get them up on the site...Regarding earlier questions about 3-family, the sprinklers and wheelchair access did factor into our decision to do 2 fam instead of 3 fam. We have since heard some strong arguments for doing the 3 family despite the additional requirements, namely higher markte price and greater flexibility down the road. Posted by: Brownstoner at February 2, 2005 3:10 PM we're close with an almost accepted offer on a SRO b-stone in c.hill so about ready to go thru the whole process of cert of nonharassment. we found a bank who will let us start building w/o the certificate fully apprd. realize this is risky, did u just eat the mortgage and sit for 7 months or start construction while u were waiting for approval? Looks like the renovation would be similar to yours, however only 3 floors, roughly 3000 sqft.
