We own a 2 story home, in Windsor Terrace. We have been experiencing water infiltration through the facade brick. Do we need to have architect drawings/DOB permits to perform re-pointing/lintel replacement for a 2 story home??

  1. you will need a work permit for:

    Removal and replacement of individual bricks – single outside wythe more than 10 sf., exceeding 4 ft. horizontally, in any 100 sf. of wall area.

    Installation of flashing and weeps, repair or replacement of relieving angles (or lintels) installation of new brickwork, exceeding limits noted above.

  2. you don’t need a architect drawings/DOB permit if its within a 2-floor project but you will need a scaffold permit for the repointing.

  3. You will need a permit depending on the amount of brick to be replaced, Lanmarked or not. Only a 10% (when spotted not in one piece) of entire front could be replaced without a permit. Parapets require a permit.
    When replacing Lintels you will need waterproofing done, most of the guys donno about that and just replace the lintel. The problems will come short after that.
