I’m attaching a photo of a mysterious substance on a wood door frame I noticed at an open house this weekend. Substance is while, dried, and caked on – with brown staining. Anyone have thoughts about what it is? The apt is 4th floor, so it’s not basement moisture. It’s on a wood door frame…
Hard to say without seeing it. I would pay to have a structural engineer look at it.
Slanted Facade or Front Wall?hi, You need both an architect and an engineer. We recently used Len Herczeg to evaluate a house for us. He was aware of what was needed. I really challenged him by asking a million questions. He was right about everything he said... and his construction costs/estimates were quite accurate.
Structural Engineer…What are you building that is 5 stories tall out of wood studs? You will find that to meet the energy code will require a thicker stud than needed structurally unless you are going to use spray foam for the insulation.
Stud Size NYC CodeStart with the termites. Have an exterminator look at your problem. Are you sure you have a structural problem? If you have problems with water in your yard add drains. Forget about the "french drain" idea. They don't work when the water table gets really high. Make real drains connected to the storm drain through your basement and to the street. Often you can make one through the window well and connect it in the basement. Good Luck.
