NYC Local Law 152 - C0 property

I received a mailer indicating that my property requires a gas line inspection. Its a 2-family home but according to the DOB website’s the DOF building classification is “C0-WALK-UP APARTMENT” (i.e., a 3 family).

How can I verify that I indeed need to have my gas line inspected? How much are these inspections? Does the community have any recommendations?

@someonecalleddob if you go to your D of F page for tax ino you’ll find tax class but also building type. I have the link and you can just get to your account page by punching in your address and borough.

@someonecalleddob – email the LL152 folks, provide your block and lot info and see what they say.

Like Maggie said, this is a utility inspection, not LL152.

you could look for an icard on the HPD site. it won’t give you the R2/R3 classification necessarily but could show whether the building historically had 3 units (making it R2 and subject to this inspection). the city also has an email address for help with this new law: LL152of16@buildings.nyc.gov

There is a thread on LL152 from late last year (I think the original deadline was Dec 31, 2020, but it was extended last minute). That thread has recommendations and also some info on what to expect.

There are lots of levels of inspection but not all of them pertain to LL152. @Putnamdenizen – that sounds like the leak inspections that the utility does, not related to LL152. you don’t get charged for it, you don’t have to file anything. @someonecalleddob – everyone is coming out of the woodwork to solicit for these LL152 inspections. DOF classification isn’t what they go by, they go by occupancy. Any occupancy other than R3 will have to do the inspection. If you are in CD1, 3, or 10 and your building is not an R3 occupancy you will need to complete and file the inspection by 6/30/2021. Costs may run from $500-1000.

Due to the gas explosion on the East VIllage, gas pipe inspections are now required on a five year cycle for all but 1 and 2 family houses. The due dates vary by CD. The first period due date has been extended to 6/30/2021.
