Brooklyn Real Estate Listings Six Months Later: Three Sold, One in Contract

This week, we’re looking back to warmer weather to see how four of our featured listings from June fared. We had house and condo picks that were interesting tests of their local markets in Carroll Gardens, Prospect Lefferts Gardens and Ocean Hill. There was also a fourth Open House Pick that was reasonably priced for its Carroll Gardens locale.
Let’s start with a former House of the Day. This three-story townhouse is bright, tranquil and quite lovely, having been renovated with some nice finishes and a designer’s eye. It’s at 189 Huntington Street, at the south end of Carroll Gardens. One of its most distinctive features is the parlor-floor kitchen, housed in a glassed-in, atrium-like rear extension. It might be a little drafty in the cold months, but it’d be awfully nice the rest of the year. It’s got a large farmhouse sink and counters in butcher block and soapstone — minimal cabinet space, however. It sold in September for $100,000 below ask.
Another former House of the Day, on Sterling Street in Prospect Lefferts Gardens, is a flip, overhauled from top to bottom. If you’re looking for a period-perfect Victorian, you can move along, but the re-do skillfully blends a few choice original details with a modern update. It all looks to be in brand-new condition, with an open plan living space and lots of clean white expanses. The original staircase, window and door casings, and interior doors keep the update from feeling like a generic condo. It sold in September for $74,000 below the ask price.
Next, this 2.5-bedroom condo is renovated from top to bottom, and at 915 square feet it’s got a price tag of $436 a square foot. Which is notably low for Brooklyn, though not necessarily for the exact locale — which is Hull Street in Ocean Hill, not far from the Broadway Junction train stop. This a former Condo of the Day sold in October for the asking price.
Last up is a four-story brick townhouse on 4th Place in Carroll Gardens, with both a front garden and a rear one that measures over 1,000 square feet. A former Open House Pick, it has original wide-plank floors and some early-20th century arches and French doors. At 21 feet wide, the house has an apartment on each floor, so anyone looking for an owner’s duplex or triplex will have to create it. It entered contract in July.
