Affordable Lottery Opens for 73 Units in Fort Greene, Starting at $913 a Month
The under-construction building will include underground parking, an indoor/outdoor fitness area, a children’s room and retail on the ground floor.

An affordable housing lottery has opened for 73 units in a 12-story building under construction at 810 Fulton Street, between Vanderbilt and Clermont, in Fort Greene. The project has been in the works since 2009.
Of the affordable apartments, there are 22 studios, 36 one-bedroom units and 15 two-bedroom units. Monthly rents start at $913 and top out at $1,183.
The lottery is set at an area median income range of 60 percent. Eligible incomes range between $33,189 and $62,580 for households of one to four people.

There are a total of 336 units in the building. Underground parking is available for 136 cars, 209 spaces of bike storage, 32,358 square feet of retail space on the ground floor, a second floor that contains a meeting room, a fitness area with outdoor space and a children’s room, and outdoor recreation space on the ninth floor.
On the architect’s website, it says the building will also have a pet spa.

Aufgang Architects designed the building. Based on the renderings, the building has a similar look to other nearby Aufgang-designed buildings at 490 Myrtle Avenue and 325 Lafayette Avenue, the latter of which had an affordable housing lottery in April.
RXR Holding is the developer. They took over from the previous developer, GFI Development, for $28.7 million in 2016, according to Crain’s.

The property was formerly a wedge-shaped parking area between Clermont and Vanderbilt and was one of the last undeveloped lots on Fulton Street in Fort Greene.
