An affordable housing lottery has opened up for 38 units in an eight-story building under construction at 555 Waverly Avenue at the corner of Atlantic Avenue, in Clinton Hill. The site was formerly home to a one-story kosher bakery.
Of the 38 units, there are 11 studios, 20 one-bedroom units and seven two-bedroom units, starting at $735 and topping out at $888 per month.
The lottery is set an area median income range of 60 percent. Eligible incomes range between $27,086 and $57,240.

Amenities in the building include bike storage, a gym indoor and outdoor lounges as well as parking, although additional fees apply for the parking perk.
The project’s developer is Madison Realty Capital and it is designed by HTO Architect. Plans were first filed in 2014 and construction began in 2015. The building has a total of 190 residential units with retail on the ground floor. The market-rate rentals have not yet hit the market.
According to HTO’s website, the placement of the brick in the neutral grey and tan facade of the building is a nod to the townhouses of the surrounding neighborhood.

HTO’s other projects in Brooklyn include the residential tower at 180 Montague Street and the mixed-use residential building at 504 Myrtle Avenue, also completed with Madison Realty Capital.
Preference for the affordable units will be given to residents of Community Board 2, municipal employees and applicants with visual, hearing or mobility impairments.
Applications must be submitted by May 24. Apply through NYC Housing Connect. To learn more about how to apply for affordable housing, read Brownstoner’s guide.
