I am currently in the process of purchasing a home in Brooklyn that I am planning on tearing down and building a new 4-story townhouse in a
modern style. Has anyone done this sort of project and have recommendations for GC’s experienced in ground-up work or extensions?

  1. Thanks for the recommendations everyone! Aceintheslope, the homes I’m currently looking at are in East Williamsburg and Prospect Heights.

    I do have an architect who is currently working on the feasibility of the projects. I have been extensively researching for local contractors, but it’s helpful to get referrals from my fellow Brownstoners with experience working on these projects.

  2. You should definitely give a call for an estimate from All Renovation Construction. Before I hired them to gut my brownstone in Windsor Terrace they showed me a gut plus penthouse extension they were doing for a South Slope “green” brownstone project. I was extremely impressed by their workmanship and references from their clients. Also they were one of the only companies to supply me with a detailed itemized estimate. This helped tremendously when it came down to my final budgeted for my project. I would also suggest you require all the GC’s or companies you are looking at to give you a tour of their current jobs (and try to speak directly with the owners).   3. Yes, at the very least you need to get an architect to do a real feasibility study and make sure what you hope to do is doable. I can second Bullfrog. Constantine is doing a project of mine in Red Hook. Nice guy who knows his stuff.

  4. What part of Brooklyn is the property you are looking to purchase? My neighbor recently had some spectacular work done by a GC and I ended up talking to one of the owner’s of the company about some work I’d like to do next year on my own home. In conversation he mentioned that he had a few tear downs under way and he really seemed to know his stuff regarding the entire new construction process. (If only I had the money to build my own home…sigh)

  5. I think you better do more work before you buy a townhouse with the hopes of tearing it down and rebuilding. If all you’ve done is consult a blog on this then you are in for a rude awakening.

  6. I highly recommend Ronald Baker, of Baker Design Build. He’s extremely conscientious about his work and the environment. He’s done ground up construction as well as additions and interior renovations.

    I’m an architect an I use him almost exclusively for my work. He was recommended to me by another designer, and I had him bid against other contractors that I know on one job. After he won the job by having the best price and track record, his work impressed me and I had him bid on several more. He always got the job and did good work. Now I recommend him for every job.
