Here’s a website that ConEd has to educate customers about choosing an alternative supplier. You should be able to get commercial rates significantly lower than the standard ConEd residential rates.

Coned Rates go from EL-1 for residential up to EL-13.
A Public Light Panel is EL-2. A bit higher than residential, but not full larger commercial rate.
So my tenants pay as residential, but owner pay as non residential for owner’s house and common area, both? My meter is combined, so con ed charges both non residential? Do you have separate meter of apt and common area? It’s time to find out!
I believe it is beneficial to keep the common area (PLP) charges separate from personal in order to claim the tax deduction. You are allowed to deduct whatever % of the building is not used for owner occupancy.
If both units are being used by family members, they might change your billing to residential, or you can get add a meter for the common areas. Call the public service commission for guidance.
Yep, common spaces, ie the hallways, basement and front entrance, are commercially rated, and on a separate meter. At least they are supposed to be. That rate is higher than residential, unfortunately.
Been wondering about this myself… I have a legal two family. CAN I have an electrician gang the common area lines over to my account?
What slopegirl said. Even a two unit will be billed commercial for the common space account.
