The house is approximately 2000 sq/ft, 3 floors, top floor apartment rental.
The house needs new plumbing, electrical (including recessed lights), new boiler, windows, floors, 2 kitchens, 2 1/2 baths. No restoration or architectural details needed. Interior only, no exterior or facade. We will not be using high end fixtures. For the rental apartment we are thinking using Home Depot quality.

For a 2000 sq. ft. project, I think some of the above projections are a bit on the high side, though of course it comes down to what kind of systems and finishes you want to put in. Just curious, is your home currently a 2-family according to the city? Does it have a C of O? (I assume not.)

Dear reno101,
Just as reference point for you my company ALL RENOVATION CONSTRUCTION LLC did a gut renovation of a brownstone in Brooklyn recently that was approximately 2,200 sq ft.
The client purchased all of the following directly:
– Kitchen Cabinets (for 2 kitchens)
– All Plumbing Fixtures (for 2 kitchens, and 3 baths)
– All Tiles (for bathrooms and kitchen backsplash)
– All Wood Floors (for 3 story brownstone)
– All Light Fixtures
All Renovation purchased the following:
– All Doors
– All Windows
– All Moldings
– All the raw materials
The project was priced at $455K (which included an Architectual Fee). The project took 6 months to complete.

For a gut renovation of a townhouse you should figure around $200 per square foot as a budget number. From the total (2,000 SF x $200 = +/- $400,000) you can try to refine the number by estimating costs for each room. The final number is heavily dependent on whether there are existing structural problems, the level of finish materials you will use, whether you will do some of your own work or hire a GC, and how long the project will take.

$400K – $500K realistically if you are doing work in Brooklyn.
You can budget around $300K but there is no way for a gut. You will encounter unforseen issues, delays, price increases on material, etc. Especially since this will take you approx 18 months to complete.
Before you can even start construction- you need to agree to plans, and get “approved”. this can take up to 6-8 months. Are you also taking into account the cost of renting as you will not be able to live in the bldg for 18months? 10-15% of total job will also go to the Architect ( Another $40-50K on top of the cost). All these fees make your $300K budget increase every so slightly while you aren’t looking. you should prepare for the higher number so you can finish the job.

The 2000 sq ft does include the rental and we would use less expensive items there.
I also agree with you, plumbing and electric are the same throughout the house.

Rough guess, $200,000-300,000 neighborhood.
Is the house 2,000 sqf with or without the rental?
The finishes on the rental are going to be specific to the rental, but just about everything else will be the same throughout the building. If you need to re-do all plumbing and electrical for the building it doesn’t matter that one floor is a rental, it still needs the upgraded plumbing and electrical.
Similar thought for the floors. You might go with a cheaper finish on the rental floors, but if it’s a true gut you’ll be going down to the joists/beams/etc so the structural element will be the same throughout the building.
Of course this is a rough guess, the only way to know for sure is to get a few estimates. Keep in mind part of your budget goes to permits, architects, etc. It’s not just construction costs.
