East New York Affordable Housing Lottery Opens, Units Start at $788 a Month
A lottery has opened for 191 newly constructed affordable units in Stanley Commons at 656 Stanley Avenue in East New York.

A lottery has opened for another East New York affordable housing development — the second in the neighborhood this summer alone — which will bring 191 newly constructed, affordable units to the area.
The six-building Stanley Commons complex is located at 656 Stanley Avenue, 869 and 879 Van Siclen Avenue, 910 and 924 Hendrix Place (an address created for the building, currently searchable as Stanley Avenue) and 271 Wortman Avenue.
The affordable apartments consist of one studio unit, 102 one-bedrooms, 78 two-bedrooms, and 10 three-bedrooms. The studio will rent for $788 a month to a single-person household making between $28,355 and $38,100 annually. The one-bedrooms will rent for $847 to one- to two-person households making between $30,412 to $43,500.
The two-bedroom apartments will rent for between $836 and $1,025 to two- to four-person households making between $30,069 and $54,360 annually. The three-bedroom units will rent for between $963 and $1,182 a month to three- to six-person families making between $34,869 and $63,060 annually.

The buildings, some as high as seven stories, have a total of 240 units between them, 49 of which will be market rate. Amenities include a community room, laundry room, parking, play area and a large courtyard. Altogether there will be 19,000 square feet of community facility space.
The area the development is built on was previously polluted but was environmentally remediated before the project began, according to one of the developers, Type A Projects. Originally proposed as owned homes consisting of 53 townhouses and 144 apartments, the project was reborn as rentals following the financial crisis of 2008.

The apartments are within walking distance of the Gateway Center shopping complex and close to the 2,3,4, and 5 trains at the Van Siclen Avenue station.
The architect of record is Dattner Architects, an award-winning firm with a slew of other big projects in Brooklyn. The company is well known for its designs of affordable buildings and schools. Affordable housing developer The Kretchmer Companies was the primary developer of the complex.
The lottery is accepting applications through September 27.

A percentage of units will be set aside for mobility-disabled applicants and vision- or hearing-disabled applicants. Preference will be given to residents of Brooklyn Community District 5, municipal employees and NYCHA-affiliated applicants.
