C of O

A good place to start before you spend any money on this, go down to the DOB on Livingston and pick up your folder, its free of charge but you MUST return it or pay a penalty (I think $10,000), try to see for yourself if the previous owner did any alterations or what the history is on your house. Take the folder home and have someone look at it. 

As the previous poster said, if the house was converted from a two family to a one family its probably cheaper just to pay the taxes 🙁

I have a 1 family house. In the DOF bills it shows as a class 1, B3-2family dwelling. In the DOB it also shows it as multi family. But the C of O in not available online, so I went down to the DOB and had them look up the C of O in the paper records and yes it is there and it shows that it is a 1 family. How do I go about correcting it so I am not being charged based on a 2 family. The house is a row of attached 1 family homes. Nothing has changed since we bought it. Any ideas? Thanks

call the department of finance, and request the paperwork for this, those types of things happen more often than you would think. They may require you to get an architect to verify and provide documentation.

the difference in tax between a one and a two family might be a few dollars.  If you open the can of worms and the house has been renovated the new tax (as a one family) might even be higher.

there was a time when the tax man walked around and counted “door bells” to determine how many “families” lived in each house.  might be the case here.
