Brooklyn Real Estate Six Months Later: Two Sold, One in Contract, One off the Market

Another week, another look back at four of our featured listings from six months ago, focusing on homes in Park Slope, Greenpoint, Red Hook and Flatbush’s Fiske Terrace. How did they fare?
Starting off, this spacious co-op on the top floor of a four-story walkup at 422 2nd Street in Park Slope is flush with original woodwork and has a renovated kitchen and bathroom. The especially hospitable layout reflects the fact that the unit was built as an apartment originally. This former Co-op of the Day sold in February for $1.195 million, which was $100,000 below the asking price.
Next, you might not guess that behind the remarkably anodyne, standard-fare facade at 76 Green Street in Greenpoint is a sybaritic modern architectural fantasia — or that it replaced a rare, fully intact Greek Revival clapboard exterior with all its original details. The compound’s ultramodern renovation is beautiful, but it lost some historical character in the process. This former House of the Day is currently off the market.
In Red Hook, we have a modernized semi-detached home, which has something of a Spanish colonial feeling on the street with its white painted bricks and border and masonry balustrade. No parking spot is mentioned but it’s implied by the gate under a large cantilevered balcony. This Open House Pick sold in January for $1.55 million, which was $100,000 under the asking price.
Finally, sharply updated in the latest fashion in its kitchen and bathrooms, this sprawling early 20th century Fiske Terrace shingled house with a peaked ogee roof and wraparound porch has wonderful preserved details inside and out. It also has its own driveway and a two-car garage in back. This former House of the Day entered contract in February.
