Hello Brownstoner, Im curious to know the going rent as of Feb 2014 in bed stuy for nicely done apartments in prime areas of Stuy heights. I see street easy list them all over the place and it varies greatly on the location of the home. I also noticed street easy lists them, but it doesn’t actually show what they rented for.

Well it depends. When you say nicely done- what does that mean? How many bedrooms? Does the apartment have a dishwasher, washer/dryer, new kitchen/bath? How far is the apt from the nearest subway? A one bedroom with all the amenities listed above and near a subway stop (less than 5 blocks) rents in the range of 1650-1800\. A two bedroom $1850-2300\.

my lower duplex is 6 blocks away from Utica stop, it’s fully renovated (not high end, but not the crappiest of flips. Brownstone, but no historical details left). 2 good-sized bedrooms, 1 smaller bedroom, 2 bathrooms. Washer/dryer combo. Dishwasher as well. When I bought the house in 2012, I managed to rent it for $2600\. Those tenants moved on, and the next year, Spring 2013, I rented it out for $3000\. Heat/how water included . The first year, we were first trying for $2700, but got anxious (unreasonably so, we didn’t wait that long to find someone before we got nervous) and dropped it to $2600\. The next year, $3k is what we asked for and $3k is what we got.

You can look at the MNS realty reports as well which gives a rental breakdown quarterly by neighborhood. At YE2013 the average rent in December for a 1 BR in Bed Stuy was $1,781 and $2,116 for a 2 BR. Obviously amenities vary as bedstuyreno noted above.

We are buying a 17×45 in a nice part (id like to think) On Stuyvesant and Hancock. Our realtor is telling us if it is redone nicely with a washer and dryer in each unit, dishwasher, and AC, we can get at least $2000.00 per unit… Each unit will be a 1 bedroom… For the duplex, redone, with 2 large bedrooms on the ground floor, with a large bathroom, and use of the yard. Parlor level would be a large living room and eat in kitchen with a half bath. Realtor says $3400 Does this seem nuts? Since we are going with a FHA loan and the home needs to be self sufficient, our rehab pretty much depends on these numbers.
