Updated Bed Stuy Queen Anne Filled With Period Details Asks $2.695 Million
A grand stair hall, lush woodwork and stained glass, and updated kitchens are among the features of this 1887 Queen Anne.
Part of a striking Queen Anne stretch of houses that was advertised in 1887 as “the handsomest row in the city,” this Bed Stuy dwelling is still filled with gleaming woodwork, stained glass, and handsome mantels. In the Bedford Historic District at 22 Arlington Place, the two-family has been renovated with updated kitchens and bathrooms in the owner’s triplex and the garden rental.
Designed by Amzi Hill for builder Henry B. Moore in 1886, the row of five houses was completed by at least the spring of 1887, when newspapers ads first appeared. Among the promised details were wood trim, mirrors, screens, gas logs, and annunciators. One 1887 advertisement also promised a price “within the reach of every one.”
No. 22 was a Brownstoner House of the Day in 2014 when it was described as having “all the bells and whistles.” It sold that year for what was then a record high for the neighborhood, $2.25 million.
Not surprisingly, most of the lush details in the the 15.92-foot-wide house are in the owner’s triplex. It’s configured with the kitchen at the rear of the parlor floor and two floors of bedroom space above.
On the parlor level, details include wood floors, stained glass, ceiling medallions, wainscoting, and mantels with original tile surrounds. The mantel in the middle parlor, with a Gothic arched niche above, is particularly fine.
The insertion of a modern kitchen into the rear parlor left the woodwork, mantel, and ceiling medallion intact. A bank of cabinets and the stove are tucked into a niche between the original closets, and a marble-topped island holds the sink.
With the original dining room on the ground floor now in the rental apartment, there doesn’t appear to be a dedicated space for dining in the owner’s triplex. Possibly the grand stair hall in the center might be able to fit a round table for four.
The second floor has two bedrooms and a full bath, while the top level is set up for use as a full-floor suite. The street-facing bedroom has an en suite bath while the rear bedroom could work as a study or dressing room.
The renovated garden apartment or guest suite has a small strip kitchen in the living room and a bedroom at the rear. There aren’t any photos of the cellar, but the floor plan shows a rec room below along with laundry.
Other updates include a mini-split system and a landscaped rear yard.
Listed with Ari Harkov, Christian George Emanuel, and Warner Lewis of Brown Harris Stevens’ Harkov Lewis Team, the townhouse is priced at $2.695 million. What do you think?
