Affordable Housing Lottery Kicks Off for DoBro Development with Studios Starting at $833

The Downtown Brooklyn building boom is ongoing, and as a part of that continued growth, an affordable housing lottery opens Friday for a new tower in the neighborhood.
Developed by Gristedes Foods CEO, billionaire and one-time mayoral candidate John Catsimatidis’ Red Apple Group, 86 Fleet will bring 29 affordable apartments ranging from $833 for a studio to $1,247 for a three-bedroom.
It’s part of a group of developments by Red Apple in Downtown Brooklyn, and 86 Fleet is the fourth one to rise there.
The 32-story building has 440 units in all, so additional affordable units are likely to launch later. For these units, eligible incomes range from $30,466 for a household of one person to as much as $63,060 for a household of six people. The apartments are set at 60 percent of Area Median Income.
Amenities include a gym, a common party room, lounge area, children’s playroom and roof deck. The building will also include more than 10,000 feet of shops on the ground floor.
Located on Myrtle Avenue, the complex is across the street from Ingersoll Houses, down the block from Fort Greene Park and around the corner from the Toren, a well-known Downtown Brooklyn condo with a distinctive facade.
The building was designed by Goldstein, Hill and West Architects, a global firm that also had a hand in nearby mixed-income tower The Hub at 333 Schermerhorn Street.
