ODA-Designed 27-Story Condo Building Is Almost Complete in Downtown Brooklyn
More restrained than many ODA designs, the building has a patterned brick facade and dramatic window surrounds.
One of the biggest developments happening in the increasingly clogged center of Downtown Brooklyn is nearing completion.
Located at 10 Nevins Street, near the corner of Flatbush Avenue, the building reaches 27 stories in its center. A recent visit showed the dark facade has been completed and work was being done in some of the interior units and on the ground floor, which is still boarded up with a construction fence.
There will eventually be 184 units in total, all condos. Once completed, it will bear the name The Brooklyn Grove. The building topped out in July, New York YIBMY reported at the time, and sales launched in September.
There will be a children’s playroom, yoga room, pet spa, shared dining area, pool and fitness room underground. Two retail spaces will be on the ground floor and outdoor space on the roof for tenants.
The building is designed by ODA with Stephen B. Jacobs of Stephen B. Jacobs Group listed as the architect of record. Unlike other ODA buildings, which can at times resemble irregularly stacked boxes, this is more restrained. The facade is made of brick, with dramatic window surrounds that face the street.
From a distance, the project resembles two separate buildings, but it is actually one structure that is L-shaped, with one side facing Nevins and the other Livingston Street.
Adam America and Slate Property Group are the developers, along with Vanke US. The property was purchased in 2015 for $41.75 million. It replaces a series of two and three-story buildings, which were demolished the same year.
It will join a crowd of other tall buildings: the supertall at 9 Dekalb Avenue, a block away, has been prepping for foundation work, and one block further is Brooklyn Point, which recently topped out.
