Affordable Housing Lottery Opens for Big Bed Stuy Build Near Broadway

An affordable housing lottery has launched for 70 apartments in a large and shiny 11-story development under construction on Myrtle Avenue between Lewis and Broadway in Bed Stuy. Dubbed The MC, the Hill West-designed, 233-unit mixed-use building at 1100 Myrtle Avenue goes all the way through the block to Vernon Avenue and has replaced a Food Bazaar supermarket, mural-covered garages, and a parking garage.

Of the 70 studio, one-, and two-bedroom apartments in the lottery, all income restricted and rent stabilized, 38 could be deemed affordable. Those are for families earning 80 percent of the Area Median Income, with income limits set between $57,258 and $134,160 for households of one to five people, according to the Housing Connect listing.

One unit is a studio going for $1,585 a month, 32 are one-bedroom apartments for $1,692, and five are two-bedroom units that will rent for $2,018. The remaining apartments in the lottery are for households earning 130 percent of AMI, or up to $218,010, including four two-bedrooms priced at $3,800 a month. According to the development’s website, a one-bedroom at market rate will be priced from $3,346 to $3,715 a month.

With interior design by Alchemy Studio, the apartments have high ceilings and include floor-to-ceiling windows, in-unit dishwashers, air conditioning, and smart controls for heating/cooling, according to NYC Housing Connect. The website for the development says the units have European oak flooring, stainless steel appliances, and Caeserstone countertops.

The building itself has a shared laundry room, gym, roof deck, barbecue grills, a rooftop dog run, game room, media room, party room with kitchen, dog washing station, bike storage, and a parking garage. Some of the amenities will be at an additional cost to residents. Tenants are responsible for electricity including heat, but gas is included with the rent.

Renderings show the street facing facade along Myrtle Avenue is gray with orange details. Its three sections include a mirrored expanse in the middle. The stucco portions on either side have grids of orange-bordered windows. The roof is landscaped with gardens and seating.

Move-ins are scheduled for this summer, according to Corcoran, which is marketing the rentals. After closing in 2021 to make way for the new build, the Food Bazaar supermarket opened in a retail condo on the ground floor in October, as Brooklyn Paper reported at the time.

The new-building permit approved by the Department of Buildings in 2021 says the 11-story building has 170,168 square feet dedicated to housing, and 24,798 to commercial space.

According to the permit, it is owned by SWDN Myrtle LLC, with Larry Davis as the representative. Davis is the CEO and president of Shorewood Real Estate Group, which features The MC on its site.

Because construction started on the project long ago, the building will likely qualify for the now-expired 421-a tax exemption program.
