Affordable Housing Lottery Opens for 15 Units in Prospect Heights, Starting at $856 a Month
An affordable housing lottery has opened for 15 units at an under-construction building with an interesting facade on St. Marks Avenue in Prospect Heights.
An affordable housing lottery has opened for 15 units at an under-construction building with an interesting facade at 317 St. Marks Avenue in Prospect Heights.
Studios in the building, dubbed The Brooklyn Zinc, will go for $856 a month. One-bedroom units will be $958 a month, and two-bedroom units will be $1,114 a month.
The rents will be set at 60 percent of the area median income.
Applicants for the studios will need incomes between $29,349 and $40,080. Individuals applying for the one-bedrooms will need to make between $32,846 and $40,080; families of two people will need an income between $32,846 and $45,840 to qualify.
To be eligible for the three-bedroom units, households of two people will need incomes between $38,195 and $45,840, households of three between $38,195 and $51,540, and families of four between $38,195 and $57,195.
The building will have 75 rental apartments in total when complete. True to its name, the exterior of the building is clad in corrugated zinc. Interestingly shaped projecting louvers shade the building’s tall windows from the sun.
They were painted neon yellow in a previously published rendering.
The architect, S3 Architecture, designed the building to wrap around a central courtyard to accommodate an unusual lot shape, S3’s Christopher Dierig told Brownstoner in 2013.
The building will house a gym, a lounge, a movie screening room, pet spa, bike storage, and underground parking for 38 cars. Outdoor features include a roof deck, recreational spaces for residents, and the aforementioned courtyard, with landscaping by Durukan Design.
Some of the market rate apartments, which have not yet started leasing, will have balconies or patios, according to S3’s site.
The site was previously a parking lot. It sold from a trust to an LLC for $5.75 million, as we reported at the time.
Permits for the new building were filed in December of 2013 under the address 313 St. Marks.
The developer on the project is Industrie Capital Partners. Industrie Capital Partners is behind the redevelopment of the Slave Theater site.
S3 Architecture focuses on sustainable design. Past work includes two Clinton Hill apartment buildings designed to look like modern townhouses.
The firm also designed a 4.5 story townhouse comprising three duplex apartments at 730 Bergen Street, which connects to the lot at 317 St. Marks. Residents of 730 Bergen Street will have access to the amenities in the main Saint Marks Avenue building.
