Here’s a chance to own a landmarked 19th century carriage house with a lovely, arch-windowed brick facade. Twenty-one feet wide and some 80Â feet deep, it’s at 329 Vanderbilt Avenue in Clinton Hill, between Dekalb and Lafayette avenues, within the Clinton Hill Historic District.
It’s got a floor of living space and a massive rear deck that sit atop an 80-foot garage — from which the former owner apparently ran a limousine business. There’s parking for a couple of stretch limos or the equivalent — or something else can be done with the space if you don’t happen to own a fleet of vehicles.
Sadly, the interior doesn’t deliver on the curbside promise — it’s pretty drab. It’s also oddly laid out, with two units sharing one floor.
One is nestled into a corner and tiny — less than 200 square feet from the look of it — with only a small bedroom, kitchen and bathroom. None of the bedrooms in either apartment have closets.

Not that the layout matters all that much, as an overhaul would seem to be in order. The listing — from Corcoran brokers Deborah Rieders and Sarah Shuken — notes that an additional floor could theoretically be constructed because of the building’s excess FAR. Any such proposal would, of course, be subject to Landmarks review.
In short, there’s potential here for, as the listing puts it, a buyer with “a design vision that surpasses the limitations of normal brownstone living.”
Whether such a blank slate merits a $3.95 million price tag is another matter. What do you think? What would you do with the place?
