Deck on Extension Roof
I’d like to build a deck over the roof of the 8×8 extension on the back of my brownstone in BedStuy (possibly with stairs to the garden), but I read in a previous post that “no wood within 3 foot from lot line” is aloud. Does that count for over the shack also? What about…
I’d like to build a deck over the roof of the 8×8 extension on the back of my brownstone in BedStuy (possibly with stairs to the garden), but I read in a previous post that “no wood within 3 foot from lot line” is aloud. Does that count for over the shack also? What about the shack itself, approved from DOB as existing on my permits, which is basically wood studs and playwood with wood siding and, like all the other extension is right on the lot line? I think the deck would be a great addition to the 1 floor kitchen, but I am not ready for the expensive ipe, Comments, suggestion?

That 3 foot rule is for structural members. If you’re talking about adding wood structure (posts, deck framing, decking) on top of the extension, then you can’t use wood within the 3 feet.
If you’re talking about laying wood decking on top of the existing structure, then you’re talking about a roof terrace. Wood decking on a roof terrace does not fall under that category, and so is alright. It’s limited to 20% of the entire roof area, including the roof of the house, so you’re ok there, too.
As for the existing extension. Great that you’re able to keep it. Don’t make any changes to it and you’ll have nothing to worry about.
