Here’s a look at how four of our featured listings in Park Slope, Cobble Hill and Crown Heights from six months ago fared on the market.
Here’s a look at how four of our featured listings from six months ago fared on the market.
First, an Axel Hedman-designed Crown Heights brownstone that needs work, and probably a lot of it, but could possibly polish up quite nicely. Built circa 1899, it’s in the Crown Heights North Historic District, at 995 Sterling Place. This former House of the Day is still available with another broker for $2,382,705, which is an increase of $683,705.
Next, a 19th-century Italianate brick townhouse looks to be in fine shape and offers a good deal of space in a prime Cobble Hill location, with a width of 25 feet. At 364 Clinton Street in the Cobble Hill Historic District, and dating to 1872 according to the listing, it has an apartment on each floor and thus seems best suited as an investment property. This former House of the Day is currently in contract.
After that, there’s a two-bedroom duplex co-op at 120 Prospect Park West that has all the late 19th century details anyone could ask for: ornate wood mantels, intricate inlaid floors and built-ins, including a floor-to-ceiling bookcase with sliding glass doors. This former Co-op of the Day is still available for $2.3 million.
And finally, a limestone with a barrel front and an enclosed garage at 71st Street in Dyker Heights. It’s a two-family with a floor-through apartment on each floor, with a finished basement with a kitchenette and a half-bath. This former Open House Pick sold in December for $1.38 million, which was $108,000 below the asking price.
