We are ready to move out of Brooklyn, so we have to put our 2 condos in CH up forsale. To those who have recently sold condos/properties in the area, do you recommend trying to sell on your own? I know it is a major pain but might be worthwhile to save ALOT of money not going to the agents.

If we were to use agents(most likely), is it possible to negotiate a lower commission if I give them both units (or should I go with 2 different agents?) Would be nice if I can knock off 1 (or half) a percent. Any recommendation on a good agent who specialize in Fort Greene/Clinton Hill?

Thanks for any input. I am nervous about the whole thing.

  1. I think FSBO works for the lower end of the market–for studios mostly–and that it doesn’t work as well as it used to since it’s no longer such a seller’s market. I sold both my and my husband’s studios FSBO and got decent prices but that was a few years back. A friend recently tried to sell her beautiful coop in a great location in Park Slope FSBO for over a year and never got a buyer. However, a less nice unit in the building that was more expensive was sold by Brown Harris and Stevens relatively quickly.

    As far as broker recs, also at Brown Harris Stevens, I would recommend both Nadine Adamson and her partner Karesse Grenier. They both live in Clinton Hill (actually Karesse owns a house with her son Adrian on Grand, and Nadine is at Downing and Gates, so close to your places). I think that they have a number of buyers who want Clinton Hill. I dealt with Jerry too, when we were looking, and found him to be charming and funny but not that tuned into what we actually wanted and could afford. Nadine on the other hand was very good at showing us places that met our criteria and didn’t waste our time.

    Snezan, I have had dealing with Minsky and let’s just say I would prefer to see his face again. But if you had good experience with him, then more power to you.

  3. Definitely call Jerry. He’s a charmer! My favorite in Fort Greene.
    I would give them to one agent if you decide to go with a broker. Better to do a co-exclusive. That way they have urgency.

  4. I am doing a FSBO in Clinton HIll. I underpriced by about 3% and got two offers within three weeks Hopefully will be in contract in the next week or so.

    It’s a fair amount of work, but so is selling with a broke. I think it’s worth it to try without a broker if you have the time and inclination.
