Wondering if anybody can answer this. I own a two family, semi-detached house, zoned R6, with a very large side-yard. If I were to build a building on that side yard, how many feet away from my house(which has many windows along that side) would be required before the line of the new building? There was never a building there previously. Also, the next house on the adjoining lot has no windows facing onto the side yard, presumably because I own the air rights. Thanks for any info.
This is a good point. It may be much easier to subdivide and put a new building on a new lot with smaller or no side yards.
If you subdivide the lot then you will only need 8 ft. side yard (or 0′-0″). Otherwise distance between buildings will apply.
If you’re talking about a new building on the same zoning lot, then there are a whole host of other issues that will determine what you can build and where. Suffice it to say that the minimum distance on table 23-711 is 20 feet, in the best of conditions, but it’s more complicated than that.
You’ll also need to look into FAR and lot coverage as your major other issues. Your best bet would be to contact an architect and send him/her a survey of the property.
